Twin Arch Faces Uncertain Future
The Twin Arch Motel at 521 N. College Ave. in Fayetteville is on the market for $235,000, and depending on who buys it, may or may not survive.
The 12-unit, 1950s hotel nestled on 0.54 acres downtown is in such bad shape that when the property sells, the building will probably be demolished, said listing agent Philip Schmidt of Flake and Kelley Commercial Northwest of Springdale.
But there’s been interest from potential buyers who want to keep it as a hotel, convert it into a bed and breakfast, or a mini-strip of boutiques.
“It’s probably a tear-down,” Schmidt said. “But who knows. It could go either way. I think something could be done there, but it’ll take the right person.”
The hotel was bought for $105,000 in July 2012 by Thomas Harding and Garrison Roddey through their Community Development Partners LLC, which had planned to renovate the structure. Originally located on 0.34 acres, an adjacent 0.2 acres south of the hotel was added to the property to make it more desirable, said co-listing agent Jordan Jeter.
