Bentwood Estate in Fayetteville Registers $4.2 Million Sale

A 14,700-SF estate in the Ridgewood addition of Fayetteville came off the market recently in a sale worth $4.2 million.

Jon and Joanie Dyer bought the property on Bentwood Lane from Jim and Merry Lee Phillips.

City Title & Closing LLC of Fayetteville was the closing agent.

Ginger Campbell was the listing agent and Kristen Boozman was the selling agent. Both are with Portfolio Luxury Real Estate of Rogers.

The European-style home just south of the intersection of Zion and Old Missouri roads is situated on 3.64 acres and features a heated nine-car garage. It was built in 2007 by Commerce Construction Co. of Springdale and has five bedrooms and nine bathrooms.

Other amenities include a stained wood-paneled elevator, theater room with 138-inch projection screen, “smart home” technology throughout, heated saltwater pool and spa, 3,500-bottle wine cellar and natural-gas-powered emergency generator with V-10 engine.

 

Restaurant Development

A restaurant development in Fayetteville is in motion after two land deals totaling $1.45 million.

Whataburger Real Estate LLC of San Antonio, Texas, bought the 2,060-SF former E-Z Mart gas station, 0.94 acres, at 1956 W. Martin Luther King Blvd. for $850,000. The seller was Stephen LaFrance Pharmacy Inc. of Little Rock, through its AJMATS-LP AR LLC.

LaFrance paid $720,000 for the property in September 2012.

Whataburger also purchased an adjacent 0.55-acre lot and 1,537-SF building at 1920 W. Martin Luther King Jr. Blvd. for $600,000. Brandt and Leslie Barnes were the sellers.

Alan Cole with Colliers International of Bentonville represented the sellers.

Jordan Jeter with Flake & Kelly Commercial Northwest of Springdale represented the buyer.

Whataburger, founded in 1950 and known for its made-to-order burgers, is a privately owned fast food chain with more than 750 locations in 10 states.

A company spokesman said construction is expected to begin next spring.

 

Dollar Deal

An 8,862-SF retail property in Fayetteville recently changed hands in an all-cash deal worth $1.25 million.

The Berman Family Trust of Encino, California, bought the Dollar General development at 1221 S. School Ave.

Mike and Brenda Price, through their South School Properties LLC, were the sellers.

Jordan Jeter with Flake & Kelley Commercial Northwest of Springdale brokered the deal.

Price bought the 0.61-acre lot from Roger and Judith Israel in August 2007 for $1 million.

The single-story building was built in 2009.

 

Dover Drive Home

A 5,818-SF home in Phase I of the Pinnacle subdivision recently sold for $1.23 million.

Nathan and Serena Smith bought the home on Dover Drive from Martin Brooks and Teryl Brooks.

State Farm Bank, FSB in Earth City, Missouri, provided financing with a 30-year mortgage of $850,000.

Mercury Title LLC in Rogers was the closing agent.

Martin Brooks, executive broker with Fayetteville-based Coldwell Banker Harris McHaney Faucette, designed the house and was the selling agent.

The five-bedroom home was built in 2013 by David Harris Construction Co. of Rogers.

Amenities include a theater room, game room, covered outdoor patio with real masonry fireplace and outdoor kitchen.

Brooks bought the 0.96-acre lot in August 2012 for $285,000. Wesley and Michealle Cottrell were the sellers.

Cottrell paid TransMontaigne Product Services Inc. $120,000 for the lot in January 2002. 

 

Multifamily Move

A 50-unit multifamily property in Siloam Springs recently sold for $1.2 million.

GES Investments Inc., led by Scott Gentry and Vincent Gentry, bought the 37,498-SF property at 620 Highway 16 East.

GHS Summer Hill LLC, whose members include Scott Gentry, Vincent Gentry, David Holt and Derrick Reed, was the seller.

First Bank in Siloam Springs helped fund the acquisition with a commercial mortgage of $960,000.

Realty Title & Closing Services LLC was the closing agent.

The 5.17-acre Summerhill Apartments development was built in 1972, and 16 units were remodeled in 2007 and 2008.

The property appraised in 2012 for $1.23 million. On-site amenities include laundry, playground and basketball court.

GHS acquired the property in August 2012 for $900,000.

 

Altamonte Abode

A 6,528-SF home in Phase VII of the Shadow Valley subdivision of Rogers recently sold for $875,000.

Brett Dye bought the South Altamonte Road property from James and Mary Ann O’Donnell.

Simply Home Lending Inc. provided the financing.

Nicky Dou with Keller Williams Market Pro Realty in Bentonville was the listing agent.

City Title & Closing LLC of Fayetteville was the closing agent.

The home was built in 2010 and appraised in 2013 for $830,200.

O’Donnell paid $850,000 for the home in August 2010. Tanglewood Homes Inc., led by John R. Tidwell, was the seller.

Tanglewood bought the 0.38-acre lot from the C.R. Reaves Family Limited Partnership in October 2009 for $125,000.

 

Agency Acquisition

A 5,040-SF commercial asset in Rogers recently sold for $450,000.

R&P Holdings Co. LLC of Joplin, Missouri, bought the office building at 811 N. Dixieland Road.

JB Properties LLC, led by Roland Julian and Brad Bridgers, was the seller.

First National Title Co. in Bentonville was the closing agent.

Julian and Bridgers are president and vice president, respectively, of Rogers Insurance, the building tenant.

Bridgers said the agency will be moving to a new, undetermined location.

The single-story building was built in 1998 and appraised in 2011 for $401,050.
