Washington Regional Finds Buyer for Brookstone in $5.15M Deal

A 61-bed assisted living facility in Fayetteville tipped the scales at $5.15 million.

Brookstone Manor LLC, led by Michael McLean, bought the 3.6-acre Brookstone Assisted Living Residence at 415 E. Longview St. 

Washington Regional Medical Center of Fayetteville was the seller.

Bronson Abstract Co. of Fayetteville was the closing agent.

Brookstone also entered into a lease agreement with Summit Properties-Brookstone LLC, managed by Richard A. Williams.

WRMC bought the land for the development from Harry and Patricia Smith in September 1992 for $1.3 million.

The 42,500-SF development opened in September 1999.

WRMC will use the money from the sale to help establish an in-house neuroscience institute.

 

Cottonwood Activity

A commercial property in the Cottonwood Village addition of Bentonville tipped the scales at $4.27 million.

North Carolina-based Morningstar Mini-Storage, through its MSC Bentonville LLC, bought the self-storage facility at 2110 S.E. J St.

Total Storage AR LLC was the seller.

The development includes a 3,600-SF office/residential building and six storage units totaling approximately 85,370 SF.

First National Title Co. in Fayetteville was the closing agent.

 

Convenient Sale

A 5,000-SF convenience store in Bentonville changed ownership in a sale-leaseback deal worth $3.17 million.

Jack Pearce Inc. of Wichita, Kan., bought the Kum & Go development at 800 S.E. J St.. The store opened Oct. 25.

Kum & Go LLC of West Des Moines, Iowa, through its KG Store 416 LLC, was the seller.

The State Bank of Kansas financed the deal with a five-year mortgage of $2.40 million.

Waco Title Co. of Springdale was the closing agent.

 

Kestrel Abode

A 4,400-SF home just south of Mount Sequoyah Woods in Fayetteville has a new owner after a $1.42 million sale.

Joseph and Paula Como bought the three-bedroom home on South Kestrel Lane from Thomas and Ramona Jones.

Lenders Title Co. of Fayetteville was the closing agent.

The home was built in 2007 on 4.32 acres.

 

Wellington Sale

A commercial shopping center in Bentonville tipped the scales at $1.37 million.

Sopheak Srunn, through his BJ Investment Group LLC bought the retail development at 100 S.W. 14th St. from Wellington LLC, led by Allen and Laney Sharp.

Innovative Capital Advisors LLC of Illinois helped fund the acquisition with a mortgage of $1.03 million.

Realty Title & Closing Services LLC of Rogers was the closing agent.

The 13,050-SF building, known as Wellington Square, was built in 2002. Tenants include Sprint, Merle Norman, Ultimate Tan and Fast Frame.

The property last appraised in 2011 for $1.03 million.

The 1.26-acre development was tied to a 10-year, $1.28 million mortgage in March 2005 from Cross County Bank of Wynne.

 

Summersby Home

A 7,000-SF home in the Summersby addition of Fayetteville has a new owner after an $850,000 sale.

Adrian and Tanya Bodishbaugh bought the six-bedroom home on North Montview Drive from Gene Arnold and Karen Arnold.

Bancorpsouth Bank of Tupelo, Miss., funded the deal with a one-year mortgage of $550,000.

The gated property sits on two lots and includes a 1,400-SF guest house.

 

Downtown Bentonville Buy

A 3,910-SF commercial building in downtown Bentonville has a new owner after a $675,000 sale.

Ben Butler and John Brownlee, through their Premier Holdings LLC, bought the building at 116 W. Central Ave. from Richard G. Sellers and Carrie Cynthia Schultz.

First Western Bank in Rogers backed the deal with a mortgage of $660,000.

First National Title Co. of Bentonville was the closing agent.

Katie Voldeng with Coldwell Banker Harris McHaney Faucette in Rogers was the listing agent.

The building was built in 1904 and is 100 percent occupied. It includes an upstairs apartment with two bedrooms, offices and full bathroom.

Fitness Hoop Dancing is the tenant of the downstairs space.

Sellers bought the property in September 2005 for $459,000. Grant Harasyn was the seller.

 

Polo Property

A 4,992-SF home in the Polo Country Estates subdivision east of Fayetteville recently sold for $625,000.

Samuel and Kelly Rothschild bought the home on Chukker Drive from the Travis Woods Revocable Trust.

The deal was partially funded by a 30-year, $417,000 mortgage from Mortgage Services III LLC of Illinois, and an $83,000 loan from TCF National Bank in Illinois.

Realty Title & Closing Services LLC in Springdale was the closing agent.

The four-bedroom home was built on two acres in 2003.

Woods bought the home in January 2005 for $650,000 from Miles and Catherine Eggart.

 

Chapel Hill Sale

A 3,775-SF custom home in Phase I of Bentonville’s Chapel Hill neighborhood recently sold for $580,000.

Steven and Amy Sanders bought the home on Northeast Chapel Hill Drive. John Drechny IV and Debra A. Drechny, trustees of the Drechny Family Trust, were the sellers.

Arvest Bank of Fayetteville funded the deal.

Waco Title Co. of Springdale was the closing agent.

Drechny bought the property in September 2009 for $30,000. Chapel Hill Associates LLC, managed by Donna Smith, was the seller.

 

Cleburn Abode

A remodeled home a block from Wilson Park in the Roy Adams subdivision of Fayetteville recently drew a $485,000 sale.

Carla Tyson bought the 3,400-SF home on Cleburn Street from Jimmy and Jeanie Hill.

Realty Title & Closing Services LLC of Fayetteville was the closing agent.

The four-bedroom home was built in 1996 at 2,725-SF.

Hill bought the property in June 2000 for $259,000. Larry and V. Nell Taylor were the sellers.

 

Hillcrest Purchase

A 5,650-SF office building in north Fayetteville recently sold for $475,000.

Gary Nichols, through his Hillcrest Holdings LLC, bought the 5,650-SF office building at 1023 E. Millsap Road.

First Federal Bank of Arkansas, based in Harrison, was the seller. The building previously housed a First Federal Bank Loan Center.

First Federal bought the building in January 2002 for $500,000.

 

Saddleridge Sale

A 3,012-SF home in Springdale’s Saddleridge Estates recently sold for $378,250.
