Fayetteville Residents Come Home to Covington

Leigh Ann Branch doesn’t have to work too hard to sell a home in Fayetteville’s Covington Park subdivision; it will usually sell itself.

The 11.6-acre wooded subdivision on East Township Street has a long list of perks that Branch, an executive broker and senior vice president with Lindsey & Associates Inc., said appeals to a wide variety of people.

There are five phases in Covington Park but Phases III and V are still being built out and sold, so the Business Journal profiled the 139 homes in Phases I, II and IV.

Those homes have a total combined valuation of $60.7 million, according to 2007 appraisals, and have a combined total area of 471,868 SF.

The average appraised value of a home in the three phases is more than $439,531.

The average home is about 3,394 SF.

The average valued price per SF in Covington Park’s three phases, including land, is about $129.

Branch has sold between 10 and 15 homes in Covington since it was developed in 1999, and Christine Cook, sales associate for Lindsey & Associates, has sold about half that number. Branch said she has seven homes for sale in the 170-parcel subdivision.

Vandergriff Elementary School and McNair Middle School are both within walking distance of the subdivision.

The park and community areas provide room for play and speed tables and sidewalks create a pedestrian-friendly neighborhood.

“I had a family that was moving in from Florida and the mother said she wanted to live somewhere that her children could play outside, meet other children and where she could meet other parents,” Branch said. “I instantly thought of Covington Park and they ended up buying a home in the subdivision.”

The neighborhood’s numerous trees and rolling hills are a deviation from the small, flat lots in other subdivisions.

And, Cook said, the neighborhood’s proximity to both Crossover Road and Mission Boulevard is appealing to those who want easy access to the city.

Area contractors have also taken advantage of the appeal of Covington Park. There were 92 speculative homes built in the subdivision’s first, second and fourth phases. All have sold. At least 23 residential builders have built speculative homes in the subdivision (see list, p. 25).

Four out of the subdivision’s five phases are full and homes in the development’s unfinished phase are attracting buyers quickly.

Dirt Work

Gary Atha and Don Cozart sold the first parcel in Covington Park in 1999 through their TAJJMM K Farm Inc. entity.

Both Atha and Cozart declined to be interviewed for this story, though Cozart offered some perspective on its success:

“It was a success because I spent $450,000 and put a road through to the school. It was successful because of the location. And because of all those people from Proctor & Gamble.”

Phases I and II were opened in 1999. Phase III followed in 2003 and Phase IV followed shortly after.

Amy and Mike Driver, through their SDSJ Properties entity, recently developed six lots on the east end of Township Street. The addition is considered Phase V of the subdivision.

The lots vary in size from 0.29 acres to 0.50 acres and start at $120,000.

The streets in the subdivision’s first two phases were dedicated in 1999. Township was extended into the subdivision, giving residents a straight route to Arkansas Highway 265.

In 2003 Covington Park Boulevard was completed. The new road gave residents direct access to Arkansas Highway 45 and Vandergriff Elementary School, which opened four years before the subdivision was developed, and McNair Middle School, which opened one year after construction in the neighborhood began.

Jeff Martin, owner of Martin Co. Custom Homes, said he has built 12 homes in the subdivision and is constructing his third personal residence in the subdivision. Martin built the first speculative home in the development and recently completed construction on an 8,000-SF home for a couple that relocated to the area from California. His current project is the second-to-last home to be built in the subdivision’s original phases.

Stoney Creek Custom Homes Inc. will construct the final home in Phase I.

Lots range in size from 0.21 acres to 0.59 acres and originally sold for $42,000 to $78,000.

Covington Park’s covenant requires all homes to be a minimum of 2,700 SF and all home exteriors must have a minimum of 80 percent masonry.

The subdivision has a French country feel but there are no style requirements for the homes.

David Mix, of Bassett Mix & Associates Inc., said he has had great success selling homes in Covington Park.

“We do a ton of business in Covington Park,” Mix said. “I think it’s a great neighborhood that has a lot of family-friendly features. Before the market slowed we traditionally sold homes in the neighborhood in less than 30 days.”

Mix’s current home is listed at $423,500. The 3,393-SF home appraised for $418,200 in 2007.

Block Party

The residents of Covington Park enjoy getting together. Several times a year the neighborhood comes together for block parties and social gatherings.

The Covington Park property owners association works very hard to make sure all families and residents feel welcomed and included in the neighborhood, Cook said.

During the summer months residents gather for food and drinks in one family’s driveway, she said.

Mothers throw a party at the start of each school year for children about to start kindergarten and an Easter egg hunt is held in one of the neighborhood’s cul-de-sacs during Easter weekend.

Other holidays are celebrated with a gathering in the park and during the warm months inflatable play equipment is brought in.

“There is always a family moving in or out of the neighborhood and the residents always try really hard to make everyone feel welcome,” Mix said. “You don’t see that kind of neighborhood cohesion, it’s pretty rare in Fayetteville.”
