Lindsey Constructs Bentonville Complex (Real Deals)

Lindsey Construction recently purchased 16 building permits valued at $12.6 million for the Copperstone Apartment Complex being developed by Lindsey Management Co. located off Arkansas Highway 102 in Bentonville.

The 16 building, 188-unit complex will sit on 28.78 acres and will be joined to the Laurynwood residential subdivision.

Each unit will include a full-sized kitchen, washer and dryer units and will have central heating and air conditioning.

The facility will include a swimming pool, fitness center and a full-time management staff.

Rental rates for the units have not been determined.

World’s Largest Under Construction

The world’s largest World Gym is under construction in Lowell.

The 47,600-SF, $5 million project is located near the intersection of U.S. Highway 71-B and Pleasant Grove Road.

Mike Charlton of Charlton Development Co. is developing and overseeing the construction of the gym. Once completed, the gym will be leased to Rhett Garner, who operates the World Gyms in Bentonville and Fayetteville.

Amenities in the gym will include an outdoor pool, an indoor pool, an indoor kiddy pool, a hot tub and sauna, two racquetball courts, men’s and women’s locker rooms, an outdoor basketball court, an open weight/cardio area and a track.

The facility will have 30-foot ceilings with a mezzanine area that will include the running track.

Wil-Shar Steel Erectors will erect the building’s steel frame, Wachter Electric will complete the electrical sub-work and Clary Plumbing will complete the plumbing sub-contractor work. Benham Companies designed the facility.

The anticipated opening date for the gym is spring 2008.

Steak House Set for Rogers

Kansas-based Zernco Inc. recently acquired a $1.3 million building permit for the new Texas Land and Cattle Steak House restaurant located at the Pinnacle Hills Promenade in Rogers.

The 8,021-SF, stand-alone restaurant is set to open in early 2008 and will include a bar.

Dire Electric completed the electrical work, Professional Air Systems Inc.completed the HV/AC work and North Star Plumbing & Construction Inc. served as the plumbing sub-contractor.

The LoneStar Steak House Corporation of Wichita, Kan., is the developer for the project. The company is leasing the land for the restaurant from General Growth Properties, registered agent of Rogers Retail LLC.

Mathias Builds Retail Space

M.P. Construction of Springdale purchased three building permits for a total of $1.98 million for commercial construction on Steamboat Road in Fayetteville.

The retail space is being developed by Mathias Properties and is part of their 100,000-SF Wedington Place development, anchored by Harps.

The building permits issued were for work occurring on units located at 1261, 1267 and 1271 Steamboat Road, for a total of 38,000 SF.

M.P. Construction is serving as the general contractor for the project. Concrete Services of Northwest Arkansas Inc. is completing the concrete work for the site.

Churches Swap Location, Congregation

The Bible Baptist Church of Rogers purchased the existing Rogers First Church of the Nazarene building located at 1599 W. Olive for $995,000 on September 5.

The First Church of the Nazarene will vacate the Olive Street location the week of Oct. 8 and move to temporary worship site.

The Bible Baptist Church will take over ownership of the building at that time.

The Bible Baptist Church also recently sold its property, located at 3307 N. Dixieland in Rogers, to Richard Wilde, registered agent of Great Northwest LLC, for $700,000.

The two buildings on the property will be used for separate purposes. The building at the back of the property will be used as a school for special needs children and the building on the front of the property will be used as a church.

Partners Purchase Bentonville Office

The partners/owners of the First National Title Co. recently became the owners of the First National Title Co. office in Bentonville.

James Pender, registered agent of the Charlie’s Angels LLC and founder of the Little Rock-based First National Title Co., purchased the 5,632-SF building and the acre of land it is located on for $850,000 on September 4.

John Taylor, through his Airport Road LLC, was the previous owner of the property.

Blood Center Taps Home

The Community Blood Center of the Ozarks recently purchased an existing building located at 3505 S. Thompson in Springdale for $688,000 from Don Worsham, registered agent of Dow Investments LLC, to serve as the non-profit’s new Arkansas operations base.

The 9,000-SF building will house a donation center, distribution center and administrative offices.

The building, which was previously home to Surgical Supply Co., has under gone major renovation to better serve the needs of the Community Blood Center.

The organization’s new headquarters will more than double the space of the previous location.

Single Parent Scholarship Begins Work on New Office

Clinard Construction of Bentonville recently purchased a $680,000 building permit for the new Single Parent Scholarship Fund of Benton County office, located at 2601 S.W. D Street in Bentonville.

The 4,808-SF building will sit on 1.15 acres, which was purchased by the Single Parent Scholarship for $225,000 in August 2006.

Alliance Steel constructed and will erect the building’s steel frame. Arco Excavating will serve as the site contractor, Concrete Services will complete the concrete work on the building, Eastwood Designs will complete the millwork, Bentonville Glass Inc. will handle the glass work, Built-Well will install the dry-wall, Miller Flooring will install the flooring, Midland Plumbing and Mechanical will complete the plumbing work, Advanced Air will handle the HV/AC work and Wilson Electrical will complete the electrical work for the building.

The office building will have a brick exterior and will include seven offices, a conference room and a training room.

A completion date for the project has been set for May 2008.
