Lot by Lot: A Look at 3-Putz’s Stonebriar, Talamore Subdivisions

While three putts usually lead to a bogey or worse, 3-Putz LLC was right on par when developing the Stonebriar and Talamore subdivisions in Bentonville.

The non-gated haven on Arkansas Highway 72 is about four miles west of Bentonville’s Walton Boulevard, making it a close getaway for suppliers to Wal-Mart Stores Inc. and anyone else with the means for a million-dollar home. The least expensive listing in Talamore is $999,999, while homes in Stonebriar are a tad less.

In 2000, 3-Putz — three golfing buddies — began developing the 500-acre parcel. The partners are Dan Dykema, founder, CEO and chairman of ANB Financial N.A. of Rogers, and Chip Gibbons and Rusty Hames, former employees of J.B. Hunt Transport Services Inc. of Lowell and partners in Sable Technology Inc. of Rogers.

The land was part of smaller purchases and the exact amount the group paid for it or the improvements was not disclosed.

Originally, the plan was to develop about 23 home sites near the entrance of what is now Talamore and one of the members would use a flat piece of land through the middle as a landing strip for small aircraft.

However, sales went so fast on the first lots that the plane plan had a crash landing. The group decided to plat out 150 lots on the property and create a second subdivision, Stonebriar.

3-Putz sold 17 lots in the last six months of 2000, 23 in 2001, 49 in 2002, 36 in 2003 and 25 in 2004. Even though some lots were grouped into single transactions, records of the assessor’s office show the group grossing about $14.5 million on the subdivision.

“There really was not anything like that available, so we were not surprised it went so quick,” Dykema said. “There was a niche there. We sold out fairly quickly and the prices have escalated quite a bit since the time we sold out and that was surprising.”

The land laid out perfectly for a subdivision. It had large plateau-type parcels that were lined by wooded ravines, which provided natural boundaries for added privacy between neighbors.

“We thought the setting was perfect for an estates-type development and didn’t see anyone else doing it,” Gibbons said.

Talamore Drive snakes through both subdivisions and features a “round-about” at Stonebriar’s main interchange. To get to Talamore Subdivision, residents drivethrough the heart of Stonebriar and then cross a covered wooden bridge. Streets are lined with sidewalks.

The timing was perfect for the developers. Shortly after purchasing the land, “Two-Ton” was built. The Benton-Washington Regional Public Water Authority’s plant allowed a line of access to city water, only improving the value of the land.

“If that hadn’t happened, I don’t think you would have seen the kind of development that’s out there now,” Dykema said. “That ended up working pretty good for us.”

Mulligans
Like the homes, lots in Talamore are much larger than Stonebriar. Talamore’s lots range from 2.02 acres to 11.6 acres and Stonebriar’s range from 1.03 acres to 2.9 acres.

While the size of the lots was the most unique aspect, it also was one of the things the developers now wish they would’ve done differently.

“Man, why did we build that lot so big?” Hames asked Gibbons on a recent trip back to the subdivision. “But it made for a great neighborhood.”

Gibbons said construction of the ponds was a problem. Even though people “love to see and be around water,” he called ponds a headache for developers because they are expensive to build and maintain.

Another thing the partners would have done differently is to sit on the lots a little longer. The trio watched lots being flipped at twice what they sold for within a year or less.

“That’s one of those things, ‘Gosh, why didn’t we have the prices higher?'” Dykema said. “But we were able to sell out quickly and did it in fairly small phases, so we never really had any of the ‘Oh my gosh, if we don’t sell these lots, we’re going to be in trouble.’ We knew it would sell.”

Of the 150 lots in the two subdivisions, 93 are in Talamore and 57 in Stonebriar. There are 111 homes constructed by more than 20 builders, according to the Benton County assessor’s office. Several more homes are under construction on the remaining 39 lots, only five of which are in Stonebriar. All building plans must be approved by the Property Owners Association.

There should have been four more lots in the subdivisions, but the developers were unable to purchase Lots 4-6 of Stonebriar from the owner. Now, some shrubs are planned between that home and Stonebriar to show separation. Lot 89 of Talamore was apparently split between adjoining lots.

Developers declined to comment on the missing lots.

Total value of homes in Talamore/Stonebriar combined is about $75.9 million, according to 2006 appraisals. The total value of the 52 homes in Stonebriar is $22,944,800 for an average of $441,246 each.

The total value of the 59 homes in Talamore is $52,951,950 for an average of $897,491 each.

The average size of homes in Stonebriar is 3,651 SF while Talamore’s homes average 5,686 SF.

“We saw two different price points and that’s why we did both [subdivisions],” Dykema said. “At the time, the land at the back was more treed and was much prettier property, so we kind of envisioned those lots being bigger with bigger houses.”

The end result of what started as raw land seven years ago is exactly what the developers had in mind. Originally, realtors told the developers they were building too far out of town and it would never sell. Now, there are master-planned communities going in past Stonebriar/Talamore on Highway 72.

“There was nothing out here,” Hames said. “But we thought people might want bigger lots, and I guess we were right.”

The Numbers
Talamore and Stonebriar marks the 11th time the Business Journal has profiled a neighborhood in either Benton or Washington counties. The total number of homes profiled including the 111 in Stonebriar/Talamore is now 695. The 12,040-SF home owned by the Joseph A. O’Connor Trust in Talamore is the largest house ever profiled.

Prior to this year’s profile, the largest home was Bob and Linda Gaddy’s 11,322-SF home on Lover’s Lane in Fayetteville. Data pertaining to individual residences in this year’s report was obtained from public records in the Benton County assessor’s office. Lots without homes have not yet been assigned addresses.
