Nabholz Negotiates Gravette High School (Real Deals)
Nabholz Construction Corp. of Rogers recently started construction on the new 127,500-SF Gravette High School, a $15 million project off Arkansas Highway 72 East in Gravette. The project is expected to be complete for the 2006 school year.
Crafton Tull & Associates Inc. is the architect. Green Anderson of Fayetteville is the electrical/mechanical engineer and BLR Group of Kansas City is the structural engineer.
The plans call for a 6,000-SF cafeteria, 8,000-SF practice gymnasium and a 650-seat auditorium with a full stage and fly system. The new school will also have a vocational/agricultural classroom in addition to a commercial nutrition lab and special drama classroom.
Arkansas Dream Builders To Finish Out Clabber I
Arkansas Dream Builders of Farmington recently bought 15 building permits valued at a combined $2.5 million to build homes on the 27 remaining lots in Phase I of Fayetteville’s Clabber Creek subdivision. The development is off of Rupple Road.
ADB is the general contractor on the lots, which average 0.25 acres.
The construction is being financed privately. Homes will range from 2,200 to 2,500 SF and sell from $108 to $110 per SF. The units will feature hardwood flooring, tile and granite countertops.
ADB is also building in the Lochmoor Club and Allencroft subdivisions in Bentonville.
Sellers Makes Metro Market
Sellers Properties of Springdale recently bought a building permit valued at $2.3 million to build a 40,000-SF building in the Metro Market business park on the corner of 28th Street and Walton Boulevard in Bentonville.
The building features a curved-wall facade, and its space will be marketed to national retail stores. The eight-acre property is being developed by Ken Ewing and Matt Mawby of Marishamatt LLC and Skinnywater LLC. The developers are personally financing the project.
The architect is Collins Haynes, and the engineer is CEI Engineering Associates Inc. of Bentonville.
Space will lease from $17 to $19 per SF. The leasing agent is Steve Fineberg of Lindsey & Associates Inc. in Rogers. Marishamatt and Skinnywater bought the two tracts of property in April from Dave Covington of Overland Development and the Marvin Gray Trust for $1.05 million.
Easterling Claims Clabber II Lots
John Easterling Construction Co. of Springdale recently bought eight building permits valued at a combined $1.7 million to build homes in the Clabber Creek subdivision off Rupple Road in Fayetteville.
Michelle Easterling of Easterling Real Estate & Construction in Springdale will be the listing agent. Homes in Clabber Creek’s Phase II will have a slightly larger SF range than the homes in Phase I and will feature more upscale finishes.
The homes will range from 2,100 SF to 3,000 SF and sell from $220,000 to $334,000.
They will feature fully sodded yards, architectural shingles, solid-surface countertops, crown moldings, marble/granite tile flooring, stainless steel appliances, gas stoves, and security and multimedia wiring.
First Security Bank of Springdale is financing the construction.
Easterling hopes to have the homes finished by January and is also building in the Stonewood subdivision off Arkansas Highway 265 in Springdale
Nickell Climbs High in Sienna
Aaron Nickell Homes of Lowell recently bought 18 building permits valued at a combined $1.7 million to build homes in Centerton’s Sienna subdivision. Sienna has entrances on both Arkansas Highway 102 and Main Street in Centerton.
Woodworks Plus, which was owned by Aaron Nickell, changed its name to Aaron Nickell Homes in May. The new entity will eventually build 86 homes for Sienna Estates LLC in the first phase of the subdivision.
Sienna secured an $11.6 million construction loan in November through First Security Bank of Rogers for the project.
Sienna Estates, of which John David Lindsey is a principal, is the developer of the first 106 lots at Sienna. Sienna Estates bought the lots in November 2003 from Home Town Developers LLC, of which Gary Combs and Neil Johnson are members.
Bob Moore of Mastercraft Builders & Developers LLC recently bought 12 building permits valued at a combined $1.6 million to build homes in Sienna Phase I.
Lots at Sienna will range from 0.22-0.27 acres and have homes ranging from 1,500-1,700 SF. Homes will sell from $135,000 to $153,000. There are 25 different floor plans for the homes.
Castlestone Adds Commercial at Avignon
Castlestone Builders of Bentonville recently bought two building permits valued at a combined $972,000 to build two 6,000-SF office buildings in front of Bentonville’s Avignon subdivision and US Highway 71 business.
Burckart Real Estate Inc., of which Bob Burckart is the owner, is the developer of the 1.5-acre piece of residental/ commercial land. Burckart said lease rates haven’t been determined yet, but he’ll probably lease the office space for about $15 per SF.
Mangold Architecture & Construction Inc. of Rogers is the architect. Morrison Shipley is the engineer. Delta Bank & Trust of Bella Vista is financing the construction.
Lillich Licks City Office
Lillich & Bossler Inc. of Siloam Springs recently bought two building permits valued at a combined $821,200 to build a warehouse and office space for the city of Bentonville’s electric department. The 19,200-SF warehouse is located at 3000 S.E. “F” St., and the 2,400-SF office is located at 608 S.E. 3rd St.
Garver Engineering of Fayetteville is the engineer on the project, and Robert D. Berry of Eureka Springs is the architect.
Lillich & Bossler is also the general contractor on a 6,700-SF addition to the Harris Bakery in Rogers. Crafton & Tull is the architect and engineer on that project.
Newman Nails Dental Clinic
Tom Newman of Fort Smith bought a building permit valued at $600,000 in August to build a 6,300-SF dental clinic at 8700 S. 36th St. in Fort Smith. Newman is the general contractor and developer of the building on the two-acre site.
He plans to build at least one more building that he’ll lease to suit. Brite Now Corp. of California will manage the new state-of-the-art facility that will feature digital dental equipment.
Simmons First Bank of Fort Smith is financing the construction. Mitchell Architects of Tulsa designed the building and Ruffin Building Systems of Oak Grove, La., was the structural engineer.
Baldwin & Shell Banks on Northhills
Baldwin & Shell Construction Co. of Rogers recently bought two building permits valued at a combined $569,327 to remodel the labor and delivery area and geriatric clinic at Washington Regional Medical Center off Northhills Boulevard in Fayetteville.
Baldwin & Shell is the general contractor on the 3,700-SF labor and delivery room and 5,500-SF geriatric clinic. The geriatric clinic is located in the medical office building, and the labor and delivery room is located in the hospital building.
Cromwell Architects Engineers of Fayetteville is the architect and engineer on both projects.
Riley Rocks New Homes
Don Pearson of Fort Smith bought a building permit in August valued at $435,000 to build a home in Phase II of The Highlands at Riley Farm. The Highlands is a part of the Riley Farm subdivision off U.S. Highway 71 South in Fort Smith.
The 514-acre subdivision includes about 400 residential sites, of which four lots remain for sale, in addition to a gated community with 27 home sites and 12 acres of commercial land.
Pine Meadow Inc., of which Paul Walker and Ronald Rouse are partners, is the developer of the subdivision. Walker and Rouse developed three phases of Skyline Estates in addition to the Brooken Woods subdivision, both in Fort Smith.
First National Bank of Fort Smith financed the development. Pine Meadow was also the general contractor on all the homes in the gated portion of the subdivision, which features units from 1,028 to 2,124-SF that sell from $225,000 to $255,000. Eleven of the 27 lots in the gated community already have home starts.
About 24 builders have contracted homes in Riley Farm that range from 1,800 to 3,000 SF and sell from $175,000 and up. The largest home is more than 7,500 SF. Lots range from one third of an acre to three acres.
The homes already under construction are primarily in the half-acre, $250,000 and up range.
Mickle Wagner Coleman Engineering Inc. of Fort Smith engineered the plat for the entire site.
Eastbound Sees Sun Rise In Center
Eastbound Enterprises LLC is nearing completion of a 10,000-SF retail center valued at $327,000 off Main Street in Siloam Springs. David Hall of Gentry and Bill Lyons of Siloam Springs are partners in Eastbound. H & R Block and Protocol Computer Services will occupy 2,000 SF of SunRise Plaza, respectively.
The remainder of the space will lease from $9.50 per SF annually. Eastbound is acting as its own leasing agent.
The “white box” spaces have completed light fixtures and ceilings and include a $2,000 allowance for flooring of the tenants choice.
Civil Engineering Inc. of Siloam Springs is the engineer. First Federal Bank of Tontitown financed the 1.1-acre development.
