Frez-N-Stor Will Have More (Real Deals)

Team Group Ltd. of Dallas bought a building permit on April 7 valued at $4.5 million to build a 93,000-SF addition to the Frez-N-Stor Inc. facility off Porter Street in Springdale.

Frez-N-Stor is owned by the David Evans family of Springdale.

The addition will connect to the Evans’ existing 150,000-SF facility. When construction is complete in November, Frez-N-Stor will relocate its office entrance to Porter Street from the opposite side of the building at 311 W. Sunset Ave.

Frez-N-Stor is a quick-freeze facility that serves Northwest Arkansas’ poultry industry, and the addition is expected to help make it one of the most up-to-date in the area.

First Tennessee Bank of Memphis is financing the construction. Team Group Ltd. — which is owned and operated by Gene Millar, Gene Coker and Andrew Bowser, all of Dallas — will serve as the general contractor, engineer and architect.

Mathias Vies For Vaughn Apartments

James Mathias of Mathias Construction Inc. in Springdale recently financed a $2.48 million construction loan through First Western Bank of Fayetteville to build 180 apartment units off Arkansas Highway 12 in Bentonville.

Mathias has already started site work on the nine-acre development that will be named Vaughn Apartments. He is waiting for approval from the city to meet certain infrastructure requirements.

The one- and two-bedroom units will be 600-900-SF and rent from $495-$595. Keystone Consultants Inc. of Springdale is the engineer. Mangold Architecture & Construction of Rogers is the architect.

Jones Builds Duplexes On Carondolet Street

Jim Jones Construction Co. of Lowell bought four building permits on March 2 valued at $772,832 to build four duplexes in the Fox Field subdivision on Springdale’s Carondolet Street. The development is just off County Line Road.

Chris and Kerri Elder of Elder Construction Co. in Springdale are the developers of the 55-lot subdivision. The duplexes in the 20-acre complex range from 1,100-1,300 SF per unit and will sell from $149,000-$181,000 for the whole duplex.

Jim Jones is building 27 duplex units, and Elder is building the rest.

Arvest Bank-Springdale is financing Jones’ construction. ESI Inc. of Springdale engineered the plat. The duplexes are slated to be complete by July.

Kinco Connects With Landers Chevy

Kinco Constructors Inc. bought a building permit on April 5 to build a 3,400-SF Hummer showroom building for Landers Chevrolet North in Fayetteville. The buillding, valued at $750,000, is located at 1253 W. Showroom Drive.

Kinco will also soon begin construction on a 23,200-SF addition to Landers detail and auto body shops. The Hummer dealership currently uses the Chevrolet showroom. The construction will be financed internally. Landers Chevrolet is owned by Landers Auto Sales Inc. of Little Rock, which is a wholly-owned subsidiary of publicly traded United Auto Group.

Black Corley & Owens Architects of Benton is the architect for both the dealership and shops. I.C.E. Inc. Consulting Engineers of Little Rock is the structural engineer. Crafton Tull & Associates Inc. of Rogers is civil engineer. The Hummer dealership is scheduled to be complete by September, and the detail and auto body shop should be complete by November.

Frank Fletcher Gets New Kia Digs

Crossland Construction Co. of Rogers recently bought a building permit valued at $732,984 to build a 15,000-SF facility at 2901 Moberly Lane in Bentonville.

The building will house the new Kia dealership building for Frank Fletcher Honda. Geary Engineering of Bentonville is the mechanical and electrical engineer. Morrison-Shipley Engineers of Lowell is the civil engineer. Taggart Foster Currence Gray Architects Inc. of North Little Rock is the architect.

Once the new dealership is complete, all of the cars on the Honda lot will move to the south of the Honda dealership building and the Kia dealership will take control of the north lot.

K.C. Properties Builds Kid Care

Buildings Inc. of Springdale recently bought a building permit valued at $539,422 to build a 5,500-SF children’s care faciltiy at 3888 Treat Lane in Springdale. K.C. Properties Inc. — owned by Ken Bailey and Carlos Treat, who also own Buildings Inc. — will lease the space to Lois and Virgil Coleman. Coleman’s After School Care will open after the construction is complete in June.

Mangold Architecture & Construction of Rogers is the architect. Geary Engineering of Bentonville is the engineer. The space will feature a play area, basketball goal area, an indoor play structure and classroom space.

Pro Con Pumps Up South Walton Plaza

Pro Con Inc. of Bentonville bought a building permit on March 18 to build a 6,600-SF office building valued at $534,600. At 106 S.E. Executive Drive, the building is in the South Walton Plaza business park, about a mile south of the home office for Wal-Mart Stores Inc.

Richard Werts of Bella Vista, Bob Burckart of Bentonville and Ted Fox of Bentonville are partners in Pro Con. Morisson Shipley Engineers of Lowell is the engineer. Mangold Construction and Architecture in Rogers is the architect.

Pro Con will start construction on four 10,000-SF buildings in South Walton Plaza in the next two weeks. Space will lease from $12 to $15 per SF.

Pro Con is also building a park for tenant use that will feature a professional putting green, tennis courts, a walking track, picnic tables, a gazebo and an indoor fitness center that will offer facial massage and back adjustment services to tenants. There are about 23 lots of the 40 left for new construction in South Walton.

Dixie Signs Off At Signature

Dixie Development LLC of Fayetteville bought a building permit on April 6 valued at $463,880 to build a 17,600- SF office building in the Signature Square shopping center at 2111 S. Old Missouri Road in Springdale. It will be the final building at the 134,500-SF development.

Wittenburg Delony & Davidson Inc. of Fayetteville is the architect. Green-Anderson Engineers Inc. of Fayetteville is the engineer. About 50 percent of the building is pre-leased. It will lease from at a base price of $13 per SF. Whitley Dunn of Dixie Real Estate is the leasing agent.

A Subway Sandwich Shop and a Beautiful Nails shop will occupy1,500 SF each and Take 2 Video will occupy 6,000 SF. Community Bank of Fayetteville is financing the construction.
