The Plaza at Highland Crossing Cooperative of Bella Vista recently secured a $7 million construction loan from Arkansas National Bank of Bentonville to build The Plaza at Highlands Crossing.r

The 6.5-acre site, located just south of Highlands Crossing Center in Bella Vista, will be home to the first nonprofit senior housing cooperative in the state. It is valued at $11 million.r

The 59-unit complex for people age 62 and older will have one- and two-bedroom apartments ranging from 700-1,775 SF. General contractor Oakridge Builders Inc. of Springdale began construction in November.r

The architect is Jordan & Associates of Fayetteville, and the engineer is Design Associates of Fayetteville. Donna Creedon of Building Cooperative Communities LLC of Washington, D.C., is the cooperative’s president. Nancy Leake is the secretary/treasurer of the cooperative and executive director of Community Development Corp. of Bentonville.r

Senior Living Concepts of Bentonville is also a partner in the cooperative.r

Residents will own the complex and act as shareholders. They’ll pay a monthly fee that ranges from $683-$1,550 but can make back their investment upon resale.r

The fee includes all utilities, taxes and maintenance in addition to the Bella Vista POA fees. All units include major appliances, detached covered parking and a separate storage space. A shared community space will include a bar, dining room, activity room, library, office, workout room, woodworking room and guest room. The complex is scheduled to be completed by December 2004.r

Hopper Lands Scottsdale Loanr

Thomas E. and Gloria W. Hopper of Tallgrass Development Inc. recently secured a $9.8 million loan through First Security Bank of Rogers to expand Scottsdale Center in Rogers.r

The expansion includes four buildings and about 150,000-200,000 SF of additional space. Scottsdale Center currently has about 500,000 SF of retail space on 120 acres.r

Hopper recently bought two building permits valued at a combined $3.2 million to build two retail buildings at 269-277 N. 46th St. and 4405-4413 W. Walnut St. Crafton Tull & Associates of Rogers is the architect and engineer and Nabholz Construction Co. of Rogers is the general contractor. All buildings will be open for lease by the end of 2004.r

EWI Expands Care Centerr

EWI Constructors of Fayetteville signed a 330-day contract on Nov. 19 to begin construction on a 22,000-SF addition to the Butterfield Trail Village health care center. EWI plans to begin work on the project by mid-December.r

The existing 22,000-SF structure has 20 new resident units, and 20 more will be added. All rooms will have a sink and toilet. CEI Engineering Associates Inc. of Bentonville is the civil engineer, along with structural engineer ICE Inc. of Little Rock. The architect is Miller Boskus Lack Architects of Springdale.r

The construction is being financed by the Butterfield Trail Village Foundation. Butterfield Trail is a nonprofit, nondenominational retirement community for people age 62 and older. In addition to the center, there are currently 20 cottages and 224 apartments in Butterfield Trail, a complex that opened in 1986.r

The project is valued at about $3 million and will include a specialized design concept for the wing that will be designated for Alzheimer’s and dementia patients. r

For every seven rooms, there will be a kitchen and community assisted-shower room with shared living spaces. In addition, the new wing will form an “L” shape that creates a courtyard with the existing health care center on the southeast side.r

May Procures Pathology Labr

May Construction Co. of Little Rock recently built an 18,000-SF building valued at $3 million at 390 E. Longview St. in Fayetteville. The facility, owned by Northwest Arkansas Pathology Associates P.A., is just east of Washington Regional Medical Center.r

The facility celebrated an open house on Nov. 21.r

Ken Shireman & Associates of Fayetteville was the architect, and Joe Looney & Associates of Lowell was the structural engineer.r

The construction was financed by The Bank of Fayetteville.r

The two-story office houses pathology laboratory facilities and the practices of nine pathologists.r

Bentonville Gets Retail Buildingr

Crossland Construction Inc. of Rogers recently bought a building permit valued at $853,720 to build a 15,245-SF retail building at 2200 S.E. “J” St. in Bentonville’s Cottonwood Village complex.r

Steve Miller at Miller Boskus & Lack Architecture of Fayetteville is the architect. Morrison Shipley Engineers of Lowell is the lead engineer. Crossland is also building a 3,000-SF office/apartment for the storage complex in the development. r

Mark Loibner of Fort Smith is the architect, and Jeff Lee of Fort Smith is the engineer on the apartment. The building is scheduled to be complete in April 2004.r

Whitt Properties LLC of Fort Smith is the developer of the 50-acre Cottonwood Village that will eventually include office retail space, a self-storage facility and two high-end apartment complexes. Basic Construction Co. of Springdale is doing the site work.r

Crossland is still in the bidding process for the remaining development on the site.r

The first nine-acre phase includes a 20,000-SF retail building, one 8,000-SF office building, one 12,000-SF office building, one 108-unit apartment building and the self-storage facility. The apartments, expected to be valued at $7 million, will include one- and two-bedroom units.r

Whitt Properties bought the two parcels totaling 50 acres from Nancy and James Smith and Dorothy and Mark Davidson for $2.2 million in September 2002. Arvest Bank-Fort Smith financed the land purchase and will finance the site development.r

First National Bank of Fort Smith will finance the construction of the buildings. Phase one of the development is expected to be complete by February 2004.r

Tommy Van Zandt of Irwin & Saviers Co. in Springdale is leasing the property. The entire development, when complete, is expected to be valued at about $40 million.r
