Cryovac Building New Rogers Plant

Cryovac Inc. , a subsidiary of Sealed Air Corp. in Saddle Brook, N.J., on June 4 purchased a building permit valued at $7.8 million to continue construction that began May 2 on its Rogers plant.

Dave Swearingen of Crafton, Tull & Associates is the architect for the project, and co-worker Daniel Ellis is the lead engineer. The 176,000-SF facility at 4 Bakaert Drive in the Rogers Industrial Park is scheduled to be completed in late fall.

Cryovac bought the 40-acre lot from Rogers Industrial Development Corp. in March for $1.4 million. The plant will produce shrink film to be converted into packaging for poultry, pork and beef. Both Tyson Foods Inc. and Wal-Mart Stores Inc. are customers of Cryovac.

With production to begin in December 2003, the new plant is expected to create 100 jobs. Sealed Air, a Fortune 500 company with $3.2 billion in 2002 sales, has more than 100 plants and warehouses on six different with more than seven major manufacturing facilities in the United States alone.

Riggins to Begin Springdale Development

Kevin Riggins of Riggins Construction in Springdale purchased 46 building permits at a combined value of $3.8 million to build homes in the Fairfield subdivision. Riggins will be the general contractor and developer for the project.

Fairfield, located off of Porter Road west of Fayetteville’s Bridgeport subdivision, is a 58-acre development. Construction on the first 40 homes began June 23. The homes will average 1500-1600 SF and sell from $140,000-$160,000.

Situated on 0.25-acre lots, the houses will be built in a French-country style and will have crown molding, hardwood floors, sodded yards and upgraded appliances. In addition, Riggins has dedicated six acres to the city of Fayetteville for parks and recreation purposes. Riggins said the price of his homes will make them available to an unserved market in Fayetteville.

Springdale Plans New Country Club

The Springdale Country Club has plans to build a new $3.5 million club house facility. Construction on the 23,000 SF building is expected to begin in December or early 2004. Jerry Spangler of Tunnell-Spangler-Walsh in Atlanta is the architect for the project.

The general contractor and financier of the new facilty have yet to be determined. The new clubhouse will have a 1300-1400 SF work-out facility, saunas for the women’s and men’s locker rooms and three meeting rooms that will seat a capacity of 290 people. The pro-shop will double in size. There will also be a new pool installed.

Once the new club is complete in the spring of 2005, the existing one will be torn down. It was last remodeled in 1975.

Windemere Development Continues in Centerton

Neil Johnson and Gary Combs of Windemere Development LLC recently secured a $1.3 million loan from Community Bank of North Arkansas. The loan is for site construction on the 100-acre Windemere subdivision in Centerton. Comb’s company, Basic Construction is in partnership with Lindsey Construction. Basic will provide the infrastructure needs for both the Windemere and Sienna developments, and Lindsey Construction will build the homes.

The first 100 lots combined at Sienna and Windemere developments will be ready for construction on Aug.1. Windemere will have 300 lots. Sienna I and Sienna II will have 551 total lots. Those homes will be on lots that range from 0.21 acres to 0.26 acres. The houses will be priced from $108,000-$139,000.

Hall Brothers To Build in New Development

Danny Hall and Rick Hall of Hall Brothers Custom Homes of Farmington recently bought 11 building permits at a combined value of $1 million to build homes in the Silverstone subdivision in Springdale.

Construction began on Phase 1 of the new development more than a month ago, and Phase II of the 94-home project is expected to be completed in six to eight months. Bank of America is the financier for the homes that will range from 1,300-1,500 SF on lot sizes from 0.14-0.22 acres.

Homes will sell for an average of $124,800-$139,500 in the subdivision developed by a group that includes Trey Trumbo and Mike Muccio doing business as Next Generation of Fayetteville.

Dixie Real Estate Development is the leasor of the property. Next Generation bought the tract from Kevin Riggins, Darren Riggins and Tim Grahm for $2.5 million in May.

ARC Construction Adds to Windwood

Ralph Walker of ARC-Walker Construction in Centerton recently purchased eight building permits valued at a combined $998,044 to add more homes to Winwood subdivision off Arkansas Highway 102 in Bentonville.

Walker construction also serves as the general contractor for the project that is being financed by consortium that includes The Bank of Arkansas N.A., Arvest Bank-Bentonville and Simmons First Bank of Northwest Arkansas in Springdale.

Windwood will have about 400 homes. Walker’s latest work is on S.W. Marquette Road and S.W. Fremont Road.

Homes at Windwood will range from 1,500-1,900 SF and be priced from $95,000-$115,000. The lots will average about 0.2 acres and include fully sodded yards, while the brick houses will include ceramic tile, cherry cabinets and architectural shingles on the roof.

Bridgeport Gets Plus For Homes

Aaron Nickell of Woodworks Plus Inc. in Lowell purchased four building permits valued at a combined $490,152 to build more homes at Bridgeport subdivision south of Arkansas Highway 45 and east of Fayetteville.

Woodworks’ projects there will range from 2,491-2,692 SF. They are located at 1811 and 1825 N. Colony Drive, 1811 N. Desarc Way and 4776 Mayflower Court. Arkansas National Bank is financing the project.

Woodworks is the deisgner and builder.

Things Getting Wildwood With Trim Line Group

Trim Line Construction of Springdale recently bought three building permits valued at a combined $462,037 to build more homes at Wildwood subdivision off Arkansas Highway 112 near Brightwood subdivision in Bentonville.

Homes there will range from 2,000-2,500 SF. There will be 71 lots in Phase I.

The latest homes at Wildwood are being built on 0.25-acre lots at 2202, 2204 and 2206 SW Juniper Ave. Trim Line is the general contractor.

Fairway Lawns Builds New Facility

Fairway Lawns of Fayetteville in June began construction on a 9,300-SF office and warehouse space in Tontitown.

The project, located off Arkansas Highway 112, is scheduled to be completed in four months. Design Direction of Fayetteville is the architect and engineer for the $400,000 building. The 1-acre tract of land was purchased by Fairway Lawns from Jerome Fantinel and Paul, Clay and Frank of the Maestri Family Trust for $90,000 in 2002. Buildings Inc. is the general contractor of the metal building.

Eagle Bank of Little Rock provided the financing.
