Here are city regulations for construction in commercial zones such as those 4 along U.S. Highway 71 Business and the U.S. Highway 71 expressway:

FAYETTEVILLE Signs

Along U.S. Highway 71 Business (College Avenue), a sliding scale applies to signs. A 10-SF sign may have a maximum height of 17.5 feet and must be set back at least 15 feet from the right of way. A 75-SF sign may not be taller than 30 feet and must be 40 feet from the right of way. Signs on buildings can be 150 SF in size or 20 percent of the area of the wall.

Along U.S. Highway 71 expressway (which is also in the city’s overlay district): Monument signs are allowed, but not signs on poles. The signs can be a maximum of 6 feet tall with 75 SF of sign face and must be set back 10 feet from the right of way.

No billboards are allowed in Fayetteville.

Greenspace

One tree for every 10 parking spaces is required for new parking lot construction. Eighty-five percent of lot coverage is allowed for commercial construction in town.

Overlay District

Pertains to 660 feet on either side of U.S. Highway 71 expressway: Seventy-five percent of lot coverage is allowed; 80 percent of the remaining greenspace must be landscaped.

ROGERS Signs

Along Highway 71B (which is also Eighth Street), signs can be 35 feet tall with a 200-SF maximum size. The front face of sign must be 5 feet from the right of way. In addition to the above requirements for free-standing signs, a 200-SF sign can be painted on the building.

Along the Highway 71 expressway within 1,000 feet of each side of the highway, between Olive Street and Perry Road: The city’s interstate sign ordinance allows for 70-foot tall signs with a 200-SF maximum face. The large signs must be constructed at the rear of the property. A 6-foot tall monument sign is also allowed in front of businesses.

No billboards are allowed in Rogers.

Greenspace

10 percent for new construction.

Overlay District

Along all entries into town: Eighth Street, Walnut Street, New Hope Road, Arkansas Highway 12 and Arkansas Highway 102: A 75-foot front yard setback is required (instead of the 65-foot setback required in the rest of the city). At least 25 feet of the setback area must be landscaped.

SPRINGDALE Signs

Signs no more than 6-feet tall and with a sign face area of no more than 6 SF must be at least 10 feet from the “back of the curb, edge of roadway pavement … or to the street right of way, whichever is greater.” All other signs must be set back at least 15 feet.

Billboards may be located only in specified commercial and industrial zones and cannot be erected within 300 feet of any residential zone. Billboards located next to a divided highway may have a maximum sign face area of 600 SF. Other billboards are restricted to 300 SF. No billboard can exceed 45 feet in height or be located within 1,320 feet of another billboard.

Greenspace

Five to 7 feet of landscaping is required around parking lots and driveways, depending on the parking situation.

BENTONVILLE Signs

Greenspace

A 5-foot strip of greenspace is required around parking lots and driveways. One tree is required for every 25 feet of boundary around areas of vehicular use or a fraction thereof and a 4-foot continuous planting, hedge or earth mound. The requirements are the same separating a commercial property from a residential property, but a 6-foot planting, hedge, fence, wall or earth mound is required instead of the 4-foot buffer for parking lots.
