Orscheln Location Nets $2.85 Million in Sale-Leaseback Deal
A new farm supply store in Tontitown netted $2.85 million in a sale-leaseback transaction.
Orscheln Farm and Home LLC sold its 32,000-SF retail outlet at 211 N. Maestri Road to JD Stewart Rentals LLC of West Plains, Mo.
Orscheln assembled the 4.50 acres in two deals totaling $488,000 in 2011 and 2012.
Cave Springs businessman Brett Hash was the seller.
Orscheln Farm & Home, headquartered in Moberly, Mo., has more than 200 locations in nine states, five of them in Arkansas (Flippin, Mountain Home, Paragould, Pocahontas).
Mixed-Use Property
A bank-owned commercial property at the corner of Southwest B and Southwest 6th streets in Bentonville recently sold for $1.09 million.
Henry Jordan Jr. and James Milton Howard, managing members of 6th and B LLC, bought the buildings at 510-512 S.W. B St. and 300-302 S.W. 6th Street from Fayetteville-based Signature Bank of Arkansas.
First National Title Co. was the closing agent.
Signature Bank backed the deal with a five-year, $1.23 million mortgage.
The development has a combined four buildings, built in 2007, with about 13,000 SF. There are seven offices on the first floor and seven apartments on the second floor.
Benton County appraisers put a value of $1.15 million on the properties in 2011.
Signature took ownership of the property in September 2011. Brady Hill, through his Fourfrogs LLC, was the developer and previous owner.
Clear Creek Home
A 5,147-SF home in Phase II of the Clear Creek subdivision of Johnson recently sold for $825,000.
Christopher and Robin Primm bought the home on Clear Creek Boulevard from John and Jamie Banks.
Liberty Bank of Arkansas financed the deal with a $525,000 mortgage.
The home was built in 2007 and appraised in 2010 for $739,050.
Banks bought the lot in August 2006 from Jimmie and Cathy Hollingsworth for $138,000. Hollingsworth bought the lot in September 2003 from James and Tammy Young for $130,000.
Young bought the lot in June 2003 from Clear Creek Development LLC for $119,000.
Pinnacle Construction
New construction in Phase IV of the Pinnacle subdivision of Rogers recently sold for $855,000.
Michael and Linda Hudson bought the 4,600-SF home on Buckingham Drive from Landmarc Custom Homes LLC, owned by Tim Boudrey and Chris Bradley.
Landmarc bought the 0.51-acre lot from Lance LaRoche in August 2012 for $136,000.
LaRoche bought the lot from Lee Long in January 2012 for $113,000. w
