Dream Structures LLC Still Going Strong in Wild Wood (Real Deals)

Steve Fisher and his son, Nick, through their Dream Structures LLC of Lowell, recently paid $1.41 million for five building permits to construct single-family homes in Bentonville.

Four of the homes are on Southwest Joshua Avenue in Phase IV of the Wild Wood subdivision, near Arkansas Highway 12 and Southwest Bright Road.

Dream Structures has been the exclusive builder for nine years in Wild Wood, which has 110 lots left to be built out. The subdivision features two community playgrounds, a pool and pool house.

First Western Bank in Rogers provides most of the financing for Dream Structures.

Amenities include wood flooring throughout, granite countertops, a three-car insulated garage and upgraded appliance packages.

The homes will average between 2,300 and 2,800 SF, and are priced at approximately $109 per SF.

The other home is about 3,000 SF on Southeast Rock Street in Phase I of the Chapel Hill subdivision in northwest Bentonville. It is priced at $120 per SF.

The neighborhood features its own walking trail, community pool and clubhouse.

 

Champions Estate

A 5,300-SF home near the Pinnacle Country Club golf course in Rogers sold recently for $978,000.

Michael and Lisa Robinson bought the Champions Boulevard home from David and Melinda Allen.

The deal was backed by a five-year, $417,000 mortgage held by Arvest Bank Group Inc. of Bentonville.

Allen bought the two-story home in May 2011 for $895,000 from James and Christine Howard. Howard bought the home from Donald and Claudia Zimmerman in January 2009 for $665,000.

The four-bedroom home was built in 2000 and extensively remodeled in 2010. It sits on a 0.37-acre lot overlooking the 12th fairway at PCC.

Brandy Pool with Portfolio Luxury Real Estate in Rogers listed the home. The list price was $1.07 million.

Plymouth Purchase

A 5,235-SF home in Phase IV of the Pinnacle subdivision in Rogers has a new owner after a $925,000 sale.

Shane Wilkinson and Keri York Wilkinson bought the Plymouth Lane property from Scott and Loretta Lafferty.

The deal was funded with a five-year, $832,500 mortgage held by Arvest Bank Group Inc. of Bentonville.

Lafferty acquired the two parcels totaling 0.96 acres in June 2006. The four-bedroom home was built in 2009.

Rick Johnson with Re/Max Real Estate Results in Bentonville listed the home. The list price was $980,000.

 

Panda Property

Construction of a Panda Express restaurant in Rogers near the Pinnacle Hills Promenade is in motion after a $750,000 land transaction.

Panda Restaurant Group Inc. of California, through its CFT Developments LLC, paid for the 1.05-acre lot at 2004-A S. Promenade Blvd., at the southwest corner of the intersection with Rife Medical Lane.

The seller was Club Tan Inc., led by Randy and Teresa Burleson of Joplin, Mo.

The property appraised for $816,550 earlier this year.

Alan Cole, principal at Colliers International in Bentonville, represented both buyer and seller in the transaction.

The Burlesons, who own Club Tan on South Rangeline Road in Joplin, bought the 2.49-acre property in December 2011 for $1.07 million. The seller was Harrison-based First Federal Bank.

The Burlesons are developing an 8,800-SF shopping center on the remaining 1.44 acres, just north and adjacent to Chuck E. Cheese.

The building is already fully leased to three tenants — Sprint Wireless corporate store, Club Tan and Jimmy John’s.

Crossland Construction Co. in Rogers is the general contractor for the project, currently under construction.

Cole represented the Burlesons on all the leases.
