Work on Park Centre is Under Way
Little Rock businessman Hank Kelley and a group of investors under their Park Centre LLC recently broke ground on an office and retail development in north Fayetteville that will cost about $10 million to build.
Zion Road Properties LLC, doing business as Park Centre, recently began site prep work on the project located at 1400 through 1606 E. Zion Road. Vantage Drive, which now ends at Zion, will be extended through the development to Veteran’s Memorial Park, which is north of the site. Lake Fayetteville is north of the park.
There will be three buildings in the development: a 4-story, 68,462-SF office building; a single-story, 14,883-SF retail building; and a single-story, 20,448-SF retail building.
Kelley is the co-managing director of Park Centre and is a principal at Flake-Kelley Commercial of Little Rock.
About 35,000 SF of the office space has been pre-leased to Garver Engineers and Ozark Dermatology Group.
Miller Boskus Lack Architects PA of Fayetteville has served as architects on the project and are also partners.
The group said that 30 percent of the existing tree canopy was preserved and a connection to the bike trial surrounding Lake Fayetteville will be built. A dedicated easement for tree preservation will be part of the development, Kelley said.
Zion Road Properties paid a combined $1.69 million for three lots in August 2007. Two homes were located on the properties – one 2,178-SF house and one 1,188-SF house – that have been razed.
The development is financed in a non-traditional method, but U.S. Bank NA is providing some of the financing. Principals of both tenant groups are partners in the development.
Kinco Constructors is the general contractor. H2 Engineering Inc. is the civil engineer for the project, asphalt and paving will be performed by NEC Inc. of Rogers.
Arkola/McClinton Anchor of Fayetteville will supply the concrete and Creative Hardscapes of Bentonville will do the masonry work. MBM Enterprises of Dover will supply the architectural steel and Browers & Associates of Gentry will erect the steel.
Oaks Brothers of Greenbrier will do the exterior EIFS/Stucco work. Schefer’s Roofing Co. of Springdale will be the roofing contractor. RGC Glass of Fayetteville will provide glass and glazing services.
Campbell Electric of Fayetteville is the electrical contractor. Fayetteville Mechanical Contractors will provide HVAC and plumbing services. Dunk Fire & Security of Springdale will provide fire protection services. TCM Enterprises of Fayetteville will do stud and drywall work.
Elder Construction Dominates Duplexes
Chris and Keri Elder through their Elder Construction Co. of Springdale recently purchased six building permits valued at a combined $1.67 million to build duplexes in Bentonville. The duplexes will be located in the Stonegate Subdivision on Arkansas Highway 102 and Tater Black Memorial Road.
Each unit will about 1,350-SF and have three bedrooms, two bathrooms and double garages. The units will rent between $725 and $750 per month. The duplexes will be all brick and have privacy fences.
Elder Construction purchases some materials from Meek’s building supply and appliances from Metro Appliances and More in Bethel Heights. Subcontractors include: Thomas Plumbing and Air Control, both of Springdale; and Able Electric of Hindsville. Great Southern Bank of Springfield is providing the financing.
