Ahead of Its Time, Savanna Estates Thrives

Developers of Savanna Estates subdivision were ahead of their time. The upscale subdivision is, in a word, eclectic. Home styles range from stucco to Tudor to Mediterranean to French Country, providing a diverse mix rarely seen in more recently developed subdivisions. 

The 105-lot subdivision rests along Skillern Road, just east of Crossover Road in east Fayetteville.

In 1993, investors Mark Foster, owner of Mark Foster Construction Co., and Buddy Peoples partnered in Dunnerstock Development Inc.

“We always went for lunch every Thursday, and we were thinking of a name for our corporation. My mother is German and ‘Dunnerstock’ is ‘Thursday’ in German,” Foster said.

Dunnerstock Development bought the 110 acres from the Skillern family, who had homesteaded the most land on the eastern side of Fayetteville, Foster said. Dunnerstock bought the land 20 to 30 acres at a time.

Engineer Dave Jorgenson in Fayetteville performed all the engineering work, building roads, connecting utilities and surveying the lots.

When Foster and Peoples bought the acreage for Savanna Estates, it was completely wooded. A few barns dotted the land and a few ponds had to be filled, but it didn’t require heavy cleanup, Foster said.

“We were really particular about saving the trees, instead of burning them down. We kept the trees close together. We also made sure the streets were all winding, instead of straight, to follow the creek,” Foster said.

The Business Journal first profiled Savanna Estates in April 1998. At that time, there were 72 homes in Savanna’s four phases and the most expensive home valuation was just more than $500,000.

Today there are 98 homes and five vacant lots. The first two lots in Phase I, owned by the Savanna Estates Property Owners Association, are where the guardhouse and a pond was built.

The lots range in size from one-third of an acre to over an acre. The smallest house allowed in Phase I was 2,400 SF. The smallest house allowed in Phase II was 3,000 SF. The largest house in the subdivision is 11,925 SF, owned by the Durenda Nelson Brunner Trust. The home is also the most expensive in Savanna, with a 2007 appraised value of $1.89 million.

“I think the rolling terrain, the winding streets and the multiple styles of architecture set this subdivision apart. A lot of individuals bought lots so the architecture is really varied. Savanna is unique because individual builders bought each lot,” Foster said.

 

The Numbers

The Business Journal profiled homes in all four phases. The homes range in price from $361,300 to $1.89 million and have a total combined valuation of $51.97 million according to recent appraisals.

The homes have a combined total area of 385,474 SF.

When houses were first built in Savanna Estates, the average appraised value was about $225,000. Today, the average appraised value of a home in the four phases is $530,368. The average home is 3,933 SF.

Foster said the homes have not experienced as much of a decline in value as some other subdivisions in Northwest Arkansas. “Savanna Estates’ housing market has probably stayed steady because of location and the quality of the homes there. The homes will increase in value in the future. I expect they will just do better,” Foster said.

“Originally the lots we sold were in the $30,000 range. Today they’re in the $100,000 to $150,000 range,” Foster said.

Before developing the area, Dunnerstock Development researched similar subdivisions throughout the country.

“We looked around a lot of towns to look at entryways in bigger cities, like Dallas, to get different ideas from different places, and then we kind of combined them all,” Foster said.

Foster and Peoples agreed they would build a guard shack, but not hire a full-time guard. They liked the appearance of the guard shack and thought it would keep burglars out of the area.

“I doubt the residents there have had trouble with break-ins. I haven’t heard anything bad about it, and if they wanted to hire a guard, the infrastructure is there for that,” Foster said.

Dunnerstock Development built a wrought iron fence along the main road and around the pond. As residents built their homes, they often built their own perimeter. The woods and hills allow for natural protection, Foster noted.

Foster and Peoples presold a few of the lots. When the remaining lots were ready to be sold, Foster advertised them in the newspaper. He also made a sign that showed the price points, lot layouts and where the lot lines were.

“That area was in high demand back then because it was wooded, and the lots were big, and it was good timing for the right kind of subdivision,” Foster said.

Many of the homes in Savanna Estates are owned by families with elementary or junior high school-aged children. When Dunnerstock Development bought the subdivision, it was in the Root Elementary School zone. Today, it is part of the Vandergriff Elementary School zone.

“Back when we developed it, you could create dead-end streets. Now the city wants to make everything a through-street. Dead- end streets are what families like,” Foster said.

The creek, which determined where the lot lines were drawn, serves as a major selling point to the subdivision.

“All the drains could go to the creek, which is nice. We were lucky we got to build it back then before Fayetteville required detention ponds,” Foster said.

Foster and Peoples wanted buyers to build diverse houses in Savanna, so they were flexible when approving building plans. They outlined rules regarding the amount of brick, stone, stucco, shingles and height of roof pitches, Foster said.

“We were very flexible. The houses just had to look good. We also wanted diversity. We wouldn’t approve two houses that looked alike,” Foster said.

When Foster and Peoples developed the subdivision, Skillern Road was gravel. Foster and Peoples pushed the county to work with them to pave the road.

“We bought the asphalt and they provided the machine to lay the gravel, and they did the work of laying the asphalt,” Foster said.

Before the road was paved, there was not a stoplight at N. Old Wire Road and N. Crossover Road. Peoples and Foster petitioned to build a stoplight there because of the additional traffic that Savanna drew.

“There was more growth out that way because the sewer was extended to Savanna. Other subdivisions branched out there. The new grade of the road helped the other adjoining land build out,” Foster said.

Savanna Estates was developed a few months after Foster and Peoples partnered to begin Dunnerstock Development. After Savanna, Dunnerstock built Brookbury Woods, a subdivision about half a mile from Savanna.

“Brookbury has the similar lot lines and house plans, but the lots are smaller,” Foster said.

After building Brookbury, Peoples retired from developing. Since Peoples retired, Foster has developed Stonewood Village, Stonebridge Meadows and a few other less expensive, “more typical subdivisions,” he said.
