Developer Buys Permit for Retail Center in Bentonville (Real Deals)

Developer Leonard Boen recently purchased a building permit valued at $2.75 million to construct the Fountain Plaza strip center in Bentonville.

The center, located at 1000 SE Walton Blvd., will contain five retail spaces for a total of 21,086 SF.

Spaces will lease for $19.50 per SF to $22 per SF.

There are currently no tenants signed on to lease space in the center.

Van Tassel Proctor, a general contractor based in Little Rock, will construct the center.

Land Purchased For Macadoodles

Tyler Austin, through his TLJ Properties LLC, recently purchased land in Springdale for $1.07 million. The property, located at North 48th Street and Elm Springs Road near Interstate 540, will be the site of a new Macadoodles liquor store.

The property, which is about 40 acres total, was purchased from the Anders Family Limited Partnership.

Owners officially broke ground on the liquor store in September and plan to open the store by February 2010.

The purchase was financed with a loan from Signature Bank of Arkansas.

Lindsey Buys Legacy Units

The JE Lindsey Family Limited Partnership recently purchased two condominium units in the Legacy Building at 401 W. Watson St. in Fayetteville for $832,000.

The units were purchased from Metropolitan National Bank, which purchased the property in a foreclosure sale in November from Brandon Barber’s Lynnkohn LLC. The units are each about 1,650 SF.

They were built in 2007.

The Lindsey Construction Co. recently purchased a building permit valued at $43,435 to alter one of the units.

Herman’s Owner Buys Building

Shelby Rogers, an owner of Herman’s Ribhouse in Fayetteville, recently purchased the building that houses the restaurant for $325,000.

The building, located at 2901 N. College Ave., contains 2,000 SF, a wood deck and a storage area.

The building, constructed in 1939, was purchased from North Arkansas Realty.

North Arkansas Realty purchased the building from Herman Tuck Jr. and Clara Irene Tuck in 2004 for $356,000.

The Tucks bought the building in 1973.

Savana Estates Home Purchased

Jeff Schomburger recently purchased a home in the Savanna Estates subdivision of Fayetteville for $988,000.

The home, located at 2763 N. Surrey Crossing, contains 5,116 SF. The home was constructed in 1998 and remodeled in 2006. It includes a fireplace, a swimming pool, and a separate 960-SF apartment.

The home was purchased from Patti Latta, who bought the home in 2003 for $715,000.
