Colliers Begins Bellafont Leasing

Colliers International has taken over the leasing from Flake and Kelley Commercial for Bellafont, a retail development on Joyce Boulevard in Fayetteville.

Alan Cole, a real estate broker with Colliers, said the development has a total of four buildings available for lease, for a total of 30,000 SF.

There are also plans in the works to build another 52,000 SF building on the site, he said, which would make for a total of 82,000 SF upon completion of the development.

Space is priced from $17.75 to $20.00 per SF, depending on the location within the development.

While Cole said he can’t announce any tenants until they’ve officially signed leases, he does have a letter of intent from a national fast-casual restaurant.

The firm is seeking boutique retail tenants for the space, Cole said, including high-end, men’s, women’s and children’s clothing stores that are unique to the area.

“We’re also looking at local restaurants or franchises,” he said.

Mellow Mushroom Pizza Bakers, a franchise out of Atlanta, is going to occupy the building along Vantage Drive. The franchise recently installed its sign and owner Kevin Kestner said he’s confidant the restaurant will be open in November.

Cole said his office has received several calls from people interested in the development just since the Mellow Mushroom sign went up.

“It’s new to Northwest Arkansas but people who’ve traveled throughout the southeast have seen them on different college campuses or even in Atlanta and know it’s a quality restaurant with a cool atmosphere that will serve families,” he said. “We’re really excited about it and the market seems to be excited about it as well.”
