Butterfield Coach Elementary Begins Expansion (Real Deals)

Nabholz Construction Corp. purchased two building permits for a total of $7.7 million for the renovation and expansion of Butterfield Trail Elementary School at 3050 N. Old Missouri Rd. in Fayetteville.

The expansion project will add about 28,000 SF to the west side of the existing facility and a new gymnasium.

Upon completion of the additions, which are scheduled to be finished in 2009, Nabholz will begin renovation work inside the school.

Classes will be held in temporary trailers during the renovation.

The renovation will change the school’s existing open-classroom layout to a traditional closed-classroom layout.

The expansion project will cause the displacement of a few trees but crews will add 73 new trees to the school’s property.

The construction project will increase the school’s capacity to 600 students. The school will have five kindergarten classes and four classes for each of the additional grades.

The construction work will also include sustainable aspects. Contractors will work in LEED features. If certified, Butterfield Trail Elementary will be Fayetteville School District’s first LEED school. 

Lowell AutoZone Attracts New Owner

Kris Casset, through Hillcrest Holdings LLC, purchased the AutoZone at 1074 W. Pleasant Grove Rd. in Lowell from AutoZone Inc. for $1.82 million on May 5.

AutoZone Inc. built the 6,300-SF store in 2007. It sits on about 1 acre in the Park Centre development in east Lowell.

Casset purchased the store through a 20-year net-lease agreement. The agreement gives Casset ownership of the building and land. AutoZone will lease the space from Casset for the next 20 years.

CB Richard Ellis, an international commercial real estate firm with headquarters in Los Angeles, brokered the lease.

SouthPass Adds Land, Developer

Developers of the 840-acre proposed SouthPass development, through their South Pass Development Co. LLC, paid Hank and Lex Broyles, successors in the interest to H & L Broyles Development Co., $4.15 million for 83 acres of land at the intersection of Cato Springs and Kessler Mountain roads and next to the SouthPass development.

Hank Broyles originally purchased the land in July 2006 for $3.52 million to develop for an independent project.

Hank Broyles, owner of Broyles Development, sold the land to the SouthPass developers and also became a developer in the project.

SouthPass is a proposed mixed-use development located on Cato Springs Rd., off of the Interstate 540 interchange in south Fayetteville.

The development will have about 3,600 single-family homes, churches, a school, a 200-acre city park and about 500 acres of green space.

The developers have expressed their desire to have the city of Fayetteville annex the land so that the school would be part of the Fayetteville Public School District. The development is currently split between the Greenland, Farmington and Fayetteville School Districts.

The developers have been given the go-ahead to apply for a planned zoning district in the city of Fayetteville before seeking annexation into the city, and inclusion in the Fayetteville school district.

If annexed, the developers have already secured plans to deed the 200-acre park area to the city of Fayetteville for development and maintenance.

The SouthPass development started about five years ago when the city of Fayetteville extended a request for community development projects in south Fayetteville.

The project is both publicly and privately managed.

Steak ‘n Shake Dances to Rogers

Crossland Construction Co. purchased a $1.25 million building permit for the construction of a Steak ‘n Shake at 1715 S. 46th St. in Rogers.

The 4,000-SF restaurant, which is located directly east of Olive Garden, will seat about 99 people and will have a drive-thru.

Mike Stennett, owner of the Steak ‘n Shake in Fayetteville will also own the new Rogers location.

Advanced Air Inc. is the mechanical sub-contractor for the project.

Stennett will lease the 1.1 acres the restaurant is located on from the Pinnacle Group.

The restaurant will employ 55-70 people.

Crawford Constructs Rogers Red Lobster

C.R. Crawford Construction purchased a $900,000 building permit for the construction of a Red Lobster at 1710 S. 46th St., adjacent to Olive Garden and the new Steak ‘n Shake, in Rogers.

The restaurant will be about 7,000 SF and will have seating for 263 people.

The restaurant is owned by Darden Restaurant Management in Orlando, Fla. The restaurant has already received a conditional use permit to operate as a private club.

Darden completed the design work for the building. Construction is expected to be complete in about six months.

This will be the second Red Lobster in Northwest Arkansas. The Fayetteville location had the highest sales, according to the HMR taxes collected by the Fayetteville Advertising and Promotion Commission in March.
