Pleasant Grove Carwash Changes Ownership Groups (Real Deals)
Harold W. Hamlin, through his Pleasant Grove Car Wash LLC purchased Boomerang Car Wash at 2000 Pleasant Grove Rd. in the Pleasant Crossing development in south Rogers from Rogers Pleasant Crossing Carwash LLC for $3 million.
The car wash was built in 2006 and is about 4,500 SF.
The facility has one drive-thru wash station and 20 vacuums.
Kum & Go Carves Out Space for New Station
Kum & Go, through its KG Store 403 LLC, purchased 3.55 acres from Landquest Holdings LLC for $1.53 million.
The property is located at the intersection of 24th Street and Hudson Road in north Rogers.
It will be used for the construction of a new Kum & Go gas station and convenience store.
The new station will have a 3,400-SF convenience store and eight fuel pumps.
There will be an additional 2 acres located next to the station that will be available for development.
David Erstine, vice president of Sage Partners, facilitated the transaction and is the leasing agent for the additional property.
Mathias Meets East, West Salon
Mathias Properties signed a $2.26 million loan from Arvest Bank for the development and construction of Phases I and II of The Shoppes at the Bluff on north Steele Boulevard in Fayetteville’s CMN Business Park.
MP Construction of Springdale Inc. is the general contractor for the project.
Mathias purchased the property from Nanchar Inc. and MSB Properties LLC for $1.3 million on March 26.
The first phase of the project will be the 6,519-SF East Meets West Spa & Salon. Helena Gadison is the owner of East Meets West.
Phase I is scheduled to be complete in August.
Phase II of the project is an additional 40,000 SF of commercial retail space.
Mathias Properties is the leasing agent for the units.
Key Architects Inc. is the architectural firm for both phases of the project.
Sansone Builds New Advanced Auto Parts
Sansone Group of Clayton Mo., signed a $1.45 million construction mortgage with US Bank for the construction of an Advanced Auto Parts at 796 S. School Avenue in Fayetteville.
Sansone Group, through their Sansone S. School Ave. LLC, is the project developer.
The group purchased four lots on School Avenue and W. 9th Street in south Fayetteville for a total of $556,000.
The store will be 6,776 SF.
Van Tassel Proctor of Little Rock is the general contractor for the project.
Matthews Commission Two New McDonald’s
L.R. Mourning Co. of Little Rock purchased a $1.4 million building permit from the city of Tontitown for the construction of a 3,881-SF stand-alone McDonald’s at 1081 E. Henri de Tonti Blvd. in Tontitown.
L.R. Mourning Co. also purchased a $942,000 building permit from the city of Tontitown for the construction of a 3,881-SF stand-alone McDonald’s on at 2601 Pleasant Crossing Dr. in Rogers.
Bill and Walter Mathews, through their Mathews Management Co. are the developers of both properties.
McDonald’s Corp. will finance the construction of both properties and will own both locations. Mathews Management has signed a 20-year lease with McDonald’s Corp. for both locations.
Each restaurant will have a slightly different layout because of different lot sizes but both restaurants will have a brick and stucco exterior and will have McDonald’s new McCafés, a specialty coffee counter within the main restaurant.
The Tontitown location is expected to open on June 24 and the Rogers location is projected to open on July 8.
Upon completion of the Rogers and Tontitown restaurants, Mathews Management Co. will oversee 33 McDonald’s located in Northwest Arkansas, southwest Missouri and northeast Oklahoma.
Crossland Constructs Coco-Cola Offices
Crossland Construction Co. purchased a $1.24 million building permit for a tenant finish-out in suite 200 of the Crossland Construction Building at 1800 S. 52nd Street in Rogers. Coca-Cola will be occupying the new space.
Marrs Electric Inc. is the electrical sub-contractor. Multi-Craft Contractors Inc. was the mechanical sub-contractor.
HP Engineering Inc. was the engineering firm for the project.
SDI Realty Raises New Retail Space
SDI Realty of Houston, Tex., received a $1 million loan from Frost National Bank of San Antonio, Texas, to construct a three-unit commercial retail development on the southwest corner of U.S. Highway 71 and Peach Orchard Dr. in north Bentonville.
SDI is developing a three-pad site. The first lot will have a 6,500-SF, multi-unit retail building that will have commercial space available for lease. The building will have a split-face block and stucco exterior.
The second lot is already occupied by a new McDonald’s restaurant and the third, 1.5-acre lot, will be available for development.
The entire development is anchored by Lowe’s Home Improvement.
Boyd-Corley Construction is the general contractor for the project.
Miller Boskus Lack Architects PA was the architectural firm for the project.
Rubbins Engineering Inc. was the structural engineering firm.
Patel Purchases Heartland Motel
Anilkumar Patel, through his O.M. Hospitality Inc., purchased the Heartland Motel at 3574 W. Sunset Ave. in Springdale from Donald Jr. and Diane Michael for $825,000 on April 21.
The motel was built in 1985. It is 11,109 SF and has 30 rooms.
Patel’s purchase included the 0.89-acre lot the motel is located on and the adjoining 0.19-acre lot.
Upon his purchase, Patel changed the name of the motel to Royal Inn.
Oil Capital Snags Warehouse Space
Oil Capital Electric of Arkansas purchased a vacant warehouse building at 199 Fantinel Dr. in Tontitown from Martin and Peri Trudell for $580,000.
The 6,196-SF building in located in the Fantinel Business Park.Oil Capital Electric LLC is the ownership entity of Oil Capital Electric of Arkansas. Oil Capital is headquartered in Tulsa, Okla. The company is an electrical subcontractor.
