Crossland Construction Creates Fourth Pinnacle Property (Real Deals)
Crossland Construction Co. purchased an $8.78 million building permit for an office building located at 3100 Market St. in the Pinnacle Center development in Rogers. The building is the fourth in the Pinnacle Center development.
GA Engineers Inc. is the mechanical and electrical engineer for the project.
Tatum-Smith Engineers Inc. is the structural engineer for the project.
Core Architects Inc. is the architectural firm for the building.
Multi-Craft Contractors Inc. is a sub-contractor for the project.
The building will have three stories and will be about 100,000 SF.
It will have an open staircase with cascading pendant light fixtures and some walk-out roof decks for occupants.
The building will have multiple LEED components including: a water-efficient landscaping and irrigation system; a bicycle storage rack and shower/changing rooms; a high solar reflectance roof to decrease heat absorption; a recycling station for building occupants and paint and carpet with low volatile organic compounds to keep harmful chemicals out of the building environment.
The building will seek LEED certification upon completion.
Munsell Buys Home, Land
Ramona Munsell, through her Ramona Munsell & Associates entity, purchased the 5,581-SF home at 9 Pinnacle Dr. in Rogers from Raymond and Lydia McAllister for $2.75 million.
The single-story home sits on 1.13 acres in Phase I of the Pinnacle Subdivision.
The home was built in 2007 and has four and a half bathrooms.
Munsell purchased a second vacant lot from John David Lindsey Development LLC for $449,000.
The lot is located in Phase II of The Peaks subdivision in south Rogers.
Munsell received a $2 million loan from Arvest Bank.
Kum & Go Kicks Station to Sorci
John Sorci, trustee of the John J. Sorci Trust, purchased the Kum & Go gas station and convenience store at 4231 Elm Springs Rd. in the Elm Springs Road Business Park in west Springdale from Kum & Go LC for $2.34 million.
The station, which was constructed in 2007, is about 2,000-SF and has 10 fuel pumps. There is an additional 1,350-SF of vacant retail space attached to the store.
David Erstine, vice president of Sage Partners is the listing agent for the space.
Sorci signed a $2.34 million mortgage with Liberty Bank of Arkansas.
Wal-Mart Buys Two Uptown Lots
Wal-Mart Stores Inc. purchased lots 7 and 8 of the proposed Uptown Village development in west Bentonville for $1.07 million on April 10.
The two lots are a total of 6.1 acres. Wal-Mart has submitted plans to construct a 40,000-SF Neighborhood Market on the property.
Wal-Mart will be the general contractor for the building. The store will have multiple LEED features.
The Uptown Village development is a 70.52 acre mixed-use development located near the intersection of I Street and Arkansas Highway 12.
John Alford of Fort Smith, through his Uptown Village LLC, is the project developer.
The development will have eight commercial lots.
The remaining 21.53 acres will be used for commercial development.
East Lake Homes Enjoys the View
East Lake Homes Ltd. purchased 33 lots in Mountain View Subdivision in Cave Springs, from Mountain View Development Co. for $990,000.
All of the lots are 0.25 acres. The purchase also included 5 lots in the Sand Springs Subdivision in Cave Springs. The Sand Springs lots are 0.19 acres.
East Lake will build both custom and speculative single-family homes on the lots. The company builds a variety of Craftsman-style homes. All of the homes have cellulose insulation, custom craftsman trim and many homes have fireplaces, vaulted ceiling and tile floors.
Prices start at $127,900 and the homes are 2,500 to 3,000-SF.
East Lake Homes handles the excavating, footing, exterior trim and stonework for each home. The remainder of the work is contracted out.
East Lake Homes is a privately owned company. Mike Nyhof is the company president, Matt Nyhof and Jonathan Negley are both vice presidents.
Negley is the listing agent for the homes in Mountain View Subdivision.
Crawford Finishes Medical Building
C.R. Crawford Construction purchased a $950,000 building permit for finish out work in a medical office building in the Appleby Landing development south of the Washington Regional Medical Center.
The property, located at 3017 N. Bob Younkins Dr., was developed and constructed by Dixie Management & Investment LP but was sold to Don Meyer, through his Surgery Clinic North Hills Investment LLC, for $1.93 million in August 2007.
Meyer signed a long-term lease for 15,000 SF of the 20,000-SF building.
The leased space will house Washington Regional Medical Center’s Wound Care/Infusion Center.
Through negotiations with Dixie, Meyer agreed to finance the finish out work on his own.
Professional Air Systems LLC is the mechanical subcontractor. Webb’s Plumbing Co. is the plumbing subcontractor. Champion Electrical Contractors LLC is the electric subcontractor. Freedom Fire Pro LLC is installing the fire-suppression system for the building.
Whitley Dunn of Management Realty in Fayetteville is the leasing agent for the remaining space.
