Sansone Builds Walgreens on Former White Oak Spot

Sansone Group of St. Louis, Mo., through its Sansone Crossover Mission LLC entity, received a $5.85 million loan from Wells Fargo Bank in March for the construction of a Walgreens on the corner of Mission Boulevard and Crossover Road in Fayetteville.

In February the Sansone Group purchased the White Oak Station and the 1.19-acre parcel at the intersection slated for the new store for $3.2 million.

The group then purchased a demolition permit for $100 to remove the existing convenience store to make room for the construction of the new store.

The Walgreens will have a main floor and a mezzanine area.

The store will offer the same services as a traditional, single-story store but will have a smaller footprint. All products and services will be located on the main floor. The mezzanine area will be used for product storage.

The first floor of the 13,354-SF store will be 10,560 SF. The second floor will be 2,794-SF. H.B.D. Construction Inc. of St. Louis is the general contractor for the project. Archimages Inc. was the architectural firm for the project. This is the Sansone Group’s 19th Walgreens and the first in Arkansas.

Lichlyter Builds Storage Space

Lichlyter Construction Co. purchased 13 building permits, totaling $3.16 million, for the construction of a self-storage, mixed-used development on south City Lake Road in Fayetteville.

Candy Clark and Teddy Caldwell are the developers behind the project.

The self-storage will have 401 units divided into 12 buildings. Some of the buildings will be climate controlled.

There will be four 4,050-SF storage buildings; one 6,900-SF storage building; one 4,600-SF storage building; one 2,200-SF storage building; one 7,200-SF storage building; two 3,600-SF storage buildings; one 3,150-SF storage building and one 4,500-SF storage building. There will also be a 5,796-SF building, which will be the office of C&C Services LLC, an industrial and commercial cleaning company.

A second, 2,979-SF mixed-use building will also be part of the development.

Omni Plumbing Inc. is the plumbing sub-contractor for the project. Concrete Services of Northwest Arkansas Inc. is completing the concrete sub-work. Central Glass and Mirror Inc. is completing the glasswork. Anderson Heating and Air Conditioning Inc. is the mechanical sub-contractor and Skeets Electric Inc. is the electrical sub-contractor.

All buildings will have metal exteriors. A security fence will surround the facility.

Wal-Mart Starts Layout Center

Crossland Construction Co. purchased a $1.2 million building permit to construct a two-story, 120,000-SF layout center at 203 SE S St. in Bentonville for Wal-Mart Stores Inc.

Wal-Mart employees will be able to use the space to determine how products will be displayed in stores.

The new building being constructed by Crossland will be adjacent to a 30,000-SF building owned by NYK, an international logistics company that does business with Wal-Mart.

Wal-Mart and NYK have already secured a deal for Wal-Mart to lease the additional space now that NYK has relocated to their new space on Dixieland Road in Rogers.

Morrison-Shipley Engineers and Surveyors is the engineering firm for the project.

Combs Acquires Rogers Building

Gary Combs, through his One Zero Two LLC, purchased the two-story, 22,208-SF Van Dyke Center from Liberty Bank of Arkansas on March 3 for $1.15 million.

The Van Dyke Center is located at the intersection of Dixieland Road and Arkansas Highway 102 in Rogers.

Brooke Van Dyke of Little Rock built the commercial building in 2000.

Landquest Holdings purchased the building from The Bank of Fayetteville in August 2005 for $2.2 million. Liberty Bank took over ownership of the building from Landquest in December 2007 as part of the bank’s foreclosure action against the entity.

Combs signed a $2.2 million note from Liberty Bank for the purchase and the updating of the building.

The building sits on 2.69 acres of land and appraised for $1.77 million in 2007.

Sinclairs Step Into Talamore

Jack and Mechelle Sinclair purchased the 4,049-SF, two-story home at 10811 Millstead in Bentonville’s Talamore Subdivision for $1.1 million from Matthew and Catherine Kistler on Feb. 29.

The home sits of 4.26 acres and has three and a half bathrooms. A 1,451-SF, single-story home and a swimming pool are also located on the property.

The home was built in 2003 and appraised for $739,800 in 2007.

Jack Sinclair was recently promoted to executive vice president of grocery merchandise for Wal-Mart Stores Inc.

Rolvek LLC Buys CMN Property

Kevin Lynn Shipp, through his Rolvek LLC entity, purchased the 7,310-SF building located at 88 W. Joyce Blvd., from Dixie Management and Investment LP for $910,000.

The building, currently used as an early education preschool center, is located in the CMN Business Park II, Phase I. The building was constructed in 2006. Dixie purchased the lot in 2005 for $445,000. In 2007 the building appraised for $1.26 million. w
