NorthStar Breaks Ground on LEED Building in Timberlake
Henry Ho and Rick West, owners of NorthStar Partnering Group LLC and WaterSide Development LLC, have begun construction on a 19,000-SF LEED certified office building, estimated to be valued at $4.5 million upon completion, in Timberlake Office Park located in Fayetteville.
The duo purchased 2.1 acres in the office park, located north of Zion Road, in January for $1.37 million through their WaterSide Development entity, from Mike Phillip and Jeff Martin, managing partners of Zion Holdings LLC and the Timberlake Office Park.
The exterior of the building will be made up of stone, stucco, glass and wood.
Hug Radler, owner of Hug-R Enterprises Inc. of Fayetteville, is the general contractor for the project.
Roger Boskus of Miller, Boskus & Lack Architects PA is the architect for the project.
H2 Engineering Inc. completed the civil engineering work.
Frank Little, owner of Tax Advantage Design in Little Rock, is the strategic LEED consultant for the building.
The three-story building will meet the criteria for the silver level LEED certification.
CORE4 Research, Ideas LLC, Cornerstone Consulting Inc. and WorkMatters will all relocate their offices to the building upon its completion.
WaterSide Development has signed a $4.5 million mortgage with Arvest Bank.
Construction is expected to be complete in April 2009.
Arvest Renovates Downtown Space
Glidewell Construction Inc. has purchased a $2.1 million building permit for the construction of a new Arvest Bank branch located at 816 Garrison Ave. in downtown Fort Smith.
The new branch will be located in the historic Woolworth Building. The building will be refurbished but construction crews will keep the façade and historical features of the 1915 building.
SLM & Associates LLC in Fayetteville served as the architects for project.
Snowden Engineering of Tulsa completed the structural engineering and Malone Finkle Echart & Colllins Inc. of Springfield, completed the mechanical engineering.
Johnson Construction Co. of Fort Smith completed the demolition and site work.
Otis Elevators will install the elevator and Northwest Fire Protection will install the interior sprinkler system.
Charlie Ray Masonry is the mason for the project and Exterior Insulation Finish System will complete the exterior insulation finishing system.
Blaylock Heating & Air is the mechanical sub-contractor and Glidewell Electric is the electrical sub-contractor.
The branch will be two stories and have a total of 10,000-SF. The bank’s operations will occupy the first floor and the second floor space will be leased.
There will be three drive-thru lanes and 15 to 20 full- and part-time employees at the location.
Arvest Bank, the City of Fort Smith, the Fort Smith Downtown Development organization, Rodney Ghan of Commercial Properties and the Greater Fort Smith Chamber of Commerce all collaborated on the new office.
Upon completion, which is slated for late 2008, the branch will replace Arvest’s 16th street location.
Arvest Bank has 10 offices in Fort Smith.
Vanderpool Relocates Fayetteville Practice
Dr. Douglas Vanderpool MD, purchased building B of the Joyce Medical & Professional Center located at 2594 E. Joyce Blvd. in Fayetteville for $1 million on January 31.
Tulsa attorney Jerry Reed, through his M&S Real Estate LLC, owns the four-building development. Sage Partners in Fayetteville represented both sides.
Vanderpool will be relocating his plastic surgery practice, which operates under the name Vanderpool Cosmetic Plastic Surgery, to the new 18,101-SF office, which was constructed in 2005.
Vanderpool’s practice is now located at 3733 N. Business Dr. in Fayetteville.
Weeks Buys Nutt House
Houston and Diana Nutt, through their Nutt Revocable Trust, sold their 4,432-SF home located at 3789 N. Sassafras Hill Rd. to Ronald and Teresa Weeks for $804,000 on January 21. The property had been listed by Leigh Ann Branch with Lindsey & Associates for $899,000.
The single-story home was built in 1989. It has six bedrooms, five-and-a-half bathrooms, a swimming pool, hot tub and a detached three-car garage that had a media/multi-purpose room.
The house sat on 4 acres of land, which was surrounded by a wrought iron fence.
In 2007 the home had an appraised value of $473,700.
Realty Title & Closing Services LLC closed the sale.
The Nutts have a second, 2,890-SF home, located at 3715 N. Sassafras Hill Rd., that is also for sale through Lindsey & Associates. The home is listed for $429,000.
