Dixie Pulls Full Nelson
In August, Dixie Management CEO Ben Israel hired Flake & Kelley Commercial to manage, and hopefully fill, his Nelson’s Crossing Nos. 2 and 3.
The tag-team known for its ability to pin down tenants seems to be working its magic.
In the past month two new tenants have signed leases for the buildings located on the corner of College Avenue and Joyce Boulevard.
We understand the remaining units have been shown to interested tenants but no leases have been signed.
Home décor chain Kirkland’s has signed its name to 6,500 SF of Nelson’s Crossing No. 3 and is in the process of making the space its own. Shumaker Homes Inc., a custom homebuilder, signed a lease in late October for 4,300 SF of the Nelson’s No. 2 building.
The news is promising and with just two more tenants, Flake & Kelley will have pulled what many have thought to be impossible – a full Nelson.
Clearing Out
But good news at Nelson’s Crossing does not mean Israel is out of the woods just yet.
A large and rather obscure sign near the intersection of Old Missouri Road and Joyce Boulevard gives notice of an upcoming auction being held on Nov. 13 by R-M Auction & Appraisal Co.
The sign makes it very clear that only the office furniture will be sold but the auction, which will be held on the fourth floor of Commerce Park II, will give bidders a chance to see the still unoccupied fourth floor, which we hear has a few more amenities than the typical office building.
A Web site showing the furniture up for bid indicates that the furniture was used less than 30 days, giving yet a better timeline on Dixie’s rapid decline and quick exit from their posh space to their current College Avenue office space.
According to the sign, the auction was ordered by the secured creditors of Dixie Development.
The move seems a bit out of the ordinary, and we commend Israel for getting rid of what he’s not using. But we’re not sure selling a few chairs and office phones will be enough to bring Dixie into the black.
