Sportman?s Warehouse Changes Ownership (Real Deals)

Utah-based Sportsman’s Warehouse, located at 4323 Pleasant Crossing in Rogers, has a new owner.

Through a $7.31 million deal, former building owner Hawskins Co. of Boise, Idaho, turned ownership over to John Benetti, registered agent of Brentwood Arkansas Investors LLC.

Hawskins Co. purchased the 4.46 acres the building sits on through their GRH Kaysville LLC in August 2005 for $6.4 million.

In November of that year Eckman & Mitchell Construction-California Inc., general contractors for the project, purchased a $3 million building permit.

Store manager Travis Kingley said he will continue leasing the store but will now write the checks to a new owner.

The ownership change will not affect the business Kingley said.

Crye-Leike Adds Bella Vista Office

Nashville-based Crye-Leike Realtors, will build a $2.5 million Bella Vista office.

The 9,000-SF office will be located on 1.57 acres on Interstate 540 in Bella Vista, next to Walgreens. It will include a 6,000-SF Crye-Leike office and a 3,000-SF retail space.

The building will have a brick exterior with cultured stone and covered walk ways.

Harrison-French and Associates LTD of Bentonville has completed the architectural and engineering services for the new location.

A general contractor has yet to be named.

Suburban Extended Stay Comes to Bentonville

MDH Builders of Little Rock recently purchased a building permit valued at more than $5.19 million for a four-story Suburban Extended Stay.

The 46,000-SF extended stay hotel will be located at 200 SW Suburban Lane off of Rainbow Curve in Bentonville.

An MDH Builders spokesman said the exact number of rooms has not been determined but he expects the project to cost about $3.6 million.

Howard & Helmers Architects P.A. of Overland Park, Kansas, provided the architectural work and Gilliam Electric of Anderson, Mo., has been awarded the electrical subcontractor work.

Completion date for the hotel has been set for January 2008.

Industrial Lot Changes Hands

A 6.59-acre industrial lot owned by Sam Miguel, through Sam Miguel LLC, was recently sold to The JP’s Nevada Trust for $2.29 million.

The property includes an industrial warehouse and is located off of Arkansas Highway 12 directly south of the Northwest Arkansas Regional Airport and west of the Polo Park Business Campus on SW Chucker Ave. in Bentonville.

Plans for the lot include finishing the construction of the warehouse and utilizing the space for storage.

The lot was originally part of the Northwest Regional Airport Overlay District and was rezoned to heavy commercial in Oct. 2006.

Miguel purchased the land for $1.42 million in July 2000.

Dixie Sells Appleby Lot

On Aug. 28, Ben Israel, through his Dixie Management & Investment LP, sold the property located at 3017 N. Bob Younkin Dr., located in his Appleby Landing development in Fayetteville to Don Meyer, registered agent of Surgery Clinic North Hills Investments LLC for $1.93 million.

In March, Washington Regional Medical Center signed a long-term lease for 15,000 SF of the 20,000-SF building to house its Wound Care/Infusion Center.

Construction was slated to start during the summer months but was delayed.

In negotiations with Israel, physicians with the surgery center agreed to purchase the land and continue construction on the building.

C.R. Crawford Construction of Fayetteville has been named the new general contractor for the project.

Whitley Dunn, now of Management Realty handled the sale.

Chuck E. Cheese Adds Location

The Irving, Texas-based Chuck E. Cheese franchise is building its second Northwest Arkansas location on Promenade Boulevard in Rogers.

The $1.5 million property will be 13,774 SF and will offer all of the latest Chuck E. Cheese games and activities.

Chuck E. Cheese owner CEC Entertainment Inc. will be leasing the land from Thomas C. Vaughn Jr., registered agent for Pinnacle Barber Partners LLC.

Parkway Construction of Lewisville, Texas, will serve as the general contractor for the project.

Malone’s Mechanical of Van Buren will serve as the mechanical subcontractor and ACCI of Neosho, Mo., will complete the HVAC subcontractor work.

Perkins Fire Pro. Inc. of Rogers will install the fire sprinklers for the property and Double Eagle Construction of Springdale will do the concrete work.

The restaurant is expected to open in late November or early December.

MarketPlace Express Builds New Location

Van Tassel-Proctor Inc. of Little Rock recently purchased an $850,000 building permit for MarketPlace Express in Fayetteville.

The new, 3,858-SF, stand-alone building will be located at 95 E. Joyce Blvd. by the new Malco Theatre.

MPG Properties LLC of Little Rock purchased 0.89 acres for the restaurant for $591,000 in June. Attorney Price Gardner is the registered agent for the entity.

First Security Bank is financing the project.

Representatives from Restaurant Management Group of Springdale, who manages the MarketPlace Grill locations said it is still unknown, at this time, whether the Northwest Arkansas Mall MarketPlace Grill Express will remain open after the opening of the Joyce location.

Massey Moves Apartment Property

Mitchell Massey, through his Cabernet Development LLC, sold the Monterey Apartments located at 615 W. Lafayette St. in Fayetteville for $620,000 to Ted Belden, registered agent of Old Buildings LLC. Massey purchased the building for $272,000 in 2001.

Belden said he intends leave the building in its existing skin but remodel interior of the complex beginning next year. He will likely take the 10 existing units and downsize to eight units.

Honeycutt Construction will be the contractor for the project and Tim De Noble will complete the architecture work.

Pro Con Inc. Constructs More 22nd Street Space

Pro Con Inc. of Bentonville recently purchased a $1.19 million building permit for a retail/office building under construction on 22nd Street in Bentonville.

The 11,500-SF space will be about two-thirds retail space and one-third office space and will be located at 200 S.E. 22nd Street, next to other buildings constructed by Pro Con.

Richard Werts of Bella Vista and Bob Burckart and Ted Fox, both of Bentonville, are partners in Pro Con Inc., which is the developer and general contractor on the project.

Morrison-Shipley Engineers Inc. of Bentonville conducted the engineering work for the property and Jim Mangold of Mangold Architecture and Construction in Rogers completed the architectural work.

Total construction costs for the property are estimated at $1.4 million.

The exterior will have a masonry façade with a combination of brick, block and stucco.

There will be a minimum of five retail spaces created and the office space will be divided based on tenant’s needs. Burckart said he is currently working to pre-lease the spaces, which he has listed for $13.50 per SF.

Burckart Properties is the listing agent for the units.

Regions Bank in Rogers is financing the project.

The building is expected to be complete in about six months.

Flash Oil Co. Becomes Owner

Flash Oil Co. of Arkansas Inc. purchased two existing Flash Markets for a total of $2 million from Lance Beaty through Nelson and Beaty Properties LLLP.

A representative of Flash Oil said the company formally leased the two stores from Nelson and Beaty Properties and had the option to become store owners.

One Flash Market is located at 4765 W. Sunset in Springdale and the second is located at 3601 Moberly Lane.

Nothing will change as a result of the purchase.

UBH Purchases Hanger Interest

United-Bilt Homes of Springdale, through Goshen Aviation LLC, purchased interest in an airplane hanger at Drake Field in Fayetteville from Mark Foster, registered agent of Arkansas Aviation LLC for $850,000.

The transaction will allow UBH to use a T-hanger located on the east side of the airfield for corporate travel.

Salon Sees New Owners

James Smith, registered agent for G&C Family LLC, recently purchased the Focus Salon, located at 2518 W. 6th Street in Fayetteville for $723,000.

Ken and Bichtram Nguyen were the previous owners of the property.

No contact information for the new owners was available.

Realty Title Relocating

Realty Title & Closing Services is moving.

The company recently purchased the Galloway Century 21 office, located at 3866 W. Sunset in Springdale, for $500,000.

A company representative said the Springdale office will replace the company’s Fayetteville office. Realty Title & Closing Services also operates an office in Siloam Springs.
