Driscoll builds $2.6 million Hampton Inn (Real Deals)
Hotelier Marion Driscoll will bring 66 more guest rooms to the market in Siloam Springs when his Hampton Inn opens in late September.
The building permit for the project was valued at $2.6 million. Driscoll would not disclose the total budget for the hotel.
The three-story, 38,000-SF hotel will be located at 2171 Ravenwood Plaza, one block off of Highway 412, and about 700 feet west of the Wal-Mart Supercenter.
Of the 66 rooms, four will be full suites with whirlpool baths. The hotel will feature an indoor pool, exercise facility, business center, guest laundry, high-speed Internet access and a boardroom that will accommodate about 15 people.
Driscoll, a Fort Smith-based hotel and high-end residential developer, said the project was designed and built to be energy efficient with high energy-rated heating, ventilation and air conditioning systems and low-emissive windows that will reflect 95 percent of ultraviolet rays.
Richard Humiston, of Richard Humiston Architect PA, was the architect for the project. Marion Driscoll Hotels – Resorts Inc. will manage the hotel.
Ozark Orthopedic Move to Metro
Cooper Medical Buildings of Oklahoma City, Okla., recently acquired a $1.9 million building permit for a 13,265-SF commercial building project at 1101 Horsebarn Road in Rogers.
Cooper Medical Buildings will serve as the design team and general contractors for the new Ozark Orthopedic and Sports Medicine facility, which is currently located on south Huntsville Road in Fayetteville.
The facility’s four practicing physicians jointly purchased the land for $825,000 from Collins Haynes of Metro Park Development LLC in January 2007.
The $2.1 million facility is scheduled to open in March 2008.
Krystal Burger Building Sizzles
Northwest Arkansas will soon be home to three Krystal Burger restaurants.
Brian Smith, through his SmitCo Eateries LLC, paid Dixie Management & Investments LP, $336,000 on July 27 for a commercial property located in the Grapevine Mall in Rogers.
Smith plans to build a 1,300-SF Krystal Burger restaurant.
The entire project will be valued at $1.2 million when completed, which is expected to be by February 2008.
Décor Solutions Inc. will serve as the general contractors and will also complete the electrical and concrete work for the building.
French Harris PA of Hot Springs will serve as the architects.
The remaining sub-contractors have yet to be named and are currently open for bids.
On May 25 Smith also acquired a $430,000 building permit for a second Krystal Burger which will be located at 2100 W. Sixth St. in Fayetteville.
Like the Rogers location, Décor Solutions will serve as the general contractor and will complete the electrical and concrete work for the building.
The third location will be at 1503 S. Thompson in Springdale. Smith purchased the vacant Shake’s Frozen Custard building and the surrounding 0.49 acres for $400,000 in May.
The location will be a Columbia Qwik Krystal Burger and will have drive-thru service only.
Smith said demolition and renovation on the Sprindale location is scheduled to begin soon and the restaurant should be operational by mid November.
Trumbo Adds Third Village
Howell Trumbo, through his Howell Trumbo Revocable Trust, is developing new commercial space on Sixth Street in Fayetteville.
Arena Village III, at 1121 W. Sixth St., features 8,500 SF of space and sits on just more than an acre. Confirmed tenants include Subway and Cellular 2000 Plus, and negotiations are under way with a sporting goods store and a local coffee shop.
The project budget was around $1.2 million, and The Bank of Fayetteville provided financing.
The structure will be finished out at the end of August, and has space for about five tenants total, depending on how the units are portioned off.
Lease prices are $18.50 per SF plus taxes, insurance and maintenance costs for common areas. Sean Trumbo is the leasing agent.
Hunnicutt Construction Co. was the general contractor for the project. Donald Hunnicutt was the architect for the building.
Howell Trumbo, who also owns adjacent shopping centers Arena Village I and Arena Village II, will be renovating those properties.
MainStay Suites Coming to Rogers
Mahesh Shah, through Jam Group LLC of Rogers, purchased 2.29 acres on south 45th Street in Rogers for $939,000 on July 18, 2006.
Excavation work is currently taking place on the property for a four-story, 99-room MainStay Suites hotel.
Each room will include a full kitchen with a cook top, microwave, dishwasher and refrigerator.
Three of the rooms will be two-bedroom suites.
Rooms located on the exterior of the building will also include a balcony.
The hotel will also include a swimming pool, which will be constructed through Seaside Pools Inc. of Bentonville.
Atkins Buchner Price Architects of Memphis Tenn. will serve as the architects for the project and CEI Engineering Associates of Bentonville will serve as the civil engineers.
Christian Brothers Masonry of Rogers will provide the masonry work and Double Eagle Construction of Springdale will handle the concrete work.
Kimbel Plumbing Inc. will provide the plumbing and mechanical work for the project.
Project financing is provided by ANB Financial NA of Bentonville.
The project is expected to be complete by June 2008.
UPS Builds New Springdale Facility
Shipping giant UPS is constructing a new pick-up and drop-off facility in Springdale. The new center will be located on a 14-acre site at 371 Monitor Rd. in Springdale.
UPS purchased the land from the city of Springdale in September 2006 for $715,000. Waco Title Co. closed the sale.
The construction budget for the facility is $12 million.
San Francisco-based URS Corp. was the architecture firm for the building, and Crossland Construction Co. is the general contractor.
The new facility will be about 52,000 SF, with 6,000 SF of office space. UPS’ current building is 20,000 SF.
The project is scheduled for completion in March 2008.
A spokesman for UPS said there are no immediate plans to hire additional workers, but the new facility will put the company in a good position to handle future growth.
Lowell Pharmacy Builds New Digs
The Lowell Pharmacy will have a new home next spring. Owner John Lykins is building a 4,000-SF structure at 115 Presidential St. that is scheduled for completion in March 2008. Groundbreaking is scheduled for September.
Lykins bought the 1.2-acre property in May 2006 from Bill Schwyhart’s HMG Investments LLC for $265,000.
Heritage Title & Closing Co. of Fayetteville closed on the sale.
Butch Berry, of Eureka Springs, is the project architect. Civil Engineering Solutions Inc. of Bella Vista is handling civil engineering duties for the new pharmacy.
The one-story brick structure will feature 3,500 SF of space for the pharmacy, with 500 SF of space for a physician’s clinic.
Construction costs for the project are about $742,000, and the entire budget in $1 million.
Sellers Properties Inc. of Gentry is the general contractor.
Rolands Bring Woodhouse Spa
Joseph and Amanda Roland, through Profile Investments LLC, are building a new spa in Bentonville.
Woodhouse of Bentonville, a franchise of The Woodhouse Spas Corp. of Victoria, Texas, will be located at 2603 N. Walton Blvd.
The 6,303-SF structure will feature wood flooring, extensive tiling, fireplaces, treatment rooms, quiet areas and retail space.
The exterior of the two-story building will be synthetic stucco, or exterior insulation and finish systems.
The Rolands bought the 0.68-acre lot in September 2006 from Bob Burckart, principal broker for The Burckart Companies of Bentonville, for $222,000.
Arvest Bank-Springdale is financing the project.
Greg Barborek of Crafton Tull Sparks is the architect. Crafton Tull Sparks also handled civil and structural engineering as well as mechanical electrical and plumbing work on the project.
Bossler Contracting Inc. of Siloam Springs is the general contractor on the project. Midwest Excavating LLC of Fayetteville is handling dirt work for the project.
The construction budget for the new spa is about $775,000, while the total project budget is about $1 million.
Groundbreaking will begin soon. The completion date for construction is mid-December, and the spa should be open in mid-January.
