Lazenby Launches in Elkins Subdivision (Real Deals)

Bill Lazenby, owner of Lazenby Real Estate Co. in Fayetteville, has started construction on a project that will be valued at about $12 million upon completion.
Lazenby purchased Lots 1 through 85 of Miller’s Meadow Subdivision in Elkins from S&L Development Inc. for $2.51 million. The land deed was signed on Oct. 6.
The subdivision is located off Harris Community Road on the west side of Elkins.
John Selph is the president of S&L Development of Fayetteville. Other members are David Lawson, Denise Lawson and Sharon Selph.
Stewart Title of Arkansas in Rogers closed the sale.
ANB Financial N.A. of Bentonville is handling the financing.
Homes will range from 1,360 SF to 1,450 SF on the lots that are just about 0.25 acre each. Prices will range from $137,000 to $148,000.
Most of the homes will feature three bedrooms and two baths, though there are preliminary plans for four-bedroom homes in the subdivision. Amenities include brick exteriors, privacy fences and covered back porches. Some also will have granite counter tops and whirlpool bathtubs, depending on the model.
Brandon Sullivan of Lazenby is the foreman for the project.
Garry Rhodes of Lazenby is the primary listing agent for the homes.
Framing on the first 20 houses has begun and should be finished by early February.
Elders Start Chester Hills
Chris and Kerri Elder, through their C&K Properties LLC of Springdale entity, recently secured a $10.55 million loan from The Bank of Fayetteville for a condominium project in South Springdale.
The Grove at Chester Hills will include 134 condos and is located on about 11 acres on Chester Street.
The condos will range in price from $95,000 to $145,000 and will be between 1,150 SF and 1,350 SF.
There are 24 one-bedroom units and two separate floor plans for the two-bedroom units, including some with garages and some without. The project also includes four outparcels of retail/office space, two of which are near completion.
The community will have a pool, clubhouse and fitness center.
Elder Construction Co. of Little Rock is serving as the general contractor.
Vince Poellat of Miller Boskus Lack Architects PA in Fayetteville is the architect.
Austin Bivens of Re/Max Partners in Springdale is the listing agent.
The project is set for completion in early spring.
More Elder Condos in North Fayetteville
Kerri Elder, through her Elder-Meadowview Townhomes LLC of Springdale, is developing a condominium project valued at $9.3 million at 2210 Karrington Ridge in Fayetteville.
The 5.5 acres for the The Ridge at Karrington Place was purchased in December of 2005 from Mathias Shopping Centers Inc. of Springdale. Sam Mathias is the owner of MSC.
Heritage Land Title of Arkansas in Fayetteville closed the original land deal.
Construction is being financed through Legacy National Bank of Springdale.
Each two-story condo is approximately 1,150 SF with two bedrooms and two-and-a-half baths. There are 72 units being pre-sold for $124,900.
Austin Bivens of Re/Max Partners in Springdale is the listing agent.
Each unit will feature brick, stone and Hardi-board exterior. All appliances will be provided while other amenities include hardwood floors downstairs, crown molding, fire places, covered front porches and private patios.
There also will be a home owners’ association that will include all exterior maintenance, lawn and landscape care, trash pick-up and building insurance.
Other upgrades are available.

Nock Knocks Out Rupple Row Homes
John Nock, through his Nock Homes LLC entity of Fayetteville, recently bought 27 building permits totaling $5.32 million to continue constructing homes in the Rupple Row subdivision.
Five of the building permits are for lots on North Tennyson Lane, while the remaining 22 are on North Rupple Road. Each permit is valued at $197,064.
Financing for the homes is being provided by BancorpSouth Bank of Tupelo, Miss., First Western Bank & Trust Co. of Booneville, Great Southern Bank of Springfield, Mo., Metropolitan National Bank of Little Rock, and The Capital Bank of Little Rock.
Each home will appraise at $225,000. Most are three bedrooms, two-and-a-half baths, but two-bedroom plans also are available. The homes will range from 1,825 SF to 1,950 SF and most have a mixture of brick, rock and Hardi-board exteriors.
Amenities include granite countertops in the kitchens, hardwood floors downstairs, walk-in closets in every room, whirlpool bathtubs, fireplaces and fenced yards.
Nock Homes is the builder while Tim Cooper of Cooper Architects PA in Fayetteville is the architect.

Burnett Begins Sports Park Plaza
Cody Burnett of Burnett Enterprises in Rogers has started construction on a strip mall at 2100 Hudson Road in Rogers.
The strip mall has appraised for $2.6 million, and a building permit valued at $818,000 was recently bought in relation to the project.
Financing is being provided by Valley Bank in Rogers.
The Sports Park Plaza will have 18,900 SF of retail and restaurant space. It includes 13 units, ranging from 1,380 SF to 1,500, and is available for between $14 and $16 per SF.
Verbal agreements already have been reached on about 7,500 SF of the building, including a salon and spa, a confectionery business and a medical supplier.
The project is on 2.87 acres on the north side of 65 acres that are being developed for the Rogers Sports Park complex.
Burnett Commercial Contracting is the general contractor and Burnett Excavating handled the utilities and site work.
Mangold Architecture & Construction of Rogers is the architect.
Burnett Real Estate Group is the leasing agent.
Completion is scheduled for late December.
Cave Springs Goes Caribbean
Colors of the Caribbean LLC, which is comprised of six partners, is nearing completion of a $600,000 project in Cave Springs.
Frankie Hart is the managing partner of the group that includes Lydia Hart, Debbie Hart, Charles Hart, Kelly Tuttle and Craig Jones.
The 7.2 acres for the project has been owned by the Hart family since 1962 and is part of an original 40-acre purchase for $15,000. Land zoned for commercial nearby sells for about $5 to $8 per SF, meaning the land is worth about $1.5 million to $2.5 million.
Located at 1276 South Main Street, across Arkansas Highway 112 from The Creeks Golf Course, it will be a “mini-day spa” featuring a hair and nail salon, tanning, massage, an espresso/cappuccino bar and retail associated with the business.
There will be 5,000 SF inside with a 1,000-SF deck that is wireless Internet compatible. Interior elements include palm trees and blue skies painted on the walls and ceilings throughout.
Jones, a Rogers-area homebuilder, is handling the contracting. The architectural design was developed internally and no engineers were used.
The business is set for a soft opening on Nov. 27 and a grand opening on Dec. 2.
MANA Purchases MediServe Building
Medical Associates of Northwest Arkansas purchased a Fayetteville building for $580,000 from McIlroy Investments Ltd., according to a warranty deed signed Oct. 6.
WACO Title Co. closed the sale.
Financing was provided by Arvest Bank-Fayetteville.
The building, located at 117 East Sycamore Street, had been leased by MANA since March 2002. It is home to one of MANA’s two MediServe walk-in clinics in Fayetteville.
The “urgent care clinic” is open seven days a week from 8 a.m. to 8 p.m. Physicians who practice there are Linda Ekman and John H. Young.
