Baldwin & Shell Construction Starts on Projects in Rogers? MetroPark Subdivision (Real Deals)
Baldwin & Shell Construction Co. of Rogers recently started work on two projects in Rogers’ MetroPark subdivision totaling $5.45 million.
Baldwin bought the first building permit valued at $2.98 million for a 31,000-SF building at 600 S. 52nd St.
Nestlé Corp. will initially lease 15,000 SF of that building, said Collins Haynes.
Haynes and his son, Hunter Haynes, own the building through 660 S. 52nd St. LLC.
BancorpSouth Bank of Tupelo, Miss., was the lender.
The building is scheduled to be completed in February.
Haynes and Associates Ltd. of Rogers is the architect. Sand Creek Engineering & Landscape Architecture Inc. of Bentonville is the civil engineer. Structural engineering is being provided by Myers Engineering PLLC of Van Buren, which is owned by Jason Myers.
Collins and Cynthia Haynes are the principals in Haynes & Associates. Tim Sorey and Lee Myane are the principals for Sand Creek.
In addition to making chocolate, Nestlé owns the Purina brand of pet care products. Nestlé Purina currently has Wal-Mart sales offices at 60 and 108 E. Sunbridge Drive in Fayetteville.
Dental Arts At MetroPark
Baldwin & Shell Construction Co. bought a $2.47 million building permit to build the second project, a two-story, 15,500-SF MetroPark Dental Arts building at 508 S. 52nd St. The building is owned by Drs. Barry L. Henbest and Jeff Erickson, along with engineer Jason Myers.
Henbest and Erickson are Rogers dentists who plan to operate MetroPark Dental Arts in the 10,000-SF top floor of the building, which is being constructed on a hill. The downstairs portion will be leased out.
Bank of the Ozarks of Little Rock is providing the financing.
Henbest said he plans to have the new clinic open by February.
Haynes and Associates Ltd. of Rogers is the architect. Sand Creek Engineering & Landscape Architecture Inc. of Bentonville is the civil engineer. Myers Engineering of Van Buren (Jason Myers’ company) is the structural engineer.
LRDF1 Lands Business Park
In mid-May, LRDF1 Fayetteville LLC, which lists addresses in Little Rock and Omaha, Neb., bought Lot 10 of CMN Business Park II, Phase I, for $2.55 million from J&B Tall LLC of Omaha. The property is located on Joyce and Steele boulevards in Fayetteville and sold for $358,146 per acre.
Patrick C. Boyd of Little Rock is the registered agent for LRDF1. Lawrence R. James II of Omaha’s Lockwood Development Inc. and Boyd are members of J&B. J&B got the 7.12-acre land in December 2005 from Nanchar Inc. of Springdale and MSB Properties LLC of Springdale.
Nancy Rubuck is the president of Nanchar and Charlotte Steele is the secretary. Marjorie Brooks is the managing member of MSB.
Big Dog Laps Up Subdivision Land
Big Dog Management LLC of Fayetteville/Farmington recently spent $2.54 million to buy 20.76 acres from DB #1 LLC, which is about $122,351 per acre.
The land includes lots 1-67 of the Meadowsweet Subdivision located on Washington County Road 257.
Big Dog took out a $1.96 million mortgage from Pinnacle Bank in Bentonville and a $488,000 loan from DB.
Big Dog is composed of Audra Bailey (registered agent), Robert Douglas Hale Maritan (incorporator/organizer), Ben Young (manager), DTS Brokerage and Development LLC of Paris, Ark., RDM E&P LLC of Fayetteville and Chenevert Properties LLC of Fayetteville.
Building will begin in the next couple of weeks at the subdivision that’s located across from The Golf Club at Valley View in Farmington. Homes will range between 1,700-2,400 SF and cost under $200,000.
Coldwater Takes Walton Addition
Recently, TKG Portfolio 10 LLC of Coldwater, Mich., sold Lot 2, Block 1, of the Walton Addition in Springdale to Coldwater Portfolio Partners II LLC of Wilmington, Del., for $1.76 million. The property is located at 202 S. Pleasant St. in Springdale.
Angela Henry of Coldwater received a $15.5 million loan from Greenwich Capital Financial Products Inc. of Greenwich, Conn., in relation to the land.
Kenneth S. Klein is the manager of TKG. TKG also has a Little Rock address listed. TKG has Corporation Service Co. of Little Rock as a registered agent. CSC has Little Rock’s United States Corporation Co. as a registered agent as well as an address in Wilmington. USCC has CSC as a registered agent. Bruce Winn is president of CSC and USCC.
Coldwater also has a Little Rock address listed.
Beau Terre Spacing Out
Bell-Corley Construction recently obtained a building permit valued at $1.45 million to build another office building in Beau Terre Office Park in Bentonville.
Building permit values are based on specific formulas that vary from city to city and county to county and do not necessarily reflect the actual construction cost of the project.
Construction of the shell of the 11,608-SF building will cost about $500,000.
The owner of the project is Behringer Harvard Funds, based in Dallas. Behringer Harvard was involved in one of the largest business transactions in Arkansas in 2004 when it purchased Beau Terre’s original 371,083 SF for $55.9 million.
The architect is Miller Boskus Lack Architects PA of Fayetteville.
Bell-Corley is general contractor for the single-story building, which will be similar in design to the existing offices in Beau Terre. CEI Engineers of Bentonville is the engineer for the project.
Covington Custom Homes Sells Subdivision Houses
Covington Custom Homes Inc. recently sold three houses in the Covington Park Subdivision, Phase III, located off Arkansas Highway 265 in Fayetteville.
In Phase III, there are 29 lots with prices ranging from $65,000 to $85,000. Lot sizes are 0.27 to 0.33 acres. Houses are a minimum 2,400 SF and start at $375,000.
Recently, Bryan K. Jones bought a house at 2279 Covington Park for $429,000. Jones received two mortgages totaling $385,920 from Wells Fargo Bank N.A. of Des Moines, Iowa.
On June 1, Jason Dax Luningham and Nanette Carolyn Luningham bought a house at 2373 Covington Park for $399,000. The pair received a $319,000 mortgage from 66 Federal Credit Union in Bartlesville, Okla.
On June 23, Andrew J. Rojeski and Lisa A. Rojeski bought a house at 2345 Covington Park for $497,000. Mortgage Access Corp. of Morris Plains, N.J., mortgaged the buyers $385,000.
Covington Park Development Inc. is the developer of Covington Park. Don Cozart is the president of Covington Park Development.
Whorton Construction Sells Hidden Hills Lots
Whorton Construction of NW Arkansas Inc. of Springdale sold lots in Springdale’s Hidden Hills, Phase II to four different groups.
Siloam Springs’ Bishop Properties Inc. of NWA took Lots 94, 110-111, 123-125, 138-139, 141 and 154 for $400,000. Bishop received loans totaling $1.15 million from First Security Bank in Springdale. Steve Bishop is the president of Bishop Properties.
On April 28, Bob Ikenberry Custom Homes Inc. of Greenwood bought Lots 89, 99, 112-116, 121-122, 131, 136 and 152 for $256,000. But on May 1, Ikenberry sold those 12 lots to Miller Building Group LLC of Springdale for $454,000. Miller took out a combined $453,500 in loans from ANB Financial N.A. in Bentonville in relation to the land.
Bob Ikenberry is the president of Ikenberry Custom Homes.
Spainhower Enterprises Inc. of Fayetteville was the third group to buy from Whorton, picking up Lots 93, 103-104, 118-120 and 148-150 for $374,000. Spainhower received mortgages for about $1.2 million from ANB Financial. Spainhower’s property is located on Deer Valley Street, Presley Lane, Sweetwater Ranch Avenue and Carefree Lane. Spainhower then purchased nine building permits valued at a total of about $1.35 million to build single-family homes.
Michael Spainhower is the incorporator/organizer of Spainhower.
Lowell’s Dream Structures LLC was the final buyer, taking Lots 83-88, 106-107, 127, 137 and 162-165 for $463,000. Dream got a $463,000 mortgage from Chambers Bank of North Arkansas in Fayetteville. Steven K. Fisher and Teresa L. Fisher are members of Dream.
