Commerce Park Phase II Takes Shape (Real Deals)

Dixie Development and Management Inc. of Fayetteville has started work on a new commercial development complex.

The four-story office building at 2049 E. Joyce Blvd. in Fayetteville is part of the Commerce Park Phase II project. The 63,257-SF building is on 4.78 acres adjacent to the existing building at Commerce Business Park. The building permit for Phase II is valued at $7 million.

The owner/developer of the site is Dixie Development and Management. Dixie, founded by Ben Israel, is doing all the contracting work. Dixie will also be in charge of leasing space to occupants at Commerce Park.

Chambers Bank of North Arkansas is financing the project. Steve Clark of Clark Consulting Inc. of Fayetteville is the civil engineer. Don Mobley of Mobley Architects Inc. of Fayetteville is the architect.

Shane Lanning of Engineering Elements PLLC of Fayetteville is doing mechanical and electrical engineering work as well as the plumbing.

Dixie’s Whitley Dunn said the project should be completed by February 2007.

Wellness Center Comes to Rogers

Kinco Constructors LLC of Springdale started construction on the Adult Wellness Center for the city of Rogers last fall.

The $6 million Wellness Center is located at 2001 W. Persimmon St. and is scheduled to be completed later this summer. The 55,000-SF center sits on 11 acres.

PB2 Architecture and Engineering Ltd. of Rogers is handling the architectural and engineering work while Kinco is doing the contracting work.

The Wellness Center will cater to senior citizens and will include offices, kitchen, meeting rooms, a swimming pool, warm-water therapy pool, basketball court, walking track, lockers, showers, library and other areas for activities such as aerobics, card playing, socializing, therapy and strength training.

Funding came from various places. Bonds paid for $4.5 million of the project. The general city fund pitched in more than $1 million. The Rogers Community Recycling Center, private fundraisers and other sources chipped in money as well.

Hyundai Dealership Breaks Ground

Kent Dobbs Hyundai, which has a dealership on South Thompson Street in Springdale, started construction in early June on a building in Bentonville.

The new 20,000-SF building will be located south of S.E. 28th Street in Bentonville and will be called Hyundai of Bentonville.

The land for the store covers 6 acres. Hyundai representatives said the store will be “full-service,” meaning automobile sales, parts and service.

Fairchild Construction Inc. of Bentonville is doing the site work. Crafton Tull & Associates Inc. of Rogers is doing the engineering work. The Benham Cos. LLC of Lowell is the architect.

First Security Bank in Fayetteville is financing the $5 million project.

The dealership is scheduled to open in March 2007.

Critical Path Adds To Rupple Row

From May 5 through May 22, Critical Path Construction Management Inc. of Fayetteville obtained 19 building permits totaling just under $3 million to build houses on the west side of Fayetteville in the Rupple Row subdivision.

The owners of the land are Nock Investments LLC of Fayetteville and North College Development Co. of Fayetteville. John Nock is the sole member of Nock Investments. Nock, Richard Alexander and Ryan C. Thornton are listed as members of North College Development.

Nock Investments bought the land from WHM Land Investments Inc. in Dec. 2003.

The 19 building permits obtained are for houses that range in size from 2,299 SF to 2,692 SF. The buildings are located on Belmont Circle, West Marlowe Lane and North Tennyson Lane.

Rupple Row is a 41.7-acre subdivision. Of the 260 total dwellings, 182 are single-family residences and 78 are multi-family homes.

Cooper Architects PLLC of Fayetteville is listed as the architect. The engineer for the project is listed as Jorgensen & Associates Consulting Inc. of Fayetteville.

Clabber Creek Gets Bigger

From May 24 through June 1, Barber Development Inc. of Fayetteville acquired 15 building permits totaling $2.3 million to build single-family residences in the Phase III of Clabber Creek Subdivision in Fayetteville.

According to building plans filed with the Fayetteville Planning Department, BMW Investments LLC of Springdale is the owner of the land, and the engineer is H2 Engineering Inc. of Fayetteville. BMW acquired the land from the city of Fayetteville.

The houses are scheduled to be completed in December, and at least 12 have already been sold, according to a representative from Barber.

The building areas for the houses range from 2,140 SF to 2,290 SF. The houses will be located on Olive Tree Drive, West Olive Drive, Brush Creek Drive, North Brush Creek Drive, North Fire Fly Catch Drive, Fire Fly Catch Drive and West Puppy Creek Drive.

Clabber Creek has five phases and 34.8 total acres. Phases I and II have been completed. Phase III has 110 single-family lots while there are 256 total lots Phases III-V.

Bank of the Ozarks Boasts New Locale

Little Rock-based Bank of the Ozarks Inc., which has branches sprinkled throughout Northwest Arkansas, will soon open a new location at 2060 N. Crossover Road in Fayetteville.

The general contractor is Massey Construction LLC of Little Rock, which obtained a building permit for $800,000 to construct the 6,116-SF structure. The bank will sit on 1.1 acres.

The land is owned by Melvin Edwards, vice president of Bank of the Ozarks.

Bank of the Ozarks purchased the land from Timothy C. and Christine L. Klinger.

The land was appraised at $417,000 in 2004.

Keith Austin Construction Co. of Springdale is doing the site work.

Advanced Mechanical Contracting Co. of Lowell is doing engineering work. Royal Electric Co. of Little Rock and Springdale is doing the electrical engineering. Crafton Tull & Associates Inc. of Rogers is doing architectural and engineering work.

The bank is scheduled for completion in August.

Milestone Makes Room for Reagan

Milestone Construction Co. of Springdale recently obtained a building permit worth $780,000 to build additional classroom spaces at Rogers’ Reagan Elementary School.

The worksite is located at 3904 W. Olive St. in Rogers.

Work on the project began in late May and is scheduled to be completed before the start of the 2006-07 school year.

The project is 6,500 SF. Land area is less than 1 acre.

Milestone is doing the contracting work. Hight-Jackson Associates PA of Rogers is the architect.

The engineer is HSA Engineering Consulting Services Inc. of Fort Smith.

Money for the project came from bonds, which were generated from a 2003 millage increase.

Rogers’ Communications Spokeswoman, Ashley Kelley, said the total cost of the project will run around $900,000.

Kelley added that the district is applying for state assistance, which could cover up to 24 percent of the expenses.

Harness Wins Elkins’ Project

The Elkins School District recently selected Harness Roofing Inc. of Springdale to do a roofing project on the Elkins Elementary School.

Harness agreed to do the project for $612,422.

The project should be completed before the 2006-07 school year.

Financing for the project is still in the works with some of the funding potentially being supplied by the Arkansas Department of Education.

Parkway Builds In Bentonville

Construction is under way on a new Parkway Bank branch in Bentonville. Parkway currently has one other office in Rogers.

The latest bank is located at 1100 S.E. Walton Blvd.

The 4,800-SF building is being constructed by Natural Builders Inc. of Rogers on a building permit valued at $585,000. Natural Builders is doing all the contracting.

The architectural work is being provided by Harrison French & Associates Ltd. of Bentonville. Harrison French is also doing the mechanical and civil engineering work.

The structural engineer is Tatum Smith Engineers Inc. of Rogers.

The land for the new bank building is less than 1 acre. No completion date was available.
