Mid-Tec Takes Cargill Expansion (Real Deals)
Mid-Tec Inc. of Anderson, Mo., recently started construction on an expansion to the Cargill Meat Solutions plant on Randall Wobbe Road in Springdale.
The expansion is valued at $17 million and will bring an additional 83,000 SF to the existing 255,000 SF at the plant.
The construction should be complete in April 2007.
Cargill Inc. of Minneapolis is the owner of the project and owns 20-acres on the site.
Paul Lawrence, vice president and general manager of Cargill’s Springdale operations, said the company decided to expand the plant to better serve customers and increase its freezing capability.
The Cargill Springdale plant processes about 45,000 birds per day from its facility and produces HoneySuckle White and Shady Brook Farms turkey products.
Lawrence said the plant employs about 950 and was built in 1964. Cargill bought the facility from Ralston Purina in 1975.
Vaughn Coltrane Pharr & Associates of Springdale is the architect and engineer.
Lawrence said the company is financing the expansion internally.
EWI Cracks Renovation
EWI Constructors Inc. of Fayetteville recently started a construction project valued at $1.2 million to renovate a portion of the former Regions Bank building at 500 W. Walnut St. in Rogers.
EWI started the asbestos removal about two weeks ago.
EWI is the construction manager on the project for the Rogers School District.
The 36,000-SF renovation includes half of the building, which is the original portion built in 1971.
The project should be finished in September.
JKJ Architects of Rogers is the architect. Green Anderson Engineers Inc. of Fayetteville is the engineer.
EWI also has been contracted to build three Bank of the Ozarks locations. The foundation has been poured at the 2,800-SF Bank of the Ozarks location at U.S. Highway 412 and Jones Road in Springdale. The project is valued at $650,000. EWI will start construction on two Bella Vista locations in May. The 3,600-SF branch off Lancashire Boulevard is valued at $925,000. The 3,600-SF branch in the Sugar Creek shopping center is valued at $850,000.
D & H Plays New Daycare
D & H Heathman LLC recently bought a building permit valued at $1.2 million to build an 11,000-SF building at 2920 American St. in Springdale.
Dwight Heathman of D & H Heathman is the developer of the building.
Arvest Bank-Springdale is financing the construction.
Heathman will own the building and lease it back to Coleman’s Children’s Academy.
Husband and wife Lois and Virgil Coleman, along with daughter Courtney Polk, are the owners of the business, which also has locations on 40th Street and in the Jones Family Resource building in Springdale.
Coleman’s third location will be licensed for 150 children and will have care for infants up to 12 years old. The building will have eight classrooms and a large indoor playroom with a play structure.
Lois Coleman said the center plans to open by the start of the 2006-07 school year in August.
Coleman’s is financing its third location through First Security Bank of Springdale.
Miller Construction Makes Rogers Lots
Matt Miller Construction Inc. recently bought three building permits valued at a combined $589,680 to build homes in the Creekwood subdivision off Bellview Road in Rogers.
Homes in Creekwood are a minimum of 2,400 SF. Miller’s homes average 2,400 SF and will sell from $290,000. Lots average 0.22 acres. Miller said he paid about $60,000 per lot in Creekwood.
Doug Gibson of Terminella & Associates in Fayetteville is the listing agent for all 200 lots in Creekwood. Gibson said there are nine lots left for sale in the subdivision.
Tom Terminella of Terminella & Associates is the developer of the 75-acre subdivision.
Miller is also building in the Lexington subdivision, which is located across from Creekwood on Bellview Road and in Warren Glen off West Drive in Rogers. Miller is acting as both the builder and listing agent for homes in both those subdivision and is licensed with Re/Max Partners in Springdale.
Miller recently bought seven building permits for homes in Lexington.
Homes in Lexington are a 2,000-SF minimum, and Miller’s homes average 2,100 SF. They will sell from $240,000 to $280,000, and lots average 0.22 acres.
Miller bought about 30 lots in the subdivision from Paul Pinkley in June at an average price of $43,000 per lot. Miller — along with Welborn Construction Inc., Welborn Homes Inc. and Landmarc Construction — bought all of the 120 lots in the subdivision from Pinkley in June.
Regions Bank of Rogers and Bank of the Ozarks of Rogers are both financing Miller’s construction.
Miller said he paid about $60,000 per lot in Creekwood.
Randy Winksi of Warbal Investors LP is the developer of the 100-lot Warren Glen subdivision where lots average 0.25 acres.
Pick-It Turns Cornerstone
Pick-It Construction Inc. of Fayetteville recently bought four building permits valued at a combined $565,504 to build homes on Cornerstone Place.
The cul-de-sac will eventually have nine homes, of which four were built last year. The street is located adjacent to the Cornerstone apartment complex.
Pick-It is the general contractor on the homes for Lindsey Construction Co. of Fayetteville.
Lyndy Lindsey and Kevin Rogerson of Lindsey Construction are the developers and owners of the homes that are rentals.
The new three bedroom, two bathroom-homes will average 2,100 SF and will rent from $1,200 per month. Lindsey Management Co. will manage the home rentals. The lots average 0.18 acres.
First Security Bank of Fayetteville is financing the construction.
Jorgensen Associates Engineers/Surveyors is the engineer for the site, which was platted with the apartment complex. Kim Fugitt of Fayetteville is the architect.
Stearman Steers Battlefield Lots
Lot sales continue in the Battlefield Estates subdivision.
Gary Stearman is the developer of the project, which is located west of Viney Grove Road in Prairie Grove.
Pat Davenport of Robbins Realty in Farmington said lots in Battlefield are selling from $36,000. The average lot size is 0.22 acres in the 120-lot subdivision.
Homes have already been built in the 14-lot Phase I. About 50 lots remain for sale in the 106-lot Phase II.
Stearman bought the first 14 lots in first phase of Battlefield in July 2004 from William Lazenby for $420,000. Site construction began in 2005.
Homes are a minimum of 1,450 SF. Davenport said the average selling price for homes in Prairie Grove is $100 to $110 per SF.
Arvest Bank-Prairie Grove financed the site work.
Jorgensen Associates Engineers/Surveyors is the engineer.
Stearman is also a developing partner in Prairie Meadows subdivision off U.S. Highway 62 and Industrial Park Road in Prairie Grove.
Billy Jo Bartholomew and Mark Silva are also partners in the subdivision. The group is selling lots in Phase III of the 300-lot subdivision. Site work began about a year and a half ago, Stearman said.
Lots are selling from $39,500 for a 0.22-acre lot to $45,000 for a 0.34-acre lot. Homes will sell from $100 to $110 per SF. Jorgensen Associates Engineers/Surveyors is the engineer for Prairie Meadows.
