Lindsey Buys Permits for New Links Apartments

Lindsey Construction Co. of Fayetteville recently bought 15 building permits valued at a combined $8.9 million to build 180 new apartment units in The Links at Springdale apartment complex.
The project is an addition to the existing apartment complex, which has 492 units. Each 12-unit building will have four one-bedroom units and eight two-bedroom units.
The one-bedroom units will rent from $485 per month, and the two bedroom units will rent from $585 to $685 per month.
The Links At Springdale Phase II LP, of which the Jim Lindsey is a principal, is the developer of the project. Lindsey and the Lindsey Family Partnership own 89 acres at The Links site, which includes 53 acres in Phase II, and 20 acres in Phase I of the project, in addition to 8.8 acres of land that will be developed for commercial use.
First National Bank in Green Forest is financing the construction. Kim Fugitt of Fayetteville is the architect. Crafton Tull & Associates Inc. of Rogers is the engineer.
Baldwin Drives Toyota Project
Baldwin & Shell Construction Co. of Rogers continues construction on the building that will house the Toyota of Northwest Arkansas dealership off Horsebarn Road in Rogers.
Haynes Ltd. is the architect of the $6 million project.
The 39,000-SF dealership will be complete in April.
H2 Holdings LLC, of which Collins Haynes and Hunter Haynes are members, is the developer of the project. The project is part of the Metropark complex.
GM Enterprises LLC, of which Germain Motor Co. of Columbus, Ohio, is a member, will lease the space from H2 Holdings under a 10-year agreement with an option to renew. The site is 8 acres. The dealership is slated to open by April 1.
Bank of the Ozarks of Bentonville and Chambers Bank of North Arkansas in Rogers are financing the development.
Sand Creek Engineering & Landscape Architecture Inc. of Bentonville is the civil engineer.
Hunter Haynes said there are about 58 acres left for lease or purchase in Metropark. Space in Metropark leases from $19.75 per SF annually.
Haynes said Baldwin & Shell will soon begin construction on two more buildings in Metropark. One building will be 9,000 SF and the other will be 15,000 SF. Haynes Ltd. is the architect for both buildings.
Kinco Shines Steele Plaza
Kinco Constructors LLC of Springdale recently bought a building permit valued at $5.42 million to build a 45,000-SF office building on Steele Boulevard in Fayetteville.
Irwin Partners is the developer of the building, which will be called Steele Plaza. Jim Irwin is a principal of Irwin Partners. Jordan Ligon of Irwin Partners will be the leasing agent for the building, which is scheduled to be complete in the fall.
Irwin Partners is also the listing agent for the 300-acre Steele Crossing development where Steel Plaza is located. Developers Marjorie Brooks, Nancy Rubeck and Charlotte Steele began developing the property about 12 years ago.
Williams & Dean Architects of Little Rock is the architect. Engineering Consultants Inc. of Fayetteville is the civil engineer. MPE Consulting Engineers of Little Rock is the mechanical engineer, and Hargrave Consulting Engineers Inc. of Little Rock is the mechanical engineer.
Summit Bank of Arkadelphia is financing the development.
Kinco Will Build DaySpring HQ
Kinco Constructors LLC of Springdale will soon begin construction on a $4.1 million building for DaySpring Cards Inc. in Siloam Springs.
The building will serve as DaySpring’s new corporate headquarters and will house about 160 employees. DaySpring has an existing 100,000-SF distribution facility on the new site that will remain there. It has about 450 employees at five locations in Siloam Springs.
The one-story, 36,000-SF facility off Arkansas Highway 16 will be complete sometime in 2007.
Don Brick Excavating of Rogers is completing the site work. The foundation work for the building should start in mid March.
Freeland-Kauffman & Fredeen Inc. of Rogers is the architect. Tatum-Smith Engineers Inc. of Rogers is the structural engineer. HSA Engineering Consultant Services Inc. of Fort Smith is the mechanical, electrical and plumbing engineer on the 6.1-acre site.
Lazenby Ropes City West Units
Bill Lazenby of Lazenby Real Estate Inc. recently bought 32 building permits valued at a combined $3.4 million to build duplex units in the Residences at City West subdivision off Womack Street in Centerton.
The subdivision will feature 54 lots, of which 16 will be four-plexes. Each four-plex unit is 1,394 SF, and each duplex unit is 1,205 SF. Duplex lots average 0.33 acres.
Each three-bedroom, two-bathroom unit will average 1,380 SF and will have a two-car garage.
The first unit will be complete in March.
Lazenby would not disclose its bank financier.
Sand Creek Engineering & Landscape Architecture Inc. is the engineer on the project.
Riggins Buys Butterfield Lots
Riggins Construction Co. recently bought 23 building permits valued at a combined $2.89 million to build homes in the Butterfield Gardens subdivision off Butterfield Coach Road in Springdale.
Home construction in Butterfield began in September 2003. The new construction is in Phase II.
Kevin Riggins and Gary Brandon of Butterfield Gardens LLC are the developers of the subdivision. Riggins Construction is building all of the homes in the subdivision and also completed the site work.
Homes in the subdivision range from 1,100 to 1,500 SF and will sell from $114,900 to $129,900. Kendall Riggins of Springdale’s Griffin Co. is the listing agent on the homes.
There are 300 lots in the 54-acre subdivision.
BancCorp South Bank of Fort Smith is financing the construction.
Riggins and Brandon bought the 54 acres for the project in 2003 from The Commons LLC for $1.6 million. Glade Williamson is a member of The Commons LLC.
Wallis Works Hickory Glen
Rod Wallis Construction Inc. recently bought 16 building permits valued at a combined $2.6 million to build homes in the Hickory Glen subdivision on the corner of Wedington Drive and Lewis Street in Fayetteville.
The entire subdivision has 16 lots, which Wallis bought from Northwest Development in December for about $60,000 per lot.
Chris Adams is a principal in Northwest Development.
Lots average 0.17 acres.
The homes will range from 1,900 to 2,200 SF and will sell from $110 per SF.
Legacy National Bank of Springdale is financing the construction.
NWA Realty Resource will be the listing agent for the homes.
The craftsman-style homes will feature a mixture of brick and siding materials on the exterior. The four-bedroom, three-bathroom homes will have granite countertops, crown molding, tile and hardwood flooring.
Geomatic Consultants Inc. of Cave Springs is the engineer.
The homes should be complete in July.
Celtic Construction Mines Copper Creek
Celtic Construction Inc. recently bought three building permits valued at a combined $721,679 to build homes in the Copper Creek subdivision off Arkansas Highway 265 in Fayetteville.
Lee Scarlett owns Celtic Construction.
The homes will range from 3,100 to 3,600 SF and will sell from $130 to $134 per SF. Scarlett said he paid about $74,000 for his last lot purchase in Copper Creek. Lots average 0.33 acres.
The four-bedroom homes will feature three-car garages, 100 percent brick-and-stone exterio, landscaping, a sprinkler system, security system, and central vacuum systems.
Engineering Services Inc. of Springdale is the engineer.
Tuggle Buys Sundance Lots
Tuggle Contractors LLC of Fayetteville recently bought four building permits valued at a combined $715,772 to build homes in the Sundance Meadows subdivision off Tackett Drive in Fayetteville.
The homes will average 2,200 SF and will sell from $225,000 to $275,000. Lots average 0.2 acres.
The French country three- and four-bedroom homes will feature 100 percent brick or stone exterior, granite countertops, stainless steel appliances and a complete landscape package.
John Tuggle and David Chance started out as the developers of the 25 lots but then sold them in December to Cliff Crouse of Sheridan. Tuggle and Chance are building the homes for Crouse.
Betsy Tuggle and Mike Philip of Re/Max Partners in Springdale are the listing agents for the homes.
The first home should be complete in three to four months.
Keystone Consultants Inc. of Fayetteville is the engineer on the 7.9-acre subdivision.
