CDI Contractors LLC of Little Rock recently bought a foundation permit valued at $794,000 to begin construction on a 155,000-SF Dillard’s store in Rogers’ Pinnacle Promenade shopping center.

The store will be two levels and will have an extra 45,000-SF of unfinished space on the second floor, bringing the total space to 200,000 SF. The total construction cost of the store will run about $15 million.

Architecture + of Monroe, La., is the architect of the project as well as being the structural and civil engineer. Jim Standard & Associates of Monroe, La., is the electrical engineer. Design Professionals of Monroe, La., is the mechanical and plumbing engineer.

Dillard’s is an anchor to the 980,000-SF retail project, which includes plans for a 99,000-SF J.C. Penney store and a 12-screen Malco movie theater.

Dillard’s is scheduled to open Sept. 27, 2006.

The lifestyle center shops are expected to open Oct. 6, 2006. The Pinnacle Group of Rogers and General Growth Properties Inc. of Chicago are developing the Pinnacle Promenade.

J.B. Hunt, Bill Schwyhart and Tim Graham are principals in The Pinnacle Group.

In October, Vratsinas Construction Co. of Little Rock bought building permits valued at more than $20 million to start construction on the lifestyle center space.

Crossland Carries Horsebarn Project

Crosssland Construction Co. of Rogers will soon begin construction on a 72,000-SF building valued at $12 million on Horsebarn Road in Rogers. The building will be a mix of office space with condominium units planned for the top floor. Tim Graham and Tim Graham II of Horsebarn Partners LLC are the developers of the project. Arvest Bank-Fayetteville is financing the construction. CEI Engineering & Associates Inc. is the engineer of the 3-acre site.

Elder Speaks French Units

Elder Construction Co. of Springdale recently started construction on a 46-unit condo project off 40th Street in Springdale valued at $5.7 million.

Chris and Kerri Elder of C & K Properties and Elder Construction are developing the site.

The first condo in the 4.5-acre Glenstone project will be ready in July. C & K Properties will sell the units.

The two-story, two-bedroom units will sell from $125,000 and will feature single-car garages, fireplaces, provided appliances and private yards with sprinkler systems. The French country-style units will have two and a half bathrooms each. There will be six condo units per building.

Great Southern Bank of Rogers is financing the construction. Miller Boskus Lack Architects P.A. of Fayetteville is the architect.

CEI Engineering & Associates Inc. is the engineer.

Sharp Starts Two More

Sharp Development LLC of Bentonville recently bought two building permits valued at a combined $3 million to build two office buildings in the Greystone subdivision off S.W. 18th Street in Bentonville.

Each building will be 12,750-SF and will feature office space geared toward vendors.

Chuck and Laneya Sharp of Sharp Development LLC are the developers and general contractor of the project.

There are already two 14,250-SF buildings on the 6-acre property that began construction in 2004 and are nearly leased out, Chuck Sharp said.

Mangold Architecture & Construction Inc. of Rogers is the architect.

W.R. Consulting Inc. of Bentonville is the engineer.

Arvest Bank-Bentonville and First Western Bank & Trust of Rogers are financing the new construction.

Space will lease from $15 per SF, and the price includes a $20 per SF build-out allowance as well as paid water, sewer, trash and high- speed Internet services.

The complex includes a 1,500-SF fitness center for tenant use.

Sharp Development also owns a 0.12-acre lot that sits to the east of Greystone that will be developed into retail, Chuck Sharp said.

Stucki Sticks Rogers Units

Stucki Co. of Tontitown recently bought six building permits valued at a combined $1.1 million to build duplex units on Audrey Lane in Rogers.

Audrey Lane is located off Old Wire and New Hope roads.

The 2-acre project will have seven two-unit buildings.

The one-story duplexes average 1,300-SF each and will be two or three bedrooms each. Bill Stucki of TSC Investments LLC is the developer.

The first units will be complete in June and will feature nine-foot ceilings, black appliances, stained concrete flooring and cherry wood cabinets.

Bill Stucki said rental rates haven’t been determined.

The Bank of Rogers is financing the construction.

Milholland Engineering Co. of Fayetteville is the engineer.

Heritage Hooks Spring Homes

Heritage Builders of NWA LLC recently bought seven building permits valued at a combined $1 million to build homes in the Spring Creek subdivision off Arkansas Highway 265 in Springdale.

Heritage, along with Conner Custom Homes of Springdale and Rod Wallis Construction Inc. of Springdale, is building homes in the subdivision, which is now in Phase II of construction.

Homes will range from 1,700 to 2,000 SF and will sell from $182,000 to $206,000. They will feature a 100 percent brick exterior, sprinkler systems, wiring for surround sound and hardwood flooring. The most recent homes permitted will be ready in about three months.

Simmons First Bank of Northwest Arkansas of Springdale is financing some of the construction.

Don and Belinda Stohldrier are the developers of the 160-lot subdivision.

Home construction began in February 2004 and builders are moving into Phase II of the subdivision. Landtech Engineering Inc. of Springdale is the engineer.

The Stohldriers bought the 91 acres off Arkansas Highway 265 in 2002 from Lela Jones, Betty Jones, Robert Austin and The Henson Family Trust for $1.7 million. Don Stohldrier completed the site work.

Nix Nails Liberty Lot

Nix Construction Co. of Jonesboro recently bought a building permit valued at $999,965 to start construction on a 4,895-SF branch for Liberty Bank of Arkansas. The bank will be located at 3010 W. 6th St. in Fayetteville.

Brackett-Krennerich Architects of Fayetteville is the architect.

USI-Arkansas Inc. of Springdale is the engineer. When complete in January, the new location will have about 12 employees.

It is one of three locations under construction. Liberty is also building a branch in Rogers off 40th and Walnut streets and a location in Springdale at U.S. Highway 412 and Clayton Street.

The construction is being financed internally. Liberty Bank bought the 1.74-acre piece iin July from owner Roy Milligan for $1.1 million.

Critical Catches Razorback Units

Critical Path Construction Management Inc. of Fayetteville recently bought three building permits valued at a combined $868,022 to build town-home units on Razorback Road in Fayetteville.

Mitchell Massey and Morgan Hooker of Growth Group LLC are the developers of the 18-unit project. It will include four 4,480-SF four-plex buildings and two 2,240-SF duplex buildings. The project features two and three-bedroom units.

The units will rent for $775 to $950.

Key Architecture Inc. of Fayetteville is the architect. Critical Path Construction completed the engineering in-house.

The first town-home units will be complete in early 2006.

Arvest Bank-Fayetteville financed the project.

Rouse Ropes Salem Heights

Rouse-Walker Properties Inc. of Fort Smith recently bought four building permits valued at a combined $625,496 to build homes in the Salem Heights subdivision off Salem Road in Fayetteville.

The homes will be built under the name Rouse-Walker Properties Inc., doing business as Cobblestone Homes. Rocky Walker of Rocky Walker Construction, Mark Rouse of Rouse Construction and Aaron Wirth, all of Fort Smith, are partners in Rouse-Walker Properties Inc.

Rouse-Walker has a contract to buy all of the 88 lots in the 40-acre subdivision from Charles Palmer and John Alford of Palmco Properties of Fort Smith.

Rouse-Walker has closed on 13 lots so far at a price of about $36,000 per lot. Lots average 0.20 acres. The three- and four-bedroom homes will range from 1,600 to 2,100 SF and will sell from $169,000.

The homes will feature architectural shingles, custom cabinets, two-car garages, security and sprinkler systems, 85 percent brick or masonry and sodded yards. Arvest Bank-Rogers and BancCorp South Bank of Fort Smith are financing the construction. Landtech Engineering Inc. of Springdale is the engineer. Forsgren General Contractors of Fort Smith is completing the site work. Cobblestone has partnered with Mont Sagely of Sagely & Edwards Realtors of Fort Smith to list the homes.
