Cone Culls United Permit
James H. Cone Inc. of Little Rock recently bought a building permit valued at $5.8 million to build an addition to the Central United Methodist Church off New Hope Road in Rogers.
The 43,000-SF, two-story expansion includes a 1,100-seat sanctuary, eight new children’s classrooms, a youth area and a new music area.
The addition will bring the entire size of the church to 110,000 SF. It should be complete in October 2006. Biff Averitt is the senior pastor of Central United Methodist Church.
First Security Bank of Rogers is financing the construction, in addition to the church’s internal capital campaign.
The 1,500-member church was founded 125 years ago and moved to its New Hope location in 1995 from Elm Street in downtown Rogers. Central United Methodist owns 31 acres, of which its current building occupies about 6 acres. The new construction will take up about two more acres.
Cromwell Architects of Little Rock is the architect and engineer.
Crossland Carries Fellowship Bible
Crossland Construction Co. of Rogers recently bought a building permit valued at $3.9 million to start construction on a chapel for the Fellowship Bible Church of Northwest Arkansas off Pleasant Grove Road in Rogers.
The construction is part of a 120,000-SF expansion the church expects to complete in the next two years. Added amenities will include a training center/administration building, student center, chapel and children’s center. The church, founded in 1984, owns 60 acres at the site.
Robert Cupp, Fellowship Bible’s directional leader, said the expansion will double the church’s capacity.
The project is being financed through Arvest Bank-Rogers and an internal building campaign.
Hight-Jackson Associates PA of Rogers is the architect. Tatum-Smith Engineers Inc. in Rogers is the structural engineer. And Freeland-Kauffman & Fredeen Inc. of Rogers is the civil engineer.
Powerbilt Paints Plantation Lots
Powerbilt Custom Homes Inc. recently bought 20 building permits valued at a combined $3.7 million to build duplexes in The Plantation subdivision off Old Wire Road in Rogers.
The 146-unit subdivision will feature two- and three-bedroom duplexes, each about 1,200 SF in size. The two-unit buildings will have a 100 percent brick exterior. Lots average 0.23 acres for one two-unit building.
Jay Clark, who owns Powerbilt Custom Homes along with Ted Power, said all but 15 of the units were presold to investors.
Powerbilt is the contractor and developer of the site.
ANB Financial N.A. is financing the construction.
Powerbilt is also building a 32-lot duplex subdivision in Springdale off Mountain Road called Mountain Terrace.
Lots average 0.18 acres for one two-unit building and the duplexes are about 1,200 SF each.
The two-unit buildings in both subdivisions are selling from $214,000.
Engineering Services Inc. of Springdale is the engineer for both subdivisions.
First Security Bank of Springdale is financing the construction in Mountain Terrace.
Land Ventures Vies for Harmon
Land Ventures LLC recently bought 174 acres off U.S. Highway 412 from the Kenneth and Leona Harmon Family Trust for $3.7 million.
Jack Lovin, Gil Bryant, Jonny Waddel, Carol Green and Scott Miller are the principals in Land Ventures LLC.
Land Ventures will develop the land into a residential subdivision called The Meadows at River Mist.
Phase I is 152 lots, and Phase II will be about 186 lots. Lots in Phase I will average one-third of an acre.
Lots will sell from $35,000 to $40,000.
Presley Engineering of Huntsville is the engineer. The Bank of Fayetteville N.A. is financing the site work.
Barber Swims In Bellafont
Barber Development Inc. recently bought 12 building permits valued at a combined $3.4 million to build condos in the Bellafont Gardens subdivision off Zion Road in Fayetteville.
LynnKohn LLC, of which Brandon Barber and Seth Kaffka of The Barber Group are principals, bought 68 of the 100 lots in the subdivision from Kirk Elsass of KEE LLC in April for $2.8 million.
First State Bank in Fayetteville financed the purchase.
Because the property already contained 10 condo units and a clubhouse and was split into a horizontal property regime, each lot counts as a condo unit. Elsass owns and will build the remaining 22 unit lots.
Crafton Tull & Associates Inc. of Rogers engineered the plat for the 27-acre subdivision in 1999.
The one- and two-story condo units range from 1,600 to 2,100 SF, and the Barber units will sell from $110 per SF.
They will feature a 100 percent brick exterior, granite countertops, crown moldings, tile, stainless steel appliances, security wiring and wiring for sound in both the living room and patio areas.
The complex will have a property owner’s association and ownership fees related to community maintenance, etc.
Keri Barber and Whitney Barrett of Dallas Real Estate Services Inc. in Fayetteville are the listing agents for the Barber units.
The Barber Group is also developing Sloan Estates, a 57-lot subdivision off Arkansas Highway 45 and Gulley Road.
The 32-acre subdivision should receive final plat approval in December, at which point home construction should begin. Homes will be a minimum of 3,000 SF, and lots will average 0.40 to 0.50 acres.
Wilson Brothers of Alma did the site work.
BancorpSouth Bank of Fort Smith financed the site work.
Project Design Consultants of Cave Springs is the engineer.
Nickell Snags Stoneburrow
Aaron Nickell Homes Inc. recently bought 21 building permits valued at a combined $1.9 million to build homes in the Stoneburrow subdivision off Tator Black Road in Bentonville.
Aaron Nickell, owner of Aaron Nickell Homes Inc. and principal in Nickell Investments LLC, is also the developer of the subdivision.
The 193 lots will average 0.22 acres.
Homes will range from 1,300 to 1,500 SF in the 83-acre subdivision.
They will feature a 100 percent brick exterior and sodded yards with carpet and tile flooring.
The first home should be ready this summer.
Morrison-Shipley Engineers Inc. of Bentonville is the engineer.
ANB Financial N.A. of Bentonville is financing the construction.
Venture Orders Backyard Burger
Venture Construction Co. of Memphis recently bought a building permit valued at $750,000 to build a 3,030-SF Backyard Burger restaurant off Pleasant Crossing Boulevard in Rogers.
The restaurant will be part of the Pleasant Crossing retail development.
Godwin & Associates of Springfield, Mo., is the architect and engineer.
Pleasant Crossing Power Center LLC sold lot 3H of Pleasant Crossing to Rogers BYB LLC for $705,539 in August.
Michael Francis, of KMO Development Group Inc. of Tulsa, is the managing member of Rogers BYB. Mark Lichtman of the BOS Group of Washington, D.C., is the principal in Pleasant Crossing Power Center LLC.
Arvest Bank-Tulsa financed the land purchase.
KMO will lease the land back to Ozark Restaurant Group Inc. of Ozark, Mo.
Kevin and Lisa Rolf are principals in Ozark Restaurant Group, which operates three Backyard Burger restaurants in Missouri.
Ozark owns the franchise territory for Northwest Arkansas, excluding Fayetteville.
