R.B. of Springdale Inc. recently bought 17 building permits valued at a combined $13 million to build apartment units in the Remington subdivision off North Edgehill Drive in Springdale.

Remington Place Apartments LLC — of which William Lazenby, Ronald Ball and Chris Wilson are members — is the developer of the subdivision.

Chambers Bank of North Arkansas in Fayetteville is financing the construction.

Remington Place bought the 12-acre project and its plans from SCB Investments LLC, of which Brandon Barber is a principal, in August for $2 million. The Barber Group originally obtained building permits for the project in March and was going to build and manage the units.

The 192-unit complex will feature 12 units per building, which will have eight two-bedroom and four one-bedroom units each. One-bedroom units will be 675 SF, and two-bedroom units will be 960 SF.

The complex will feature a swimming pool, tennis court, playground and a 1,600-SF clubhouse.

Miller Boskus Lack Architects P.A. of Springdale is the architect.

HBH Engineers Inc. of Republic, Mo., is the structural engineer, and Engineering Services Inc. of Springdale is the civil engineer.

Crossland Covers Tyson Construction

Crossland Construction Co. of Columbus, Kan., recently bought a building permit valued at $8 million for the 74,228-SF test kitchen and office space in the Tyson Foods Inc. Discovery Center project off Cambridge Street in Springdale.

Crossland bought a $7 million foundation permit for the same building in June.

That brings the total value of permits purchased to $37 million for the 285,000 SF slated for the 23-acre project. Tyson Foods projected total costs to be about $85 million.

The existing Tyson headquarters campus in Springdale is 17 acres.

The project is to be complete in 2007 and includes additional parking spaces, a USDA-inspected pilot plant, 18 new test kitchens, an auditorium and an office tower.

HOK Architects of St. Louis and PBA Architects of Wichita, Kan., are designing the project. Robbins Engineering PLLC of Little Rock is the structural engineer. Professional Engineering Consultants PA of Wichita, Kan., is the mechanical engineer. And Phillips & Bacon Inc. of Tulsa is the electrical engineer.

The civil engineer is USI Arkansas Inc. of Springdale, and the geotechnical engineer is Terracon Inc. of Springdale.

Sportsman’s Plays Building Permit

Eckman & Mitchell Construction-California Inc. recently bought a building permit valued at $3 million to build a 50,000-SF Sportsman’s Warehouse off Pleasant Crossing Boulevard in Rogers.

The project is in the Pleasant Crossing retail development.

GA Architects of Salt Lake City is the architect.

GRH Kaysville LLC is the developer of the 4.46-acre lot that it bought in June from Pleasant Crossing Power Center LLC for $6.4 million.

Mark Lichtman of the BOS Group of Washington, D.C., is the principal of Pleasant Crossing Power Centers. Gary Hawkins of Hawkins Cos. in Boise, Idaho, is the principal of GRH. Hawkins Cos. will lease the property back to Sportsman’s Warehouse, a chain of outdoor stores based in Salt Lake City.

Nabholz Skates Scottsdale Center

Nabholz Construction Corp. recently bought two building permits valued at a combined $2.84 million to build a store for Petco Animal Supplies Inc. and a retail center off Walnut Street in Rogers.

The Petco will be 15,257 SF, and the adjacent retail space will be 32,712 SF. It is located behind Abuelo’s Mexican Food Embassy restaurant. Petco will lease the space from the developer.

Tom Hopper of Tall Grass Development LLC is the developer of the project, which is considered part of the more than 1 million SF of retail at Scottsdale Center.

The Petco space should be complete by mid-February. Hopper would not disclose lease rates or bank financing information.

Crafton Tull & Associates Inc. of Rogers is both the architect and civil, structural, mechanical, electrical and plumbing engineer on the project that occupies 4 acres.

Dixie Creates Colonnade II

Dixie Construction LLC of Fayetteville recently bought a building permit valued at $2.3 million to build a 19,500-SF building in the Bentonville Colonnade off Walton Boulevard.

RC9 LLC, of which Ben Israel of Dixie Development is a principal, is the developer of the 1.86-acre lot.

Clark Consulting of Fayetteville is the civil engineer. Joseph Looney & Associates of Lowell is the structural engineer. Geary Engineering PA of Rogers is the mechanical, electrical and plumbing engineer.

Pinnacle Bank of Rogers is financing the construction.

Space in Colonnade II will lease from $18.50 per SF. Whitley Dunn of Dixie Real Estate will be leasing the space. Dunn said space in Colonnade I is 83 percent leased.

Dixie Management and Investments LP, of which Israel is a principal, bought the lot from Rainbow Holding 2 LLC in October 2004 for $931,000.

Hoskins Ropes Razorback Lot

Tracy Hoskins of Paradigm Development of Fayetteville recently bought 5 acres off Razorback Road in Fayetteville from Mid South Sales Inc. for $1 million.

Murray B. Benton of Jonesboro is the registered agent of Mid South Sales.

The purchase includes a 12,000-SF building at 731 Razorback Road, which Hoskins will lease back to Mid South.

Paradigm plans to develop the property, which is zoned for industrial use, into a mixed-use commercial development with condominiums.

Liberty Bank of Arkansas in Fayetteville financed the purchase.

Clinton Bennett of Dallas Real Estate Services of Fayetteville was the buyer’s representative. There was no seller’s representative.

EWI Bakes Butterfield

EWI Constructors Inc. of Fayetteville recently bought two building permits valued at a combined $838,000 to build two duplex units off Overland Drive in Fayetteville’s Butterfield Trail Village subdivision.

Each building will have two units. One building will be 3,200 SF, and the other will be 3,400 SF.

Tenants will be able to select finishes such as ceramic tile, wood floors and upscale appliances.

RDG Planning & Design of Omaha, Neb., is the architect. The civil engineer is McClelland Consulting Engineers Inc. of Fayetteville.

Village homes at Butterfield are purchased on a life lease for the original cost of construction and range from 1,600 to 2,000 SF. There are currently more than 20 cottages and 224 apartments in Butterfield Trail, a complex that opened in 1986.

Barber Shines Springwoods

DUCU LLC recently secured an $800,000 loan from the Bank of Rogers for infrastructure improvements to its 25-acre multi-family site in the Springwoods subdivision off Arkansas Highway 112 in Fayetteville.

Plans for the number of units have not been finalized, but the property is zoned for 18 apartment units per acre.

DUCU LLC consists of Brandon Barber and J.R. Meeks.

The Barber Group, of which Brandon Barber is chairman, is developing the project. An architect has not been selected.

EGIS Engineering Inc. of Bentonville is the engineer.

The Barber Group is also developing 57 residential acres in Springwoods that will feature 0.5- to 1-acre lots. Phase I will have 36 lots. The city has not issued final plat approval for the project, which will probably happen in late November. Upon final approval, The Barber Group will purchase the land from its owners, Collins and Hunter Haynes, and will sell the individual lots.

Saddlewood Sniffs Sage Creek Lots

Saddlewood Development of Springdale recently bought five building permits valued at a combined $635,222 to build homes in the Sage Meadows subdivision off Wedington Drive in Fayetteville.

The homes will range from 1,500 to 2,200 SF and will sell from $150,000. Lots average 0.33 acres. There are about 13 lots left for home construction in the 86-lot, 30-acre subdivision.

Jorgenson & Associates Consulting Engineers Inc. of Fayetteville is the engineer.

Homestead Homes LLC is the developer of the subdivision and is contracting Saddlewood to build the five homes. Ben Israel, J.B. Hunt, Trey Trumbo, Tom Muccio and Phil Phillips are the principals in Homestead Homes.

Homestead, which was Next Generation Residential LLC at the time, bought the Sage Meadows land from Dunnerstock Development Inc., of which Mark Foster is president, for $3 million in July 2003.
