BOS Makes Bank With Hawkins (Real Deals)
Pleasant Crossing Power Center LLC sold a 4.46-acre lot in June at Pleasant Crossing to GRH Kaysville LLC for $6.4 million.
Gary Hawkins of Hawkins Cos. in Boise, Idaho, is the principal of GRH. Wells Fargo Bank N.A. financed the purchase.
Hawkins Cos. will lease the property back to Sportsman’s Warehouse, a chain of outdoor stores based in Salt Lake City, Utah.
Hawkins Cos. primarily develops power center projects, with more than 19 active projects nationwide in its portfolio. Hawkins has developed Sportsman’s Warehouse in the southeastern and western states, and as far away as Anchorage, Alaska.
Eckman Mitchell Construction LLC of Salt Lake City will be the general contractor on the 50,000-SF Sportsman’s project.
GA Architects of Salt Lake City is the architect.
Mark Lichtman of the BOS Group of Washington, D.C., is the principal in Pleasant Crossing Power Center LLC. The BOS Group along with Charles Reaves, Greenhat Partners of Memphis and First Security Vanadis Capital of Searcy, are the developers of Pleasant Crossing. The 345-acre development off Pleasant Crossing Road and Interstate 540 calls for 1.2 million SF of retail.
Barber Waters Pinnacle Gardens
Barber Construction Inc./ Barber Development of Springdale recently bought seven building permits valued at a combined $2 million to build homes in the Pinnacle Gardens subdivision in Rogers.
Barber Development and Barber Construction will be building all 39 of the homes in the 15-acre subdivision for its investors.
In June, Lynnkohn LLC bought the lots from Pinnacle Gardens LLC for $2.6 million. Mike Lamberth and Clayton Carlton are principals in Pinnacle Gardens. Seth Kaffka and Brandon Barber of The Barber Group are listed as principals in Lynnkohn. Kaffka said most of the lots in the subdivision are sold out.
Legacy National Bank in Springdale financed the land purchase.
The minimum lot size is 0.24 acres and they are selling from about $90,000 per lot. Home pricing was not available.
Homes will range from 3,200 to 4,200 SF and will feature 100 percent brick, stone or stucco exteriors, and sodded yards with sprinkler systems. The interiors will have wood and marble flooring, granite countertops, stainless steel appliances and a security system.
H2 Engineering in Fayetteville is the engineer.
Pruden Hails Har-Ber Homes
Pruden Development LLC of Springdale recently bought 10 building permits valued at $1.8 million to build homes off JTL Parkway in Springdale’s Har-Ber Meadows subdivision.
Pruden Development and Payton Place LLC plan to develop 40 homes in the subdivision from the lots it is buying 10 at a time from Har-Ber Meadows Development Co. Blake Hanby and Joy Drummond are members of Payton Place. Joel Pruden is a principal in Pruden. Pruden said they own 15 lots right now.
Lots average .08 acres and sell from $39,000.
The homes will range from 1,190 to 2,046 SF and will sell from $116 per SF. They will feature hardwood flooring, tile, crown molding, stainless steel appliances, fireplaces, security systems and central vacuum systems.

First Western Bank in Bentonville is financing the development.

Arbors Shade New Homes
The Arbors at Pinnacle Ridge LLC recently bought 14 building permits valued at a combined $1.2 million to build condo units in the Arbors at Pinnacle Ridge subdivision off 21st Street and New Hope Road in Rogers.
The Arbors at Pinnacle Ridge LLC — of which Fritz Steiger, Jim Von Gremp and Bob Sowder are principals — is the developer. Steiger is the manager member.
In December, The Arbors bought the franchise rights to Northwest Arkansas from EPCON Communities, a national homebuilding company based in Dublin, Ohio. For the franchise fee, developers received patented architectural and engineering plans, as well as marketing support.
Harrison French Architecture in Bentonville is the architect on the four-unit buildings that follow a “pinwheel design.” Crafton Tull & Associates Inc. of Rogers is the engineer.
The 94-unit complex will be built out in six phases with 14 lots in Phase I and 16 lots in each remaining phase. The single-story condos will feature four different floor plans ranging from 1,300 to 1,900 SF and selling from $188,000 to $245,000.
The 18-acre development will also have a 3,000-SF clubhouse, pool and putting green.
Pinnacle Bank in Bentonville is financing the construction and financed the land purchase.
The Arbors bought the 18-acre parcel from Kyle and Judy Castor in February for $1.36 million.

The first home should be ready by the end of 2005. The two display models should be ready by mid-November.
USA Drug Eyes Evelyn
Bell-Corley Construction LLC of Rogers recently bought a building permit valued at $660,000 to build a 3,500-SF USA Drug building off College Avenue in Fayetteville’s Evelyn Hills shopping center.
Reed Architectural Firm of Pine Bluff is the architect. Engineering Consultants Inc. is the structural engineer. CEI Engineering Associates Inc. is the civil engineer.
USA Drug signed a 10-year land lease agreement with Weingarten Realty Investors of Houston to lease the 1-acre out-parcel.
First Tennessee Bank in Memphis is financing the project.
The new store will feature a drive-through service, which the current College Avenue location does not have.
