Home Place Retirement Development Corp. of Siloam Springs has plans to build a 194-unit apartment complex off Arkansas Highway 12 in Bentonville valued at more than $7 million.

The company will present final development plans for approval before the Bentonville Planning Commission on Jan. 18. MJ Harris of Birmingham, Ala., is the general contractor for Harbin Pointe Apartments. The 16-acre project will feature upscale one and two-bedroom units ranging from 650 SF to 950 SF.

The units will lease from $650 to $800 per month. There will be 14 buildings containing 194 units, and about half of those will have covered garages. The site will feature more than 10 acres of green space and will have a community center, pool and fitness center.

CEI Engineering Associates Inc. of Rogers is the engineer. Architects Collective Inc. of Tulsa is the architect.

Denny Nooner, a principal in Home Place, said the company typically develops retirement communities, although Harbin Pointe is not one. Nooner said bank financing has not been finalized.

Home Place does have plans to build a retirement community in late 2005 adjacent to Harbin Pointe. It will be situated on an additional nine acres, which Home Place has a contract to buy from 3 Putz LLC.

Charlton Parks For Park Central

Charlton Development Inc. began site work Jan. 1 on the first 90 acres of its Park Central project in Lowell. The 123-acre planned-unit development will include about 40 percent residential and about 60 percent commercial space.

Bank of Rogers is financing the construction.

Coast Construction Co. of Tulsa will be completing the site work that Charlton said is valued at about $3 million. Five of the 30 commercial lots, which range from one to three acres, have been pre-sold. Charlton has 85 two-unit, 0.33-acre townhouse lots under contract with a group of builders.

Northstar Engineering of Bentonville engineered the plat. The Benham Cos. of Lowell is the architect for the commercial side.

Hank’s Builds Bigger Store

Hank’s Furniture Inc. of Little Rock recently bought a building permit valued at $2 million to build a 39,900-SF store at 636 East Joyce Blvd. in Fayetteville. The company, owned by Hank Browne, operates the Hank’s Fine Furniture and Home Place furniture brand stores. The company has 24 stores in six states. It closed its Springfield, Mo., location and will be closing its Fayetteville location on Futrall Drive upon completion of the new store.

Hank’s also has a 50,000-SF distribution center in Fayetteville. All of the construction, architecture and engineering work is done in-house for Hank’s new buildings.

All of the financing for the new building was also provided in-house.

Dooley Mack Makes Space for Wal-Mart

Dooley Mack Constructors Inc. of Lewisville, Texas recently bought a building permit valued at $1.9 million to build a 15,000-SF stock room for Wal-Mart Stores Inc. at 3919 N. Mall Ave. in Fayetteville.

The concrete block, stand-alone building will house stock materials previously stored in metal containers behind the store.

Harrison French Architecture of Bentonville is the architect for the project and Walker Structural Inc. of Bentonville is the engineer. The building should be finished by mid-March.

Wohlford Combs For Greenside

Dennis and Mary Wohlford of Wohlford & Co. in Bentonville recently started home construction in Greenside Place subdivision off 40th Street in Springdale.

Wohlford & Co. bought the 22-lot subdivision from Clay Carlton and Mike Lamberth of Greenside Place LLC for $792,000 in October. Wohlford & Co. is building 13 of the homes on the five-acre tract and is selling remaining lots to builders.

Lots average 0.19 acres and homes are a minimum of 1,650 SF and will sell from $161,000 to $180,000.

Homes will feature 100 percent brick exteriors, granite countertops, tile and crown moldings. The first home will be ready for move-in by March.

Community First Bank in Fayetteville is financing the construction.

Commerce Bottles Crossover Liquor

Commerce Construction Co. of Springdale recently bought a building permit valued at $620,240 to build a 7,540-SF addition to the Crossover Liquor building at 1890 N. Crossover Road in Fayetteville.

Matthew Britt is the owner of Crossover Liquor.

When the new store is complete in late spring, the existing 2,800-SF building will be torn down, Britt said. The new store will have two drive-thru windows and will expand parking from 17 to 40 spaces. Miller Boskus Lack Architects PA is the architect for the project. Robbins Engineering Inc. of Little Rock is engineer.

Britt is a partner in Bushwood LLC, of which Wayne Britt, Johnny Hankins and Robert Daughtery are members. In 2004, Bushwood bought the Crossroads Village shopping center in Fayetteville from Don Cozart of Cozart Development for $11.4 million.

The 12.5-acre development has several thousand square feet of space for lease at a rate of $14 per SF annually.

Homes Heard At Heathrow

David Goodman Construction Co. of Springdale recently bought a building permit valued $471,470 to build a 7,268-SF home at 910 Princeton Square in Bentonville’s Heathrow subdivision.

Arkansas National Bank of Bentonville is financing the home construction for lot owners William and Canetta Reid.

Homes in Heathrow are a minimum of 3,000 SF.

Lehman Properties, of which John and Arnold “Tuffy” Lehman are principals, is the developer of the 65-lot subdivision. There are no lots in the 58-acre development left for sale.

Lehman Properties also recently bought a building permit valued at $360,439 to build a home at 904 N.W. Oxford Gate in the same subdivision.

Regions Bank of Rogers is financing that construction.

Bigi Builds In Southfork

Bigi Construction Inc. of Fayetteville recently bought four building permits valued at a combined $400,000 to build homes in the Southfork subdivision off South Powell Street in Springdale.

Brad Bigi, owner of Bigi Construction, is the developer of the 50-lot subdivision. Homes in Southfork will sell from $95 per SF and have a minimum of 1,500 SF. There are about five lots left for new construction in the subdivision that began home construction four years ago.

Northstar Engineering of Bentonville drew the plat. First Security Bank in Springdale is financing the construction.
