Culbertson, Horn to Develop Hotel at Polo Park

Don Culbertson of Sunway Hotel Group in Overland Park, Kan., has joined forces with Mike Horn of Dallas to develop the 2.5-acre hotel site in the Polo Park project off Southwest Airport Boulevard in Bentonville.

Sunway was scheduled to manage the 103-room Wingate Inn before the site work began. His company has managed more than 200 hotels nationwide.

Culbertson and Horn recently bought the hotel piece from the original 300-acre Polo Park for $662,000 from John Grimes’ entity Old Farm LLC.

Horn is also a member of Old Farm. He said that he and Culbertson are teaming up to develop three more hotel properties located in Fort Myers, Fla., Tucson, Ariz., and one in Texas, although he declined to disclose any brands.

Arkansas National Bank of Bentonville apparently landed the $6.5 million mortgage deal, financing the 42,300-SF Bentonville project through Aero Airport Hotel LLC. Cunningham Companies of Olathe, Kan., won the general contracting gig.
