La Quinta Starts Construction

Howard Bailey Construction Co. of Springfield, Mo., will soon begin work on a new 60,000-SF La Quinta Inn at 909 S. Walton Boulevard in Bentonville.

Bentonville Hotel Developers LLC is the developer of the $7.5 million project. John Youngblood, Howard Bailey, John Calhoun and Lonnie Funk of Springfield, Mo., are partners with John DeBus, Tracy Clay and Andres Santiago of Rogers on the development. Acredited Hotel Developers LLC, of which DeBus is a principal, sold the 5.5-acre site to Bentonville Hotel Developers. The site has room for a 5,000-SF restaurant pad site and 20,000-SF of office space.

Rolling Oaks Hospitality Inc. of Springfield will manage the hotel.

Butler Rosenbury & Partners Inc. of Springfield, Mo., is the architect and Anderson Engineering Inc. of Springfield, Mo., is the engineer.

Signature Bank of Springfield, Mo., is financing the construction. The 170-room/suite hotel will have high-speed wireless Internet in each room, an indoor pool and spa and a business center.

Champion Gets Wet at Mill Creek

Champion Builders of Little Rock recently bought 15 building permits valued at $3.1 million to build 70 units in Springdale’s Mill Creek apartment complex.

Tom Embach of Leisure Homes Corp. in Mountain Home is the developer. The restricted-retirement rental community addition will have one, two and three bedroom units ranging from 850-1,150 SF.

William B. Anderson Architect of North Little Rock was the architect and Consolidated Land Co. of Mountain Home was the engineer. First Security Bank in Springdale is financing the construction off Rhodes Avenue.

The property is about 14 total acres, and with the new construction about six acres will have been used.

Copper Oaks Sells Cambridge

Copper Oaks Properties Inc., of which Kenneth B. Ewing and Gary L. Russel are principals, recently sold Cambridge Crossing in Rogers to Hogeye Properties LLC of Prairie Grove for $2.5 million. Clifford Slinkard is listed as the organizer for Hogeye. Arvest Bank-Prairie Grove financed the purchase of the retail/office center at 201 S. 19th St.

The land purchase was an “L”-shaped tract that includes 2.56 acres and three buildings on that acreage that are a combined 18,479 SF. The combined property and buildings appraised for $1.6 million in 2002.

Waco Title Company of Springdale did the title work. Steve Fineberg of Lindsey & Associates Inc. of Rogers brokered the deal.

Razorback Builds In Bethel Heights

Razorback Farms Investment Company LLC, of which Stephen W. Brooks is a principal, recently bought 49 lots in Bethel Heights’ Wilkins subdivision from Kenneth and Ovnia Wilkins for $1.3 million. Regions Bank of Fayetteville financed the purchase of the property off Oak Street.

Razorback has five homes under construction in Wilkins and plans to build on all 49 of the 0.18-acre lots. Wilkins will build out the remainder of the 124-lot development.

Landtech Engineering Inc. of Springdale is the engineer. Heritage Land Title of Arkansas did the title work. Vicki Lehman of Key & Associates Realtors in Gravette is the listing agent for Razorback.

The first homes should be ready by September and will range from 1,550-1,650 SF. Homes will be 100 percent brick, have architectural shingles, sodded yards and will feature some hardwood flooring.

Abington Adds To Welborn Digs

Sammy Welborn of Welborn Construction recently bought eight building permits valued at a combined $1 million, and father Sam Welborn of Welborn Homes bought seven building permits valued at a combined $895,424, to build homes in Rogers’ Abington subdivision.

The 61-lot development, located off-Dixieland Road in Rogers, is being developed by Tom Terminella of Terminella & Associates in Springdale. Landmark Construction of Fayetteville and Matt Miller Construction Inc. are also building in the 20-acre subdivision. Wilson Brothers Construction of Alma completed the site work and Simmons First Bank of Fayetteville financed the site construction.

Homes will range from 1,900 to 2,500 SF and will sell from $200,000 to $260,000. Each will be 100 percent brick, have full landscaping, a sprinkler system, privacy fence and will feature tile, granite countertops, crown moldings and hardwood floors.

Doug Gibson of Terminella & Associates will be the listing agent for 45 of the homes.

Walker, Rouse Try Lots in Salem

Rocky Walker of Rocky Walker Construction and Mark Rouse of Rouse Construction, both of Fort Smith, have plans for a new 93-lot subdivision called Salem Heights. The 40-acre development is located off of Salem Road in Fayetteville.

The homes will be built under the name Rouse-Walker Properties Inc., doing business as Cobblestone Homes.

The three to four-bedroom homes will sell from $150,000-$200,000 and will feature architectural shingles, two-car garages, security systems, 85 percent brick or masonry and sodded yards.

The interiors will include crown moldings, solid-surface countertops and tile floors. Walker and Rouse plan to buy the 0.20-acre lots from Charlie Palmer and John Alford of Fayetteville in October.

First National Bank of Fort Smith and Arvest Bank-Fort Smith will finance the construction. Forsgren General Contractors of Fort Smith is completing the site work. Sharon Lockwood of SharonLockwood.com Real Estate will be the listing agent.
