Pinnacle Hills Starts Project (Real Deals)
Baldwin & Shell Construction Co. of Rogers has started site work on a 167,000-SF building project for the Church at Pinnacle Hills in Rogers.
Tucker Sadler Noble Castro Architects of San Diego, Calif., is the architect. The project will include a 2,250-seat worship center, office space, a book store, a meeting space called the “gatheria” and separate preschool, children’s and adult learning areas.
Arvest Bank-Springdale is financing the construction, although members have pledged $25 million in donations towards the project. Another $5 million will go toward a 26,000-SF addition to sister church, First Baptist Church of Springdale, that includes a children’s building, adult learning space and athletic fields.
The latter construction is not scheduled to begin until October.
Southern View Sees Sunrise
Lindsey Construction Co. of Fayetteville recently started preliminary site work for Phase II of Southern View Apartments. Southern View Phase II LP, of which Jim Lindsey is a member, is the developer of the project located near the intersection of Interstate 540 and Sixth Street in Fayetteville.
The mixed-use development will have 114 apartment units and 42,000 SF of office/retail space and a construction cost of $8 million. There will be six, three-story buildings with residential units on the top two floors and 6,733 SF of commercial space on the ground floors.
One-bedroom apartment units will range from 560-627 SF and rent from $445-$475 per month. Two-bedroom units will range from 883-910 SF and rent from $595 per month.
Commercial space will lease from $14 per SF. The complex will have a “town square” appearance complete with old brick facades.
Fleeman Starts Fountain Plaza
Dynamic Development Inc., of which Jeannie Fleeman is a principal, will soon begin site work on the 46-acre Fountain Plaza development off South Walton Boulevard in Bentonville.
May Construction Co. of Fayetteville is the general contractor for the $4.3 million project. CEI Engineering Associates Inc. is the engineer and Miller Boskus Lack Architects PA of Springdale is the architect. The master-planned site, which includes one-half mile of South Walton frontage, has the potential for 450,000 SF of commercial/retail space.
May will build 60,000-SF of space divided into one single-story and two two-story buildings. The 25 available lots will sell from $8 to $18 per SF and will range from one to four acres.
By All Means LLC, led by Mike and Barbara Means of Little Rock, plans to build its second area McAlister’s Deli franchise at the site. May Construction will also build that 3,600-SF building.
By All Means opened a 4,000-SF McAlister’s in November 2002 in Fayetteville’s CMN Business Park.
Ramsay Ball of Lane Real Estate Services Inc. is the leasing agent of the site and new building space will lease from $15 per SF. Bank of Arkansas N.A. in Fayetteville is providing the financing.
Candlewood Can Expand in Rogers
Pinnacle Construction Group of Wichita, Kan., recently began construction on a 30,000-SF addition to the Candlewood Suites off 4601 W. Rozell in Rogers, valued at $3.5 million.
The property is managed by A.G. Hospitality Management Services LLC of Wichita, Kan. and is owned by InterContinental Hotels Group of Atlanta, Ga.
The expansion of the existing 41,732-SF hotel includes 17 studio rooms, 36 studio double rooms, an indoor pool, a putting green and a 1,200-SF conference center. The architect and engineer is Law/Kingdon Inc. of Wichita.
The construction is expected to be complete in the spring of 2005.
Centerton Plaza Sells To Hinds
Rick Hinds of RWH Properties in Lowell bought the 28,500-SF Beckendale Plaza from Dale and Rebecca Thompson on June 1 for $1.5 million.
Arvest Bank-Rogers financed the purchase of the three-year-old property located off Arkansas Highway 102 in Centerton.
About 14,000 SF of the plaza is available and will lease from $9 per SF, with a minimum 1,200-SF requirement. About 50 percent of the space available has been finished out. Hinds also owns Coin Plaza off 8th Street in Rogers and several other area multi-family and commercial properties.
Clinard Gets Green Ash
Clinard Construction Management of Bentonville recently began construction on 10 homes in the new Green Ash Court subdivision in Rogers.
M&M Hudson Enterprises Inc., of which Mike Hudson is the owner, is the developer of four-acre rental development valued at more than $1 million. Freeland Kauffman & Freeden Inc. of Rogers engineered the plat.
The 1,200-SF, three-bedroom homes are located on the corner of Dogwood and 24th streets and will lease for $900 per month. All will have major appliances, vaulted ceilings and a fireplace. The first unit should be ready by September.
Regions Bank of Rogers financed the construction.
Warren Work Begins in Rogers
Developer Randy Winski of Warbal Investors LP has received preliminary plat approval for a 40-acre Warren Glen subdivision off West Drive in Rogers. The site should be ready for home construction by late 2004. FKF Engineering of Rogers engineered the plat.
Winski is also the developer of the Bent Tree subdivision in Rogers. Arvest Bank-Bentonville financed the site construction. A group of seven builders will eventually purchase the 107 lots from Winski and build homes. The builders are Jim Jones Construction, Matt Miller Construction Inc., J.V. Custom Homes Inc., Heritage Builders of NWA LLC, Austin Homes Inc., McMahon Brothers Construction Inc. and Elder Construction Co..
The homes will average 2,600-3,600 SF, sell from $289,000 and will be on lots averaging 0.27 acres. Built in the country-French style, they will feature solid-surface counter tops, hardwood flooring, crown moldings, rounded-drywall corners, walk-in closets, arched openings and a minimum of 80 percent brick exterior. Winski said some master bedrooms will have hand-carved doors he brought back from Indonesia.
The subdivision will also have a children’s playground and walking path.
