Whitt Cottons to Fort Smith Development
Whitt Properties LLC of Fort Smith has begun dirt work on the site of its 50-acre development, Cottonwood Village. Basic Construction Co. of Springdale is contracting the site development that will include office retail space, a self-storage facility and two high-end apartment complexes.
Crossland Construction Co. is the general contractor for the buildings located off S.W. 22nd Street in Bentonville.
The first nine-acre phase will include a 20,000-SF retail building, one 8,000-SF office building, one 12,000-SF office building, one 108-unit apartment building and the self-storage facility. The apartments, valued at $7 million, will include one and two-bedroom units. Steve Miller of Miller, Boskus & Lack in Fayetteville is the architect. Morrison Shipley Engineers is the lead engineer.
Whitt Properties purchased the two parcels totaling 50 acres from Nancy Smith and James Smith and Dorothy Davidson, and Mark Davidson for $2.2 million in September 2002. Arvest Bank-Fort Smith financed the land purchase and will finance the site development. First National Bank of Fort Smith will finance the construction of the buildings. Phase 1 of the development is expected to be complete by February 2004. Tommy Van Zandt of Irwin & Saviers Co. is leasing the property.
The entire development, when complete, is expected to be valued at about $40 million.
Electric Avenue Continues To Spark
Construction on Phase II of the Electric Avenue Apartments has begun. The 12 buildings valued at $6.7 million are scheduled to be completed within the next six months. One and two bedroom units will fill the 187,000-SF second phase of the Springdale development. It is situated on 13 acres.
There will be 16 units in each building ranging from 725 SF to 930 SF. Site plans call for a soccer field, basketball court, swimming pool and a possible work-out facility. The apartments will be located across the street from the Phase 1 units that have been open for 14 months. Retail space is also available.
Furnished with major appliances, the apartments will have central heating and air, as well as back doors that open to individual patios.
Gary Combs of Basic Construction Co. in Springdale is the developer and Basic Construction is the general contractor.
Dennis Becker of Design Direction in Fayetteville is the architect for the project and Landtech Engineering Inc. of Springdale is the engineer.
Arkansas National Bank of Springdale is financing the project. The third and final phase will begin construction by Sept. 1.
Lindsey Green Adds to Bentonville project
Construction has begun on the third office building at 1801 Phyllis St. in Bentonville’s Lakeside Center II. Lindsey-Green Commercial Properties Inc. is the managing partner of the Lakeside Center II LLC development, which is also the general contractor on the project.
The owners of Lindsey-Green are Jim Lindsey, Roy Stanley and Stan Green.The new 25,600-SF building is valued at $2.1 million, according to permits, and will match the two existing buildings at the site in size.
Kim Fugitt of Fugitt & Associates of Fayetteville is the architect and James Burke of Crafton & Tull in Rogers is the lead engineer. The structure is expected to be complete in about eight months.
Although the leasing price per SF hasn’t been determined for the new structure, the existing buildings lease from $17.50 per SF for basic to $18.59 per SF for full service. Office sizes will range from 1,500 SF to 12,600 SF. Metropolitan National Bank of Little Rock financed the two-phase project. Lakeside Center II LLC is currently under a ground lease agreement with the Lindsey Family Partnership that began in May.
Massey Makes Rooftops in Holiday Hills
Massey Holdings LLC recently completed construction on eight home sites valued at a combined $1.7 million in the Holiday Hills subdivision in Fayetteville. Mitchell Massey is the single member of the LLC.
The houses range from 2,000-2,200 SF and will sell for $190,000-$235,000. Two of the eight homes have already sold. Massey Holdings is building eight of the 13 homes under way in the development. Construction costs per house will range from $170,000-$200,000.
A general engineer and architect have not been used. The company purchased the lots in January for $300,000 from Hometown Properties of Fayetteville. United Bank of Fayetteville financed the purchase of the land and the construction.
Hall Brothers Are At It Again
Danny Hall and Rick Hall of Hall Brothers Custom Homes of Farmington recently bought seven building permits at a combined value of $696,783 to build homes in Springdale’s Silverstone subdivision.
The homes are located at 1170 & 1231 Apache Trail; 3129 Arrow Place; 3131 & 3155 Choctaw Place and 1071& 3299 Grainger Circle.
Construction began on Phase 1 of the new development in May, and Phase II of the 94-home project is expected to be completed in six to eight months. Bank of America is financing construction of the homes that will range from 1,300-1,500 SF on lot sizes from 0.14-0.22 acres.
Homes will sell for an average of $124,800-$139,500 in the subdivision developed by a group that includes Trey Trumbo and Mike Muccio doing business as Next Generation of Fayetteville. Next Generation bought the tract from Kevin Riggins, Darren Riggins and Tim Graham for $2.5 million in May.
Tire Store Makes Tracks To New Spot
Tire Tracks is opening a new store at 800 S. School Ave. in Fayetteville. The 7,200-SF building is expected to be complete by Aug. 15. The current 2,500-SF location at 1225 S. School Ave. will close when the new location is ready for business.
Springdale-based Tire Tracks has been in business for 25 years. Lichlyter Construction is the general contractor for the $318,000 project. Denny Becker of Design Direction in Fayetteville is the architect, and Northstar Engineering of Bentonville engineered the building.
The firm purchased the 0.99-acre parcel in 2003 from the Ray Adams Estate for $225,000. Arvest Bank of Springdale financed the purchase.
Tire Tracks also has a store in Springdale.
