Rainbow Curve Set for New Development for New Development

Rainbow Holdings II LLC is in the early stages of developing an $8.7 million commercial construction project in south Bentonville.

In the area known as Rainbow Curve — where Walton Boulevard curves north — the group has plans for about 225,000 SF of facilities spread over 14 lots on 32 acres.

Rainbow Holdings consists of Collins Haynes, Bill Schwyhart and others.

Josh Kyles of Hull & Company in Bentonville is the liaison for Rainbow Holdings. Hull & Company will be the listing agent for the development. Its office is in the former Empire Gas building on the new development’s site.

The development will be on the north and east sides of Walton Boulevard, just north of the Clarion Hotel & Convention Center.

Lots at the development will range from .85 to 3.8 acres, and the buildings will be sold for $5 to $10 (Walton Boulevard frontage) per SF. Plans call for 150,000 SF of office space, with more retail space available.

There are plans for upscale restaurants to be included among the businesses at the site.

Woodworks Plus Continues Carriage Square Construction

Woodworks Plus of Farmington recently purchased 19 building permits valued at a combined $1.64 million to continue its addition of a west Bentonville subdivision.

Carriage Square, located off Arkansas Highway 102 near Kristyl Heights and Eagle Crest subdivisions, has 189 lots. Woodworks Plus will be building 80 homes at Carriage Square.

Homes at the subdivision will range from 1,350-1,575 SF. The latest permits were for 18 homes on Southwest Carriage Way and one on Southwest Cabriloet Street.

Jim Lemons of Bentonville is the developer of the Carriage Square subdivision.

Procon Adds Fifth Building at South Walton Plaza

Procon Inc. of Bentonville on Sept. 11 secured a loan of $1.4 million from United Bank of Springdale to add the fifth building in a large Bentonville commercial development.

The latest 17,000-SF building being built is the fifth in South Walton Plaza, which will eventually have 30-plus buildings.

Procon comprises Richard Werts of Bella Vista, Ted Fox and Bob Burckart of Bentonville and Brad Davis of Washington, D.C.

The total development will be in the $40 million-$50 million range and have about 250,000 SF. It is located near the intersection of South Walton Boulevard and 22nd Street, about a mile south of the Wal-Mart Stores Inc. headquarters.

Werts is the general contractor on the project and will custom build for prospective businesses.

River Valley to build

trio of Lowell homes

River Valley Homes of Lowell on Sept. 19 secured 10 loans from three different banks totaling $1.39 million to build homes at a southeast Cave Springs subdivision.

Marty J. Haest Jr. is president of River Valley Homes.

Wellington Heights subdivision has 130 lots, with homes ranging from 1,600-2,700 SF.

Four of the loans were from First Security Bank, and there were three each from Arkansas National Bank and Pulaski Bank & Trust.

Wellington Heights is in the Cave Springs city limits, about five miles west of Interstate 540. Phase II of the subdivision will include a park, walking trail and swimming pool.

Builders Busy at Allencroft

Four different construction companies recently took out loans totaling $1.3 million to build eight homes at a northeast Bentonville subdivision.

Allencroft subdivision is at the intersection of Tiger and “J” streets and was featured in June in the Northwest Arkansas Home Builders Association Parade of Homes 2002.

Allencroft is located on 12 acres with lots of parks and green space. Final plans include row homes, cottages and bungalow designs, tree canopies and a general store. Homes at Allencroft will start at $150,000.

All of the latest loans for construction at Allencroft came from Regions Bank, including four for Byldan Homes Inc., two for Knight Construction and one each for Tall Oaks Construction and Musson Custom Buildings.

Burkes Building Lowell Offices

Aaron Burkes recently purchased a building permit valued at $890,000 for a new office building in Lowell.

Aaron Burkes is the developer, while his brother, Jesse Burkes, is the general contractor.

The two-story, 12,000-SF building will be located at 125 Parkwood St. just off U.S. Highway 71 and near Interstate 540.

Lance Johnson Adding Homes at Shadow Valley

Lance Johnson Builders, doing business as JBC Inc., recently purchased four building permits valued at a combined $614,176 to build homes at a southwest Rogers subdivision.

Shadow Valley subdivision, located west of the Pleasant Grove Road/Interstate 540 intersection and stretching west near Arkansas Highway 112, is a 514-acre golf community.

Johnson’s latest homes at Shadow Valley will range from 2,039-2,477 SF and will all be on Valley View Road.

Shadow Valley is a Charles Reaves development. It will include a championship 18-hole golf course.

Graham Crackers Enjoying Addition

Brothers Mike and Britt Graham of Graham Crackers Backyard & Patio are enjoying both a business name change and large expansion to their Springdale company.

The firm, formerly known as Pool Care, has tripled its original SF with a $275,000, 10,000-SF addition. Graham Crackers, located at 3607 S. Thompson St., is across Thompson Street from Kent Dobbs Hyundai.

The company has a new sunroom and outdoor display, giving Graham Crackers a total of 15,000 SF. It now has the largest spa showroom in Northwest Arkansas. The company sells spas, billiard tables, swimming pools, saunas, dart boards and fun rooms.
