Benton County Complex Gets Another Procon Building

Procon Inc. of Bentonville on Sept. 11 secured a loan of $1.4 million from United Bank of Springdale to add another building in one of Northwest Arkansas’ largest planned commercial developments.

Procon is comprised of Richard Werts of Bella Vista, Ted Fox and Bob Burckart of Bentonville and Brad Davis of Washington, D.C.

The total development will be in the $40 million-$50 million range and have about 250,000 SF. It is located near the intersection of South Walton Boulevard and 22nd Street, about a mile south of the Wal-Mart Stores Inc. headquarters.

The latest building at the development will be a 15,000-SF facility. The 39-acre site eventually will have about 40 buildings, most in the 6,000-7,000-SF range.

Werts is the general contractor on the project and will custom build for prospective businesses.

Doo Wop Group Adds Fifth Benton County Car Wash

Doo Wop LLC, consisting of Shell and Marsha Spivey and Robert and Nancy Lewis, on Sept. 6 got a loan of $1.3 million from Bank of Rogers to renovate and add on to a Bentonville car wash at 3195 Walton Blvd.

Happy Bays, located just north of the Wal-Mart Stores Inc. headquarters’ parking lot, is at the site of a previous car wash — Finish Line — owned by Ed Clifford. Plans for a hotel at the property, which includes 1.6 acres, fell through.

The new car wash, expected to be open for business in mid- to late October, will be among the largest in Northwest Arkansas with 10 manual bays and three automatic bays.

Happy Days and Happy Bays, with two locations in Rogers and one each in Lowell, Siloam Springs and Bentonville, have murals painted for a backdrop to the business.

Pierce Properties to Add Apartments Near UA

Collier Pierce of Pierce Properties in Fayetteville on Sept. 9 purchased two building permits valued at a total of $927,160 to build several more apartments near the University of Arkansas.

A three-story apartment complex yet to be named with 24 one-bedroom units will be at 915 N. Lindell Ave. Those apartments will be about 600 SF each. The complex will be at the former site of a house that has since been leveled.

Also, Pierce Properties is adding six one-bedroom units to Lindell Place II apartments at 651 N. Lindell Ave. Those apartments will be about 700 SF each.

The apartments are expected to be available for occupancy in January.

Trudo Building Four Homes at Bentonville’s Creekstone

Christopher Trudo of Christopher’s Custom Homes in Bentonville recently purchased four building permits valued at a combined $824,000 to build more homes at a north Bentonville subdivision.

The homes, located in Creekstone subdivision, will be at 3804 and 3805 N.W. Creekstone Blvd. and 3800 and 3806 N.W. Riverbend Road.

Creekstone subdivision is just north of the Interstate 540 and Walton Boulevard. Houses at Creekstone will be about 3,000 SF each.

Red Rock Keeps Adding to Large Lowell Subdivision

Tim Graham, president of Red Rock Development Inc., on Aug. 15 got 10 loans totaling $750,000 from JB Hunt LLC to build more homes at a large Lowell subdivision.

Southfork subdivision, located at southeast Lowell, will have more than 300 houses. Phase III has 224 lots.

Homes in Southfork range from $75,000 to $90,000 and 1,200-1,800 SF.

Knight Building Big Fayetteville Home

Virgil Knight of Virgil Knight Construction on Aug. 22 purchased a building permit valued at $440,250 to add a large home at an east Fayetteville subdivision.

Knight is building the home at 2710 N. Candlewood Drive in Candlewood subdivision. The home will be 6,250 SF.

Enderle Adds Pair of Homes at Rogers’ Shadow Valley

Judy Enderle of Rogers recently purchased two building permits valued at a combined $416,840 to add to a southwest Rogers subdivision.

Enderle’s latest homes at Shadow Valley subdivision are each 3,065 SF and will be located at 6206 Valley View Road and 7008 Shadow Valley Road.

Shadow Valley is a 514-acre golf community west of the Pleasant Grove Road/Interstate 540 intersection and stretching west near Arkansas Highway 112. It is a Charles Reaves development.

Shadow Valley will include a championship 18-hole golf course, which is expected to be completed soon.

K-Mac to Put New KFC in Southwest Fayetteville

K-Mac Enterprises Inc. of Fort Smith on Sept. 30 purchased a building permit valued at $400,000 to build a new KFC restaurant in Fayetteville.

K-Mac has the KFC franchising territory in Rogers, Bentonville, Siloam Springs and western Fayetteville. Its newest KFC will be at 1882 W. Sixth St. The store will be 3,124 SF.

The KFC had been just west of the new location at 2117 W. Sixth St.

G. Oney and Associates Inc. of Branson, Mo., will be the general contractor on the project.

K-Mac also has two KFCs in Rogers and one each in Bentonville and Siloam Springs.

K-Mac has two other KFCs under construction in the area — Siloam Springs and Bentonville.

KFC franchise rights cost $25,000, and it costs $900,000-$1.2 million to build a KFC restaurant from the ground up.

KFC is owned by Yum! Brands Inc. of Louisville, Ky.

ARC Construction Adds to Windwood

ARC Construction of Centerton recently purchased four building permits valued at a combined $391,000 to add to a southwest Bentonville subdivision.

Windwood subdivision will have about 400 homes. The latest construction will be in phase III of Windwood’s development at Southwest Columbus Road and Southwest Marquette Road.

Homes at Windwood will range from 1,500-1,900 SF. They will be priced from about $95,000-$115,000. The lots will include fully sodded yards, while the houses will include full-brick, maintenance-free exteriors; ceramic tile; cherry cabinets; and architectural shingles on the roof. Some will have Jacuzzi tubs.
