Large-scale Development Likely for South Fayetteville
American College Consultants of Germantown, Tenn., will take a large-scale development project in the $30 million-$40 million range before the Fayetteville Planning Commission within the next three weeks.

The project, located just south of the University of Arkansas’ Baum Stadium, will have between 400-500 apartments, a hotel and a business strip center.
Broyles said residents in the area requested a traffic study, a trail and a limited number of apartments. Broyles said there is a great need for the apartments near the UA. The day a survey was done with the expansive Lindsey Management apartments in Fayetteville in the spring, there were only 10 two-bedroom apartments available. Broyles also noted that the UA has not had a facility built specifically for housing students since the construction of Pomfret Hall in 1967. But the UA plans to build a large, $30 million dormitory at the corner of Maple Street and Garland Avenue.
Oklahoma Builders Tackle Large Bentonville Project
McSha Properties Inc. of Norman, Okla. recently purchased 52 building permits valued at a combined $13.24 million to build a south Bentonville apartment complex.
The Bentonville Commons, located adjacent to the new Bentonville High School, will have one-, two- and three-bedroom units. They will be in four- and eight-plexes. They will be owned by Bentonville Commons LP of California.
The apartments will be on Southeast Falcon Lane, Southeast Finch Lane, Southeast Martin Lane and Southeast Hummingbird.
A spokesperson for McSha Properties said construction should begin in August but a target date for completion is unknown. This will be McSha’s first venture into Arkansas. McSha is one of Oklahoma’s largest land developers.
McSha recently closed the largest apartment transaction in Oklahoma history when it sold a 70-acre, 1,144-unit complex to Tulsa-based Case & Associates for $31.25 million.
Sellers Properties to Build Large Bentonville Complex
Sellers Properties of Springdale recently purchased a building permit valued at $1.83 million to build a large commercial office building in south Bentonville.
The 23,714-SF building will be at 1000 S.W. 14th St.
Procon Developing Major Benton County Complex
Procon Inc. of Bentonville on April 22 secured a loan of $1.29 million from Arkansas National Bank in Bentonville to build one of several buildings in one of Northwest Arkansas’ largest planned commercial development.
The total development will be in the $40 million-$50 million range. There will be about 250,000 SF in all. It is located near the intersection of South Walton Boulevard and 22nd Street, about a mile south of the Wal-Mart Stores Inc. headquarters.
Procon comprises Richard Werts of Bella Vista, Ted Fox and Bob Burckart, both of Bentonville, and Brad Davis of Washington, D.C.
The latest building at the development will be a 15,000-SF facility that will have some retail business. The 39-acre site will eventually have about 40 buildings, most in the 6,000-7,000-SF range.
There will be both one- and two-level buildings. There will be very diverse architecture in the buildings. Currently, there are three buildings complete with the fourth expected to be completed in September. Werts is the general contractor on the project and will custom build for prospective businesses.
J Street Apartments Also Coming to Bentonville
Thompson-Hill LLC of Bentonville recently purchased three building permits valued at a combined $1.21 million to build several south Bentonville apartments.
There will be three eight-plexes two-stories tall at the J Street Apartments located on 3010, 3012 and 3014 SE J Street.
Abide Adds More Offices for Bentonville Businesses
George Abide of Springdale earlier this year purchased two building permits valued at a combined $2.25 million for the construction of twin office complexes in Bentonville.
Each building will be a single-story, 15,000 SF project.
Hair Clinic Relocates Talents to Colt Square
Donna and Jim Smith of Lowell paid $260,000 to more than double the size of their existing Fayetteville hair salon and massage business.
The Hair Clinic is now located at 89 W. Colt Square, just west of its former location at 2337 N. College Ave. and next to Best Sports. Hair Clinic moved into its new home July 1.
The Smiths increased their 16-year-old business from 1,300 SF to over 2,800 SF with the new facility. The Colt Square building was purchased from Carolyn and Clyde Larkin of Siloam Springs, who had originally bought the building for their daughter’s business, Tangles.
There are seven employees at Hair Clinic, including a licensed masseuse.
