Springdale Commercial Site May Attract Restaurant Chains

Israel Commercial Properties and 48th Street LLC got two loans totaling $6.49 million from Community Bank of North Arkansas to purchase commercial acreage and for site improvements in southwest Springdale.

A nine-acre tract adjacent to the former Nite Lite Outdoors building off 48th Street in Springdale will be developed by partners Ben Israel, Tom Muccio and Phil Phillips.

The initial improvements will be for the streets, parking lots and utilities.

The group is already in discussions with at least two national restaurant chains and other potential clients as tenants for the site.

Israel’s Dixie Construction will be the general contractor on the project.

College Park Apartments Under New Ownership, Name

Stephen and Rexanne Mansfield of Garden Park Apartments LLC recently got a $5.6 loan from Community Bank of North Arkansas to purchase a Fayetteville apartment complex near the University of Arkansas.

College Park Apartments will be renamed Garden Park Apartments. They will be managed by Mansfield Property Management.

Stephen Mansfield said there are plans to renovate and upgrade the apartments, which have both two- and four-bedroom units. There are 156 units in all.

Garden Park Apartments include a swimming pool, outdoor sand volleyball court, fitness center, tennis court, Jacuzzi, a clubhouse that features a computer lab and a lounge area with a pool table.

A unique aspect of the complex is that apartments may be rented or there is individual leasing by the bedroom. The second option allows tenants to rent a bedroom without being responsible for the entire lease if their roommate moves out.

Rogers Subdivision Gets Additional Homes

John David Lindsey and Kirk Elsass of L&E Equity Investments on Jan. 22 got 18 loans totaling $1.43 million from Arvest Mortgage Co. of Lowell to build more homes at an east Rogers subdivision.

Hiett Valley subdivision is near New Hope Road. Homes there can be leased for $825 per month. The houses will be about 1,250 SF each. Two of the houses will have four bedrooms each, with the other 21 having three bedrooms each.

A property owners’ association will control the covenance in the subdivision.

Reaves Building Clubhouse for Shadow Valley CC

Charles Reaves recently purchased a building permit valued at $1.31 million to build a clubhouse for a new upscale Rogers golf course.

Shadow Valley Country Club will be part of Reaves’ 514-acre golf community that starts less than three miles west of the Pleasant Grove Road/Interstate 540 intersection and sprawls a mile west to Arkansas Highway 112.

The clubhouse will be at 7007 Shadow Valley Road. It will be a three-level, 40,000-SF facility overlooking the greens on holes 9 and 18 and the practice facility.

Crossland Construction Co. of Rogers is the general contractor on the project.

James Mathias to Build Springdale Apartments

James Mathias of Mathias Construction on Feb. 11 got two building permits valued at a total of $954,362 to build more Springdale apartments.

Two 12-plexes — each complex is 10,360 SF — will be located near Layman’s in downtown Springdale. They will be at 343 and 380 Strawberry Meadow Place.

River Valley Homes to Build Paradise Valley

River Valley Homes and president Marty J. Haest Jr. on Feb. 27 got 12 building permits valued at a combined $920,539 to build homes at a new east Springdale subdivision.

River Valley Homes are building the home at Paradise Valley subdivision, near the Northeast Meadows subdivision. The homes will be on Garnet Road and Crystal Court.

Woodworks, Lazenby Continue Kristyl Heights Construction

Woodworks Plus Inc. of Farmington recently purchased 10 building permits for a combined $800,000 to build more homes at a southwest Bentonville subdivision.

Homes at Kristyl Heights subdivision will range from 1,550-1,700 SF.

The subdivision was developed by Sierra LLC, comprised of Mark Marquess, Rick McCullough and Dan Dykema.

The homes will be on Southwest Cheyenne Drive, Southwest Navajo Drive, Southwest Cherokee Court and Southwest Seminole Street.

Bill Lazenby of Lazenby Construction Co. in Fayetteville on Jan. 23 got six loans totaling $477,085 from First State Bank to also build more homes at Kristyl Heights.

Mathias Construction Adding Storage Units

James Mathias of Mathias Construction on Feb. 12 purchased seven building permits valued at a combined $617,400 to build several storage units in north Springdale.

There will be eight buildings divided into several different units. Each building will be 3,600 SF. They will be located at 598 Randall Wobbe Lane.

McMahon Brothers Building More Homes at Covington

Tim McMahon of McMahon Brothers Custom Homes recently purchased two building permits valued at a total of $600,276 to build homes in an upscale subdivision in east Fayetteville.

The homes will be at 3704 and 3472 Chatsworth Road near the eastern end of Township Street in Covington Park subdivision.

One of the homes will be 5,522 SF, with the other 4,295 SF.

Catfish John’s Plans Springdale Location

Joe Edwards of Edwards Properties in Springdale on March 6 got a building permit valued at $377,888 to build a home for a new restaurant in Springdale.

Catfish John’s will be at 669 E. Robinson Ave. Catfish John’s currently has a restaurant at 601 W. Hudson Road in Rogers.

New Fayetteville Roads Named at Copper Creek

The Fayetteville Police Department and the city of Fayetteville have released a newest listing of roads.

They include Waterstone, Crosswinds Drive, Peppermill Place, Hearthstone, Jasper, Running Springs Drive, Garden Grove and Copper Creek Drive.

All are at the new Copper Creek subdivision in northeast Fayetteville east of Crossover Road.

Copper Creek is an 81-lot subdivision north of the Fayetteville-Springdale Elks Lodge.

It is in Fayetteville’s city limits but is part of Springdale’s school system. Homes there will average 2,500-3,500 SF each.
