Hammons Gets Financing for Embassy Suites Hotel

John Q. Hammons of John Q. Hammons Hotels in Springfield, Mo., on Dec. 21 secured a $32 million loan from Metropolitan National Bank to build a hotel and convention center in Rogers.

The Embassy Suites hotel will be nine stories and have 248 rooms according to project manager Jim Thomas of Hammons Hotels. (It had been listed as tall as 11 stories by one publication.)

The hotel also will have more than 20,000 SF of meeting space.

KCC Contractors Inc. of Springfield is the general contractor on the hotel, which is in the early stage of construction at its Pinnacle Hills location in west Rogers.

The hotel’s address will be 3303 Pinnacle Hill Drive.

Hammons purchased the land for the hotel from Gary and Carla Combs.

The entire project is estimated to be about $40 million.

Lindsey Acquires Permits for Shiloh Apartments

Lindsey Construction Co. of Fayetteville recently purchased 22 building permits valued at $10.7 million for a new apartment complex in west Fayetteville.

The Shiloh Apartments will be on a 17-acre site on Shiloh Drive, just south of Wedington Drive at Jewell Road. There will be 240 units — 160 two-bedroom and 80 one-bedroom units.

Lindsey had secured a loan of $9.5 million from First National Bank of Fort Smith in October for the apartments.

The apartments will offer floor plans ranging from 545-666 SF in one-bedroom units and 793-1,043 SF in two-bedroom units. They will rent from $435-$595 per month.

Each apartment is equipped with central heat and air, carpet, vinyl, a full-sized washer and dryer, dishwasher, frost-free refrigerator with an ice maker, oven, microwave, range, garbage disposal, ceiling fans and bar stools. Other amenities include a clubhouse with clubroom, exercise room, weight room, swimming pool, playground, tennis court and basketball court.

The first buildings are expected to be available to rent in March.

The Cliffs Continues Complex Expansion

The Cliffs No. 4 recently purchased five more building permits valued at a total of $2.62 million for continued expansion of an east Fayetteville apartment complex.

The Cliffs apartments, located off Crossover Road, are a joint venture between the Underwood and Lindsey families of Fayetteville. Lindsey Construction Co. is the general contractor on the project.

Phase IV of The Cliffs is on the north end of the complex on the Sutton family property. There will be five new 12-plexes in that area.

Meanwhile, the Cliffs III LP also purchased a building permit valued at $605,000 for further construction of that section of the complex. Cliffs III recently purchased 24 building permits valued at a total of $12.58 million to have more than 100 additional units added to the The Cliffs complex.

Rogers Municipal Airport Adds Tower, Fire Station

The state’s second-busiest airport, Rogers Municipal Airport, will be getting almost $2 million for improvements through a unique public/private funding partnership.

The airport, which has about 63,000 takeoffs annually according to a report by Gov. Mike Huckabee, will add a control tower and a new fire station.

Huckabee attended a ceremony at the airport, also known as Carter Field, and presented a check of $335,000 from the Arkansas Department of Economic Development for an economic infrastructure grant to be used for water, sewer and paving.

The Federal Aviation Administration, State Aeronautics Commission, City of Rogers, Wal-Mart Foundation, ADED and the Rogers Municipal Airport also committed $1.6 million to the projects.

The Rogers Fire Station No. 2 will be relocated to the airport grounds.

Wal-Mart Stores Inc. bases its fleet at the airport. The company anticipates a 10 percent increase in usage per year for the next five years. Many of its vendors also use the airport. The airport already has an average of about 175 takeoffs per day.

Crossland Builds Addition for Carroll Electric Co-op

Carroll Electric Cooperative will be adding a 20,000-SF facility. The Bentonville company recently purchased a building permit valued at $1.79 million for the project.

The new space will be a warehouse and office building at 707 SE Walton Blvd.

Crossland Construction Co. of Rogers is the general contractor.

Bentonville to Get Unique Complex

Jim Lemmon of Bella Vista has begun construction on an estimated $1.25 million commercial complex in Bentonville.

There will be four buildings at 2500 E. Central Ave. at the intersection with Moberly Lane. In all, there will 16,000 SF available.

Lemmon said the buildings have been designed to “reflect the Ozark Mountains’ country business district.”

The initial building is expected to be ready to lease by early May.

Lance Johnson Continues Shadow Valley Construction

Lance Johnson Building Co. of Springdale recently purchased seven building permits valued at a combined $1.14 million to add more homes to a massive southwest Rogers subdivision.

Shadow Valley subdivision is a 514-acre golf community that starts less than three miles west of the Pleasant Grove Road/Interstate 540 intersection and sprawls a mile west to Arkansas Highway 112.

Shadow Valley is being developed by former Sears, Roebuck & Co. executive Charles Reaves.

The championship 18-hole golf course is expected to be completed soon.

The $250 million development will include 1,700-2,000 living units priced at $175,000 and up, with the average home going for about $250,000. Reaves, now president of Reaves Enterprises Inc., also owns enough adjacent property to double the project’s size to 36 holes of golf and about 4,000 living units.

About 10 acres of Shadow Valley are earmarked for commercial development.

OMP to Remodel Rogers Facility

Ozark Mountain Poultry Inc. recently purchased a building permit valued at $601,000 to remodel its Rogers headquarters.

OMP, at 705 Easy St., was founded in April 2001. It specializes in deboning dark meat from chickens.

The OMP facility is in the former Lemke Foods facility on the corner of Eighth Street and Easy Street. The plant is on a 14-acre site. The company has about 40 employees.

OMP co-founder Ed Fryar was one of the original founders of Fayetteville’s Twin Rivers Group. Fryar resigned from Twin Rivers in May 2000.
