Lodging and Offices Dominate Local Real Estate Deals

The Rogers Hotel Group recently got a building permit valued at $4.13 million to complete construction on an AmeriSuites Hotel in Rogers.

The hotel will be located at 4610 W. Walnut Ave., next to Office Depot on the southeast corner of Interstate 540 and U.S. Highway 71.

Originally hoping for a grand opening this year, it now appears AmeriSuites will not be open until January.

RDC Corp. of Houston got a loan of $5.3 million in December from Arvest Bank of Rogers to build the hotel. The hotel will be managed by RDC and operated under a five-year franchise agreement with AmeriSuites.

The plan is to have 104 rooms, all suites, in a five-story building.

The Rogers AmeriSuites will be the second one in Arkansas. Little Rock has one on Financial Centre Parkway. There are 94 AmeriSuites nationwide in 30 states, including one in Tulsa.

The contractor for the project is Albert Hill of Hotel Development Inc. of Dixon, Ill. The architect is Greg Schwerdt of Schwerdt Design Group Inc. of Topeka, Kan.

AmeriSuites’ corporate headquarters is in Fairfield, N.J.

Springdale to Get Trio of New Hotels

Extended Stay America on March 29 purchased a building permit valued at $3.24 million to build a new Springdale hotel.

Also planning to move into the Springdale market are Fairfield Inn Suites and Comfort Suites.

ESA will be located on Luvene Avenue south of Hampton Inn & Suites on 48th Street. ESA has estimated an opening of Dec. 20.

The hotel will be the middle of the three brands of hotels offered by the chain. ESA is headed by Wayne Huizenga, owner of the National Football League’s Miami Dolphins and former chairman and CEO of Blockbuster Entertainment Group.

ESA’s headquarters are in Fort Lauderdale, Fla. The Springdale location will be the ESA Efficiency Studios, generally priced from $199 to $299 a week. The company’s Web site said the hotel is usually staffed by 10-13 employees and has 100-120 guest rooms, each approximately 300 SF. Guest studios are furnished with a queen-size bed, a kitchen with a two-burner range, coffee maker, microwave, utensils and tableware, a recliner, a TV with remote control and cable, a table and two chairs, voice mail with free local calls and a computer data port.

Fairfield Inn & Suites and Comfort Suites, which had their technical plat reviews go through the Springdale Planning Commission May 17, will both be located on Rieff Street just north of Taco Bell on Sunset Avenue.

Fairfield will be a four-story, 83-room hotel. Comfort will be a three-story, 65-room hotel.

Park Apartments

gets more units

JE Lindsey Family recently got five building permits valued at a total of $2.62 million to add 60 more units at one of many Lindsey apartment complexes.

The Park Apartments, located off Joyce Boulevard in Fayetteville, will have five new 12-plexes added, giving the complex a total of 324 units.

The 12-plexes each have four one-bedroom and eight-two-bedroom units. The one-bedroom units are 538 SF, the downstairs two-bedroom units 793 SF and the upstairs two-bedroom units 851 SF.

Candlewood Eyes September Opening

Candlewood Hotel Co. of Wichita, Kan. recently purchased a building permit valued at $2.5 million to complete its construction of a new Rogers hotel.

Groundbreaking for Candlewood Suites, located at 4601 W. Rozell St. near Scottsdale Center, was held in March. Owned and operated by Candlepoint Rogers LLC under a license agreement with Candlewood Hotel Co., the new hotel is set to open in September. A.G. Hospitality Services Inc. of Wichita will manage the facility.

The total project is valued at about $4 million. Carrico Construction, also of Wichita, is building the hotel.

Candlewood Suites offers larger-than-average guest suites. The Rogers hotel will feature 78 suites — 12 one-bedroom suites, 43 studios and 23 studio doubles. Each suite includes a complete kitchen, oversized recliner, 25-inch television, large business desk, adjustable executive chair and two phone lines with data ports. Among amenities at Candlewood are free laundry facilities, 25-cent soft drinks, free video and compact disk checkouts and an upscale exercise room. The Rogers Candlewood Suites will also have two meeting rooms capable of accommodating a total of 40 people.

There are currently more than 90 Candlewood Suites open coast-to-coast.

Tyson Expands Corporate Labs

Tyson Foods Inc. of Springdale purchased a building permit valued at $1.51 million to expand its existing laboratories.

The 17,500-SF expansion will begin in late May or early June with a groundbreaking ceremony.

Tyson headquarters are at 3609 Johnson Road in Springdale. The labs have two components — a microbiology section and a chemistry section. The labs test every flock for problems such as pesticide residue. There is also a nutrition analysis and testing for salmonella, e. Coli and feed ingredients.

Nabholz Expands Rogers Office

Nabholz Construction Corp. purchased a building permit valued at $1 million to add 12,000 SF to its Rogers office.

Located at 3301 N. 2nd St., Nabholz will almost triple its current space by the time construction is complete in December.

Originally built in 1980, the current office space is 4,826 SF. The new building will be 13,384 SF.

Colton’s Coming to Benton County

Benton County will be getting another steak house when Colton’s Steak House & Grill comes to Rogers later this summer.

The $800,000 project will have 4,800 SF. Colton’s, which will be located at 4700 W. Locust St., is expected to be completed in August.

Hydco Inc. of North Little Rock is the general contractor. Williams & Dean Architects of Little Rock handled the design work.

Colton’s Arkansas locations are Little Rock, Batesville, Benton, Conway, Harrison, Hot Springs, Jonesboro, Russellville and Searcy.

Rogers Architectural Firm Expanding Headquarters

Perry Butcher & Associates Architects recently purchased a building permit valued at $800,000 to add to their office building in Rogers.

Located at 301 W. Chestnut St., the firm is adding 12,000 SF to try and house all of its employees in one building. The target date for completion is late September.
