Larry A. Rose, a full-time veterinarian and part-time commercial real estate developer, is developing 22 acres on Southeast Walton Boulevard in Bentonville. Rose and his wife, Angela J. Rose, got $880,000 in financing Dec. 30 from Bank of Bentonville for their Rose Properties LLC.
The property sits at the intersection of Walton and Rogers’ newly extended 28th Street, which becomes Arkansas Highway 204 in Bentonville and extends west to the Northwest Arkansas Regional Airport. The site is directly across the street from the Clarion Hotel and Convention Center at 211 S.E. Walton Blvd.
Rose says the development will include 14 buildings and more than 191,000 SF of office and retail space. Plans call for the inclusion of a bank and a hotel, but tenants are still being sought.
CEI Engineering Associates Inc. is doing the preliminary engineering work and Sellars Properties Inc. is the general contractor. The development will be geared toward vendors to Wal-Mart Stores Inc.’s home office but will also include retail space that fronts Walton.
