The number of homes for sale in Fort Smith and Van Buren is up 15.4% between January and Oct. 19, with the average list price of new and existing homes down 0.6% in the same period.

A recent Arkansas Realtors Association report shows that the average price of homes in the Fort Smith/Van Buren markets as of Oct. 19 was $185,944, according to a report from the Arkansas Realtors Association. The average price was the lowest average price of the four metro areas in the ARA report. The average price of new and existing homes as of Oct. 19 in the other three metro areas were:
Northwest Arkansas, $236,557;
Central Arkansas, $236,890; and
Jonesboro area, $189,754.

There were 1,266 homes sold in Crawford, Franklin and Sebastian counties during the first eight months of 2009, a decline of 14.8% over the same period in 2008. The combined value of the homes sold in the first eight months of 2009 in the three regional counties was $154.27 million, down 18.8% from the $189.99 million value recorded during the same period in 2008.

For the year, homes sold statewide total 16,069, down 10.87% from the same period in 2008. The value of homes sold statewide during the first eight months of 2009 is $2.33 billion, down 13.88% from the same period in 2008.
