Real Deals: 21 acres along I-49 in Rogers sell for $7 million
More than 21 acres of pasture and timber west of Interstate 49 in Rogers have a new owner after a recent transaction worth $7 million. The purchase price equals $332,418 per acre.
Emerald Bay Partners LLC, which shares an address with Lexus of Tulsa (Okla.) and is managed by David Litzinger, bought 21.06 acres at 5308 S. 28th St., northwest of I-49 and West Pleasant Grove Road. The seller was a Delaware limited liability company whose vice president and secretary is Russell Reiter.
Tulsa-based BancFirst provided a one-year loan of $7.25 million. City Title & Closing LLC was the title agent.
The Delaware entity recently paid $4.5 million for part of the property. It paid $675,000 for another portion of the property in March 2022. The sellers were Springfield, Mo.-based Bryan Properties Management Co., whose chief operations officer is Brad Gebhard, and DT Real Estate LLC, managed by Rory Thompson.
Emerald Bay Partners bought an adjacent 4.94 acres in October 2025 for $2.58 million. DT Real Estate was the seller.
Lowell Apartments
A two-story, 33-unit apartment complex in Lowell recently changed hands for $4.8 million. The purchase price equals $145,454 per unit.
Various entities, including a limited liability company whose managing member is Alex Roth, bought the gated Robinson Park Apartments on about 4 acres at 413 Columbia Place. Roth, partner at New York-based real estate investment firm ReCap Ventures, is the majority owner in the transaction. ReCap and Roth have acquired more than 900 units across various multifamily properties in Northwest Arkansas over the past three years.
The seller was Kevin Curry. Fayetteville-based Signature Bank of Arkansas provided a loan of $4.08 million.
Built in 2007, the apartment complex has three-bedroom units, a playground and storage space. Curry paid $2.1 million for the property in June 2007. The seller was Tom Embach of Mountain Home.
Fayetteville Land
More than 1 acre of residential property east of the Arkansas & Missouri Railroad in Fayetteville recently sold for $3.3 million. The purchase price equals $2.22 million per acre.
Frisco Trail Townhomes LLC, whose member is Dotson Williams LLC and managing member is Joshua Williams, bought the 1.48-acre property from 520 to 608 N. Frisco Ave.
The seller was Dotson Williams Griggs LLC, whose managing members are Dotson Williams and Gunner Capital Partners LLC, managed by Kenneth Griggs and James Griggs. Muskogee, Okla.-based Armstrong Bank provided a one-year loan of $2.66 million. City Title & Closing LLC was the title agent.
Dotson Williams Griggs paid $2.8 million for the property in March. The sellers were David Mulkey and Nevada entities managed by limited liability companies, with Mulkey as manager.
Bentonville Abode
A two-story, 4,000-square-foot home in Bentonville recently sold for $3.26 million. The purchase price equals $816 per square foot.
A limited liability company, whose registered agent is Denton Woods, bought the home on 0.5 acres on Northwest C Street in the Nelagoney Glen addition, adjacent to Park Springs Park.
The seller was Black Apple Creek LLC, a Delaware entity whose assistant secretary is Erron Smith. The seller was represented by The Mayer Team with Better Homes and Gardens Real Estate Journey in Bentonville. The buyer was represented by Ginger Harrell with Coldwell Banker Harris McHaney & Faucette in Rogers. City Title & Closing LLC in Fayetteville was the title agent.
The four-bedroom, five-bathroom contemporary home was built in 2025.
Bentonville Church
A single-story, 6,514-square-foot former church building on Arkansas Highway 102 in Bentonville recently sold for $2.5 million. The purchase price equals $383 per square foot.
The city of Bentonville bought the building on 1.01 acres at 910 S.E. 14th St., adjacent to Bentonville Police Department. Bentonville City Council previously approved purchasing the property for a police training facility.
The seller was Church of God Peniel, whose pastor is Pedro Villalobos. Church of God Peniel paid $707,000 for the property in June 2012. The seller was The Downtown Church of Christ of Rogers.
