Real Deals: Tyson Foods buys former Cargill plant for $23 million

An approximately 350,000-square-foot turkey plant in Springdale has a new owner after a recent transaction worth $23 million. The purchase price equals $65 per square foot.

Springdale-based meat producer Tyson Foods Inc. bought the shuttered Cargill plant on about 45 acres at 730 E. Randall Wobbe Lane. Tyson Foods plans to retrofit the plant to allow for chicken processing. Wayzata, Minn.-based Cargill was the seller.

The plant opened in 1965. Cargill acquired it from Ralston Purina in 1976.

Fayetteville Townhomes
A three-story, 63-unit multifamily development near the University of Arkansas in Fayetteville recently sold for $9.6 million. The purchase price equals $152,380 per unit.

A Tulsa, Okla.-based limited liability company, whose registered agent is Luxum LP, bought The Flats on Razorback on 3.53 acres at 1982 S. Razorback Road, south of Baum-Walker Stadium. The seller was Greenwood-based BAR Capital LLC.

Built in 2025, the development includes two-, three-, and four-bedroom units ranging from 1,450 to 2,020 square feet, with attached two-car garages. BAR Capital paid $3.85 million for the property in July 2024. The seller was Van Buren-based Titan Vale LLC.

Rogers Commercial
One two-story and three single-story buildings comprising 82,658 square feet of industrial, warehouse and office space in Rogers recently changed hands for $8.2 million. The purchase price equals $99 per square foot.

An affiliate of Little Rock-based real estate investment firm Tempus Realty Partners bought the buildings on 7.89 acres at 1821 S. First St. and 110-115 E. Linden St.

Rogers-based manufacturer Kiefer Sage Inc. was the seller. The company recently consolidated operations into a more than 118,000-square-foot building at 405 W. Easy St. Searcy-based First Security Bank provided a five-year loan of $5.67 million. City Title & Closing LLC in Fayetteville was the title agent.

Kiefer Sage acquired the property in separate transactions totaling $505,000 in July 1987 and October 1997. The sellers were James and Merena King, Dale and Sally Nichols, and Keith and Terri Poor.

Fayetteville Multifamily
A three-story, 44-unit townhome development near the University of Arkansas in Fayetteville recently sold for $7 million. The purchase price equals $159,090 per unit.

Little Rock-based Fairwood LLC, led by Carey Smith, bought Baum Crossing on 1.47 acres at 1660 S. Razorback Road, adjacent to Baum-Walker Stadium. An affiliate of Chicago-based real estate firm Kairos Living, led by James Athanasopoulos, was the seller.

Built in 2021, the development offers units ranging from two to four bedrooms with attached two-car garages. The Kairos affiliate paid $5.62 million for the property in November 2021. The seller was Van Buren-based Titan RBR Properties LLC.

Rogers Storage
A 68,240-square-foot self-storage facility and 3,445-square-foot and 1,989-square-foot homes in Rogers recently sold for $6.3 million. The purchase price equals $85 per square foot.

A Cary, N.C.-based limited liability company managed Allegiance Title Co. of Arkansas in Fayetteville bought the MyStorage.com facility and homes on 11 acres at 420 E. New Hope Road. MyStorage Rogers LLC, managed by Bruce Clinton, was the seller.

Fayetteville-based Signature Bank of Arkansas provided a five-year loan of $5.04 million. MyStorage paid $5.4 million for the property in September 2021. The sellers were Charles and Mary Snider.

Bentonville Lots
Bentonville retailer Walmart Inc. recently acquired 1.57 acres of residential property near its new Home Office for $3.68 million. The purchase price equals $2.34 million per acre.

Walmart bought the five vacant lots in the Delwhite addition on Delwhite Drive and Southeast Eighth Street, near the David Glass Technology Center. The seller was Delaware-registered entity LastJ LLC, with its signatory being secretary Erron Smith, who’s also secretary of Walton Enterprises. Waco Title Co. in Springdale was the title agent.

According to Walmart, “This land was an adjacent purchase to our new Home Office property, and we have no plans to share at this time.”

LastJ bought the properties in five transactions totaling $1.66 million in July 2017.
