Home sales down 8.5% in Fort Smith metro through October

Home sales in the Fort Smith metro are down more than 8% in the first 10 months of 2025 compared with the same period in 2024, with home sales in Fort Smith down more than 16% in the 10-month period. Average home sales prices are up in both areas.

Numbers in the January to October period are up against a 2024 in which metro home sales were up 6.6%, and the total value of the sales was up 14%.

Homes sold in the metro in the first 10 months totaled 2,727, down 8.5% compared with 2,980 in the same period of 2024. The combined value of the home sales totaled $685.017 million, down 3.3% compared with the same period in 2024, according to data provided by Ashlee Milton, an executive broker with Chuck Fawcett Realty in Fort Smith and Northwest Arkansas.

The metro average home price in the first 10months of 2025 was $251,198, up 5.65% compared with the same period in 2024. The average days on market in the January to October period was 88, higher than 82 in the same period of 2024.

The Fort Smith metro set a record in 2021 for home sales and the combined value of homes sold. Following are the past five years of Fort Smith metro home sales and combined value of the sales.

FORT SMITH HOME SALES
Homes sold in Fort Smith in the first 10 months totaled 789, down 16.5% compared with 945 in the same period of 2024. The combined value of the home sales totaled $209.652 million, down 12.3% compared with the same period in 2024. Homes sold in Fort Smith were 68.7% of all homes sold in Sebastian County.

The Fort Smith home price in the first 10 months of 2025 was $265,719, up 5% compared with the same period in 2024. The average days on market in the January to October period was 91, higher than 81 in the same period of 2024.

SEBASTIAN, CRAWFORD COUNTY SALES
Sebastian County home sales in the first 10 months of 2025 totaled 1,148, down 13.3% compared with the 1,323 in the same period of 2024. Home sales in the county represent 43% of homes sold in the metro.

The value of Sebastian County homes sold in the first 10 months was $303.107 million, down 8.2% compared with the same period of 2024. The average home sales price was $264,031 in the first 10 months, above the $249,638 in the same period of 2024.

Home sales in Crawford County in the first 10 months of 2025 totaled 566, down 5.6% compared with the 600 in the same period of 2024. Home sales in the county represent 21% of homes sold in the metro in the first 10 months of 2025.

The value of homes sold in the county was $138.833 million in the first 10 months, down 1.5% compared with the same period in 2024. The average home sales price was $245,290, above the $235,033 in the same period of 2024.

Metro area data comes from Crawford, Franklin, Logan, Scott and Sebastian counties in Arkansas, and parts of eastern Oklahoma.
